This Italian themed 3-story, high-ceiling, luxury home is perfect to accommodate a large family or two, with it's 4 bedrooms + 2 "bonus" bedrooms, 5 bathrooms, beds for up to 12 guests and luxury soft 1000-thread-count egyptian cotton bedding. An antique renaissance-themed decor furnishes the house. Relax, decompress and catch the vibe. There is a nice oceanfront seafood restaurant that is conveniently located right next to the beach for a quick meal or a drink. The villa is in close proximity to all local attractions, the shopping mall, and restaurants and has a convenient parking for up to 3 passenger cars or light trucks. Larger trucks or boats can be parked at the overflow parking right across the street. For the entertainment we provide free wifi internet, large 4K Smart TV in the living room and smart TVs in every bedroom, complimentary Disney+, Netflix, Hulu, Amazon Prime and IMDB Tv with tens of thousands premium on-demand movies and shows. One free ticket to a dolphin watch and sightseeing cruise included with every night you stay with us. House is 4 full bedrooms, +2 bonus bedrooms with pull out sofa beds for a total of 6 bedrooms that can be locked for privacy. \*There is an extra twin pull out bed in the master bedroom and bonus bedroom downstairs for larger parties or people with difficulties using stairs. We have a lot of stairs! \*The villa has a limited closets space, as we have to store personal items as well as extra linens and supplies. Please use drawer chests and folding luggage racks provided. \*Student/college groups are not permitted. Due to restrictions by the HOA, insurance and/or local ordinances, we are unable to rent to guests under the age of 25\. For every 4 underaged guests, they must be accompanied by 1 adult at all times. A full guest list is required at the time of booking and the primary renter must be present at check-in and during the remainder of the reservation - this will be checked upon arrival and throughout the stay. \*Outdoor security cameras, noise, and smoke detectors are in-use. We had a rather large group, two family of four, with kids ranging from 1 year to 3 years old. As well as a set of grandparents for each. Having the pool directly out back for the little ones was one of the best features. Also included a hot tub that was HOT and toasty. Pool water was a bit chilly at first, first full week of May but nothing that you couldn’t get accustomed to, at least for these midwesterners. The beach was a bit of a hike, probably about 200 yards in total or so and included plenty of stairs so made taking a full wagon challenging. Also to note, beach chair/umbrella rentals are set up directly in front of the stairs and you need to walk probably 25-30 yards down in front of Surf Hut and there is a area of about 50 yards of public beach you can set up at. We didn’t have much challenge finding a spot but I imagine during summer months when school is out it’s a bit more challenging. I also want to point out the bedroom layouts as I think the description is a bit misleading and I did communicate this to the property manager, so maybe it may be updated. But when you enter the home, I consider this the 1st level. There is only the bonus room with the pull out couch. You have to go up a level to get to the first set of bedrooms that are listed on the first floor and then one more flight for the next. Overall place was great and I wouldn’t hesitate to book again, especially as kids get older and able to walk more themselves. ##### Dustin W. The St. Tropez villa's are AMAZING!! The location was superb- very close to the beach and local resturants and a huge variety of shops. The walk across the way to the beach was an easy one; but our favorite activity was sitting at the beautiful pool & hot tub or just enjoying the Florida sunshine from our 3-story balconies. The villa was very clean and had plenty of pool & beach toys and chairs for our kids. Irene, the PM did a great job of answering all of our questions and was very attentive during our stay.
