\*\*\*Family amenities are provided to make traveling easier. These items were purchased new and are for use at your risk/discretion. We ask that you wipe them down, return them as you found them, and replace any damaged items.
\*\*\*Our home is "Family-Friendly", but it is not "Child-Proofed". We ask that you please be mindful of breakables, furnishings, and other items or areas that may not be suitable for unattended children. A local business, BabyQuip, is licensed and insured to provide rentals of all types kids gear to make packing and travel more convenient.
\*\*\*A few steps are required to access the Laundry Nook and the Primary Suite. Please note the step between the rooms; it is marked with a glow-in-the-dark floor strip for additional caution and safety. A baby gate can be requested in advance of arrival for the area with a couple of steps. It is located between the Dolly Den with the purple sleeper sofa, the Laundry Nook, and the entrance to the Primary EnSuite.
\*\*\*This is a single-level home; however, 5-6 steps are required to access the front door from the driveway and patio, and a few steps are necessary to access the Primary Bedroom and rear screened porch.
\*\*\*A separate Rental Agreement is required. Upon booking, you will receive a message with a link to e-Sign the rental agreement. The Rental Agreement must be on file for our system to activate door codes for entry at check-in. Be sure to read the House Rules section to view the agreement beforehand.
\*\*\*No local guests. Message us before booking if you have a special situation you would like us to consider.
\*\*\*Check-in instructions and door codes are sent at 11 AM local time on the day of arrival. Codes will be sent via booking site APP/inbox and/or via the email address provided on the reservation. Codes are not active outside of the reservation period; your code will not work before your check-in time and will deactivate at checkout.
\*\*\*We are almost always booked back to back, and rarely able to accommodate early check-in requests.
Early Check-in / Adjustment Requests:
If you hope to arrive/check-in before noon, local time, you will need to include the prior night in your reservation. We recommend doing this at booking to guarantee availability and access at your preferred time. Otherwise, you can wait until 5 days before arrival to inquire if a discounted add-on rate is available at that time.
Please hold all other requests for early check-in until 24 hours before your arrival date; we will not know our final booking/cleaning/maintenance schedule until then.
Please remember, check-in times are posted before booking. Adjustments are a courtesy that should not be expected; they require scheduling changes, 2 cleaners being added to jobs, and the prior night being blocked from other travelers--all of which incur additional expenses for our small team, while also caring for multiple rentals within very tight turnaround windows. We simply cannot physically accommodate all requests or last-minute requests, and we graciously ask that we be reviewed fairly on the accommodations and policies that were provided before booking.
Unfortunately, we cannot accommodate late checkouts whatsoever. Nashville is not a weekends-only destination and we must maintain our calendar availability. Discounted add-on rates may be requested for a checkout extension 5 days before checkout.

Q: WHAT TIME IS CHECK-IN & CHECK-OUT?
A: Check-in is any time after 4:00 PM. Check-out is at 11:00 AM. Your secure lock code will be sent to you at 11:00 AM on the day of arrival. This will allow you to check yourself into the property (contactless entry) anytime after your code becomes active. Note: codes are not active until your check-in time, and deactivate shortly after check-out.
Q: WHAT IF I MAY NEED TO CANCEL?
A: We're not a big hotel or faceless corporation; we aim to be as flexible as possible with our guests while also balancing the fact that this is a business and our livelihood. Thus, when establishing our cancellation policies, we chose what we feel is a fair balance for everyone. We ask that you review the policy selected for your reservation and strongly advise protecting your trip with Travel Insurance.
We are not responsible for travel delays, flight/event cancellations, weather, or other trip interruptions and cannot adjust rates or arrival/departure times due to any such issues that may arise. A lovely, comfortable stay in a quiet neighborhood near all the Nashville action. Very spacious and well appointed. The host was extremely responsive and helpful. Our extended family celebrated the New Year together feeling right at home.

This was the perfect place for our family. The location was convenient to major highways, Gaylord Resort, and shopping. The house didn’t look big enough from exterior but it was a different story when we entered. The pictures on the website are very accurate. The decor and attention to details, with labels on the cabinet drawers and fridge door was impressive. There were plenty of space for four of us including a teen. Check in and out process and communication with the host was very easy. My mother was very impressed with cleanliness and organization of the place that she made me sure to mention that in the comments. She has also mentioned that she would like to return to the same place in the future. Highly recommended.

business meeting at the Opryland Hotel which was minutes away—great house for kids as all on one level,toys etc. Kitchen equipped with all necessary equipment. One room was a little warmer than the rest but overall AC in the hot TN rather was awesome

The house was beautiful and so clean! We loved the screened in back porch and would sut out there listening to the rain. If you want to be close to the Grand Ole Opry, this is the place! It took us less then 10 minutes to drive there. Plenty of space for everyone to have their own beds. LOVED, LOVED the house and would stay again.

Great rental property very close to Opry Mills and Gaylord Opryland. Perfect if you are in town for a convention there. Lots if little nice amenities and touches included. My single only complaint is the size of the hot water heater. With only 3 adults, one person had a cold shower daily. Other than that perfect!

the home is perfect! so many wonderful amenities and little necessities! Baby amenities were awesome and so helpful! We will definitely rent again!

#### Mom & Dad 50th Anniversary Family Trip
The house was roomy and met the needs for the 8 of us staying. The location was near many of the things we were planning to do while we were in Nashville and close enough and easy to drive down to Broadway when we wanted to visit that area as well. I would recommend this property to others and would stay here again.

#### In town for a wedding

This property checked all the boxes. This lovley house has everything to make your stay comfortable and memorable. So many amenities and personal touches made me feel like I was staying at a friends house instead of a vacation rental.

#### Great home for multiple couples
We've been to Nashville several times but this was by far the best VRBO home we've stayed in! The house is stocked with just about anything you could need - from coffee creamer to qtips - you can find it here! This was also the cleanest home we've ever rented! Kudos to the cleaning crew!! Location is a little far from Broadway but we planned to stay mainly on the opryland side of town so this wasn't a problem for us. We've already talked about going back!
