Set on 9 uber private acres, our home has all the modern amenities, an open floor plan, and an inground pool. Three bedrooms on separate floors with a private bathroom for each bedroom. An additional powder room is on main floor. The amazing views from the living room blend seamlessly into the updated modern kitchen and oversize dining room - all with breathtaking views of Canandaigua Lake. Deck is accessible via sliding French doors from main floor bedroom as well as from dining room. After grilling on deck, walk a few feet away from the house down to the gated in ground pool. Our newly installed pool heater makes swimming in Upstate NY extremely enjoyable for all ages-especially while taking in the views. We are excited to offer a hot tub as well! Soak your muscles and enjoy the peace and quiet of our property! Stay cool indoors with central air. Chilly nights? The fireplace should warm up the entire home. Laundry on main level along with plenty of linens- new, clean towels and sheets as well as pool towels! Our proximity to Bristol Mountain makes this home, more affectionately known as the Eagles Nest, the perfect year-round retreat with skiing/snowboarding available in winter and zip lining /treetop adventures available in the summer/fall. We do want to mention that the steep gravel driveway is not lit. We require 4WD or AWD, have sufficient tread wear, and encourage that to arrive during daylight hours as the secluded nature of the house can make it difficult to find at night if you’re not familiar with where to go. Nitty gritty: The bedroom/bathroom layout is as follows: one Queen bed (Serta Edgebrooke Eurotop) in basement / walkout level. There is a full bath with full size stand up shower directly across a short hallway. On the main level, the Master Bedroom, there a Queen bed (Serta iComfort Hybrid Series) with attached bathroom with dual sinks and a full size stand up shower. On the upstairs loft level, there is a Full bed (Allswell Hybrid) and bathroom with full (stand up shower insert). And in the basement we recently added 4 Full built-in bunk beds. We are limited to 6 person occupancy and to keep the cleaning fee reasonable we do not provide linens for the bunks but they are available for use so if they work better for your group you’ll just need to provide your own. All our beds and pillows have mattress/pillow covers for hygiene and peace of mind. We love kids and dogs and are happy to accommodate both! We have a highchair, booster seats and pack/play at the house. We also have dog bowls. Your dogs must be well trained as we do not allow dogs on the furniture or in the pool! Dog crates (medium and large available upon request). Since purchasing the home in July 2018, we have added a water purification system for filtered drinking water, new kitchen and laundry appliances, upgraded the laundry and all bedroom closets, added 4 Full built-in bunk beds, a CrossFit gym, a +6 person indoor dining/pool table, a +6 person outdoor dining table, a new fire pit, an additional picnic table to overlook the view, pool furniture along with pool gazebo, new pool filter, a pool heater and recently landscaped the grounds. Sorry events are not allowed - no exceptions - per the town law! Beautiful property don’t get me wrong but with a few exceptions! The lower lever of the house was freezing cold in order keep the rest of the house adequately cooled. And we needed that space to accommodate our family. HVAC needs major adjusting. Can’t imagine staying there in the winter using the lower level. Also not pictured or mentioned there are 4 built in bunk beds in said lower level that of course the children wanted to stay in and we had no bedding for them and had to buy some and after a few days they were cold too. The pool after day 3 had dozens dead frogs in it and the skimmmer. Chlorine pucks dissolved after 2-3 days. Smelled horrible so that ended the pool for us. Also the bathroom to the main first floor bedroom seems to have black mold all around the shower area in the grout and could be updated. The gas stove looks impressive but that too needs adjustment on the burners. Also kitchen could use more standard items. Our family has stayed in dozens of properties in the Finger Lakes so I am only going off of what I have experienced and what I expect for what you are paying. ##### Kimberly S. It has a fabulous open floor plan with gorgeous views overlooking the pool, with Canandaigua Lake & the hillside vista beyond. Home is well appointed with everything needed. Coffee on the deck In the AM watching the sunrise was glorious. The property is extremely private & quiet. Unbelievable Star gazing at night. Everything needed for a spectacular vacation. Outside the property there are many things to do in Naples, Canandaigua, breweries, wine tasting, hikes, etc. Great cookies at Company Store not far down the road & Cheshire Farms Creamery has fabulous ice cream/coffee in Canandaigua. The house is updated, has a big room with a nice pool table (not in a basement or “kid area” like most), a lovely pool, a fire pit, and a hot tub. Very comfortably sleeps 6 but one of the rooms isn’t closed off with a door. The hosts are responsive and very detailed (very helpful), and easy to work with. There are a few minor things in the house that need attention/updates, like, there are only 5 forks in the kitchen, the bottom of the two chairs on the deck have collapsed, and minor wall repairs are needed here and there. Nothing major and the hosts do provide a lot of little extras, like plenty of trash bags, dish tabs, laundry tabs, cooking oils, and even a welcome bottle of wine from the region. Very welcoming. It’s a high per day cost compared to other properties in the area but it’s worth it! ##### Caroline L. There is also a great swimming pool but not open this time of year. The kitchen was gorgeous with hi tech appliances. Will definitely be back and the hosts were fantastic to work with. As it is written, you must have a AWD/4WD vehicle and I will tell you "that's the truth!" Without this type of vehicle, you'll not reach this beautiful property. I'm in my mid 70s + use a cane and/or treking poles while walking, etc. + I found this home was accessible for me.. there is a main floor master bedroom w/bath. The two other bedrooms (both with a full bath) were on different levels of the home. All were fully accessible for me + my guests. This property offers the peace + tranquility that is truly needed in our present lives... I was a guest from Monday 4pm check in - Wednesday 10 am check out. During this short stay I witnessed a beautiful pink sunrise sky, a star show, an early a.m. greeting by dear roaming around the apple trees, pure silence + all the other sounds a secluded property could offer. These experiences are hard to have when living in the city but at this property, you'll feel like you won the lottery!! This property had been well designed... great inground pool (a short distance from the home) with a very comfortable furniture grouping allowing you to enjoy as much time as you wish; the firepit area was designed so that you could view and enjoy the property from a different perspective while sitting around the fire; and lastly the hot tub was the cherry on top!
