The stairs and dining area step could be a concern if you have any mobility issues or really young children (just my opinion.) I stayed in this lovely, modern-day "beach home" over Labor Day weekend, and I had the best time. My family used to rent a beach house near the Point Judith Lighthouse for 1-4 weeks every summer when I was growing up. I loved it, but it was a "beach house" if you know what i mean. My choice of places to sleep were with my mother, my grandmother, or on the floor. This little house is so nice inside! It has an open first floor plan with a nice full bath, then 2 bedrooms and a lavette upstairs. I loved that the house had these cool little closets, spaces, and nooks, wood floors - giving it even more character. It's on a main road but you don't notice it that much, because it's set back behind another house. Big back yard, good for lawn games, volleyball, etc. Quick walk to semi-private town beach, visitor passes provided by host. House is immaculate, nice open kitchen, TV is small if that matters to you. Patio/deck in back, but I enjoyed the screened-in porch with no mosquitoes or hornets to bother me! Enjoyed my morning coffee sitting in the sunshine in this nice, tall, wooden adirondack chair. Perfect getaway and so close to the Pier and the beach. I want to go back again already! Host is very attentive and professional; he communicated frequently throughout the entire process, and provided helpful information. The two beach badges were great. The weather was not perfect but it didn’t stop us. We did drive to Cliff Walk one day, but Newport is a little too crowded and overpriced for us. For dinner we walked 2 blocks to “The Kitchen” on the main floor of a small bed and breakfast, which we loved. We also took surf lessons and played tennis at the local school which was a 2 minute drive away. The house was comfortable and clean and the host was great. Best things: plenty of beds, beach passes, updated kitchen, washer/dryer, lots of room to hang out and relax in a screened in patio or outside around a fire pit, plenty of hot water. This is a place to stay when you will be outside! Things to know: small TV and living room, but not important if you are out all day. Bring your bikes if you are driving in. It is not close enough to walk with kids to the beach and the wagon provided had a wobble that we didn't trust. There are a few beach chairs that are not in the best shape but worked since we came from out of state. We had to drag sheets from out of state which was awkward but they were willing to help out. We had already left when I saw the message so be sure to ask if you have any concerns. It was a perfect introduction to Rhode Island beaches for our kids. Town beach is clean and a great atmosphere. We will definitely spend more time at this beach on future visits! ##### Ivy D. There are lots of spaces to enjoy, including a large backyard where we could play. We were a short walk to both the beach and a playground! Oliver generously includes town beach passes with the rental. We were able to use the beach wagon and chairs from the house which gave us more space in our vehicle. Oliver is an excellent communicator who responded quickly to any questions we had. This allowed for a very simple check in/out process. Big yard shared with house next door. The kitchen and bathrooms have been updated relative to your average beach house. AC works though you don't really need it at night near the ocean. Sweet house! My partner and our three kids stayed here for a week in July and had an incredible vacation! This house is a short walk to the beach, and although on a busier street, is tucked away and quiet. The yard was great for soccer, football, sports, etc and we loved hanging on the large and comfy screened in porch. The open kitchen set up was perfect and had everything we needed to cook and dine together. (Although we spent many meals outside on the deck.) Be aware that the living room is on the small side, although we managed to watch movies at night with two adults and two teens just fine. (And one of the teens is a 6 foot football player.) With so much to do, we really only watched tv at night anyway. The a/c units kept the house cooled down and the beds were comfy! The outside shower stayed hot for all of us to use it after our trips to the beach. The waves were GREAT and my teens loved going back after dinner for some super wave action! The sand is some of the softest we have felt! Nana's ice cream was heaven and we also enjoyed an eclectic menu at Crazy Burger. There is a lot to do in the area and so much is accessible. It was our first RI vacation and we are definitely going back next year! The owner was super accommodating and communication was top notch. ##### Tricia V. Prior to check in Oliver sent me a message keeping me informed of the potential for an early check in. He offered to let me park there even if the cleaning crew was not gone so we could explore the town. Luckily it was ready as we arrived and it was everything as described. I had a few questions and Oliver responded very quickly and was friendly and helpful. The pictures are extremely accurate of the property so you get what you see. The main highlight is the proximity to town, the two bigger restaurants, and the beach. It's a very walkable distance as described. The house is the 2nd house on 1 lot. The neighbors that we were sharing the property with were fine and didn't get in the way so don't let that deter you at all. If you're vacationing Narragansett then this place is ideal for a group of up to 6 people. ##### Ian M.
