Located just 17.5 miles from Zion National Park and an hour's drive from Bryce Canyon. We are kid and pet friendly, with space for everyone. Our home offers ample privacy for groups of friends or families, with plenty of parking available for vehicles and ATV trailers. With views in every direction, and an expansive dark starry sky at night, you'll be able to immerse yourself in the beauty of southern Utah. The Space: Situated on 10 unspoiled acres, Zion Vacation Home offers privacy, seclusion, and convenience. Step inside and find a quaint and comfortable cabin with a fully stocked kitchen, and a dining room with a panoramic view of scenic red rock mountains. A master suite featuring a king sized bed is on this level as well. Master bedroom- king size bed, full bathroom, and mountain view Skylight room, located upstairs- queen size bed and full bathroom Cowboy room - two twin beds, full bathroom, private entrance, and private deck. Zion Rec Room/bedroom-Open loft-style- full bathroom, and private deck. The Cowboy room and Zion room are connected Extra - Pull out couch (twin bed) in the living room Zion Adventure Home has everything you need to feel right at home, but if you'd rather spend time outside, we don't blame you! Head out to the large, beautiful front porch and relax while you take in the amazing, unobstructed views. Venture across the property to the gazebo and take in the starry night sky. Keep an eye out for all kinds of wildlife such as deer and elk that visit the property often. Guest Access: Guest have access to entire home and outdoor property. Entry instructions will be sent prior to your arrival date. The Neighborhood: Located on 10 acres with easy access to Hwy 89 Getting Around: This home has convenient access to Hwy 89A/89 which takes you to Best Friends Animal Sanctuary, Zion and Bryce National Parks, Lake Powell and the North Rim of the Grand Canyon. Kanab, UT is 20 minutes away. Page, AZ airport is 1.5 hours away; St. George, UT airport is 2 hours away; Las Vegas airport is 3.5 hours away. Get around in town mostly via car. Other Things to Note: Cancellations Terms: Please be advised there is a 3% cancellation fee regardless of the cancellation date. Pet Fee -$175.00 one time per stay Up to 8 guests - 25.00/night each additional guest after 7 guests No indoor smoking Guests shall see to their own security while on the property by locking doors, windows, garage doors, etc. Please remember that this is not a hotel but a home that we open to guests. The location couldn’t be better, right between Bryce Canyon and Zion National Park, with great hiking trails just 10 minutes away. We loved sitting around the fire pit in the evenings and watching the deer wander through the yard in the mornings. The host went above and beyond by providing extra snacks and some quick breakfast options, which was such a thoughtful touch and made us feel right at home. Very quite home with so much room for everybody. We spent days in the parks and afternoons and evenings on the deck(s). House was well equipped for everybody and so down to earth. It really felt like a home that was loved and not just another rental house. The owner was easy to communicate with and the house was clean and tidy. The property is pretty large and fairly secluded but still plenty close to state parks, hiking, and other attractions. I’d come back just to enjoy the sunrise/sunsets and hummingbird watching! The main suite was large and very comfortable. The kitchen is a bit cramped when you have more than one person trying to help prepare meals or clean up. We enjoyed the fire pit nightly and the pantry was well stocked with items; sugar, spices, olive oil etc. The property is located conveniently between Bryce and Zion. Set back from the road on a large lot it was the perfect get away from the bustle of daily life for relaxation and to explore the natural wonder of Zion and Bryce Canyon. From the well stocked kitchen and comfortable bed rooms to the sprawling deck with views of the mountains, local wildlife and stars at night, it checked off all the boxes for a great retreat to experience the beauty of nature. It was very comfortable for us and our doodle after exploring the parks and hiking. We’ve stayed in lots of VRBOs, but this was the best stocked kitchen ever with thoughtful goodies for getting settled in after a long drive. Interesting rock collection with info books on fossils, trees, wild flowers. Enjoyed a visit to gallery and Maynard Dixon’s studio next door. Inspiring landscape and great stars, too. ##### Nancy P. No congestion like some of the resort towns and has all the amenities you would want. Easy access to Kanab, Bryce, and Zion! Kitchen has everything you need to prepare your meals. Views across the valley at sunset are spectacular. We even did some canyoneering directly across from the home in Ladder Canyon. Can't say enough on how great this place was for our crew. We had one issue with the AC not working when we arrived. When the owner was contacted, she addressed the issue. The AC was fixed quickly. Had a great time at this house. We were there to visit Zion, national Park and Bryce Canyon. This house was perfectly located for both visits. We found all the amenities we needed to cook and hang out at night visiting with family. If you’re in the area and need a nice place to stay, I would recommend this home. And the property owners were great to work with and very accommodating. The house also had a ramp up to the kitchen and another one up to the outside sitting area, which was excellent for my elderly mother. ##### Aaron N.
