This home sits next to a woodland preserve, providing a relaxing alternative to most beach houses. Vacation Station boasts a first-floor grill near the pool, a spacious kitchen, an open-concept living area, a billiards table, and outdoor games. Renew your senses in the private pool backed by a woodland reserve. Vacation Station’s backyard creates the perfect backdrop for a small wedding\* or family experience the kids and adults will cherish forever! You can walk or take the low-speed vehicle to nearby shopping, beach restaurants, groceries, and family activities. The beach access has a large parking lot, restrooms, a tiki bar, and the world-famous Pompano Joe’s restaurant. We also offer discounts on bicycles and low-speed vehicle rentals. The parking pad can accommodate up to six standard-size vehicles. There is no parking on the grass or elsewhere in the neighborhood. Scooters, trailers, oversized vehicles, RVs, and motorcycles are strictly prohibited in the neighborhood. Some small dogs are permitted, so please inquire about our pet policy and fees. Any small dog must be approved in advance with written consent. We provide high-thread count linens and a starter set of toiletries, detergent, and soaps. Additional items needed are the guest’s responsibility. \*Check-In – 4 PM (Central) \*Check Out – 10 AM (Central) Check-in and check-out times are strictly enforced since our maintenance crew and cleaners will occupy the parking spots from 10 AM to 4 PM. There is a minimum fee of $200 for leaving after the posted time because this prohibits the staff from completing the job and will interrupt the next guest’s vacation. \*Weddings/Events – If held on property, an additional $500.00 event fee is required\* \*\*The pool can be heated from October 1 - May 30 for an additional daily fee. The heated pool must be requested at least three days before arrival to ensure it is on and operational\*\* All TVs in the home are smart TVs with all the standard apps using high-speed internet. Cable TV is not available here, but the apps will provide you with thousands of hours of content. Bring your password for Netflix, Disney, HBO, etc. AGE REQUIREMENT – Spring Break college groups are not allowed. No reservations will be made to students or singles under the age of twenty-five (25). One (1) guardian of twenty-five years or older is required for every four (4) singles under the age of twenty-five. Guardians must accompany anyone under the age of twenty-five (25) at all times and be present during check-in. Underage drinking and/or partying are not allowed in any of the rental units. Non-compliance with these rules and regulations will result in immediate eviction with no return of any and all payments made. Check-In and Check-Out times are strictly enforced since our maintenance crew and cleaners will occupy the parking spots from 10 AM - 4 PM. There is a minimum fee of $200 for a late checkout because this prohibits the staff from completing the job and will interrupt the next guest’s vacation. Thank you for understanding! There were 2 outlets in the kitchen that don’t work (left side of stove, end of island near bathroom). The fridge ice dispenser didn’t work. There was a black Brocken chair on the back porch, the other black chair looks weak. Someone had dumped grease from the grill in the dirt near it. That’s a mess. We tried to put some sand over it. There are a couple of places on the back right of the fence that an animal can get through. The water pressure is terrible & the living room couch has several stains on it. The majority of the bedroom doors squeak pretty bad. I know I’m being picky about things but this was a lot of money for us to spend on vacation. Pool was heated, and the kids enjoyed it tremendously. The patio furniture had a few pieces that are on there last legs. To my surprise, the house was more beautiful in person than the pics on line. Check in process was seamless, property was clean and the management company was quick to respond to our questions during our stay. The only con was that the living room space was a little tight for 14, having a separate family room would have been nice. I would also recommend requesting that the pool be heated upon arriving if traveling in the month of March, the evenings were a bit chilly. Overall the property was amazing and I would highly recommend! ##### Raquel F. From the time we stepped through the door everything was perfect and very clean. The owners are outstanding, we had a minor issue with someone on our party accidentally breaking the golf cart charger, they resolved the situation very quickly. The house was very spacious, and updated. The kids loved the pool and the grown ups enjoyed the pool table and other games. I would definitely rate this property over a 10\. To the owners, I would like to thank you for a marvelous stay, we will definitely be booking again in the near future. ##### Shanekia R. Great location, walk to the beach. Just a short golf cart ride to a few good restaurants. Only a short ride to Ground Boulevard. We went when it was cold so the pipes busted and we were without water 1/2 a day which gave my family more bonding time.
