Cons: unfortunately, the house was not as clean as we’d hoped (may have been due to the fact that we booked late in the season, perhaps there had not been guests for awhile); also, the twin beds were not comfortable to sleep on (mattresses very, very old and the headboard/frame felt less than stable). Overall, we loved the beautiful location on the river and did appreciate the host’s responsiveness though. I booked this vacation based on the photos of the hot tub and backyard view and we were not disappointed! The house is clean and cozy and we all had our favorite spots to really relax. There is not much to do in the area and only a few places to eat close by, but we came well equipped with food and did get out a few days to check out Colonial Beach and Coles Point. You have to check out Picking and Grinning on Kings Highway. It’s a quirky antique oddities store with amazing stuff. It had everything we needed to have a relaxing and enjoyable week on the water. The kayaks and paddle boards were provided and much appreciated. The kids just had a blast and none of us wanted to leave. We had a couple of small issues and Frank took care of them right away. The communication was great since day one. The location was beautiful and we had a great time. We even brought our huge pop-up tent and put it over the hot tub so we could relax and enjoy the rain and the hot tub but not get dumped on. There were plenty of books to read and games to play. The kitchen is stocked well with glasses, plates, bowls, pots, pans, cutting boards, cutlery, appliances, etc. We brought our paddle boards and paddled across to Cole's Point. The private beach, paddle boards, hot tub, fire pit, fenced yard, outdoor shower head, and convenient community pool and tennis courts gave everyone something to do. The host was incredibly responsive and helpful and the resident neighbors Chris and Mary Jo were very friendly. The view from the River Room porch and master bedroom and yard is simply breathtaking. The house served 4 adults, two teenagers, a child, a toddler, and a dog perfectly. Loved having a duel Kuerig! We rent a VRBO every year for a vacation with our kids and grandkids, and this was my daughter-in-law and my favorite that we’ve had.
