On the first floor, you will find two guest bedroom suites, one featuring a queen bed and one featuring two twin beds. Each bedroom boasts its own private bathroom with shower/tub combinations and single vanities. A laundry closet is conveniently located on the first floor. Wi-Fi and cable TV are included. I thought it actually looked better in person than the pictures showed, which is not common. It was quiet and peaceful as we drank coffee and ate breakfast on the back patio. The view was fantastic. Everything was very clean! And the golf cart was a huge plus for getting around the resort. The only two things that I would suggest to the owner- and they are very minor- is a new queen mattress in the downstairs bedroom and the slow drain in the shower upstairs. Reviewer Comments: Pros: location- 2-3 minute drive to the beach, just down the street from several restaurants. Pond right out the back door made for a relaxing view while drinking coffee in the mornings. (My husband fished in it but never caught anything) My 6 and 7 year old loved feeding the turtles in the pond and playing in the large grassy “backyard” area. The layout was perfect for a family of 4 and 2 grandparents. Cons: everything feels dated, which would be fine if it was only from a design perspective but unfortunately it’s everything. Doors- one bathroom door downstairs couldn’t be shut because it would get stuck every time, and the handle on the sliding glass door to the patio is almost broken from the door being so difficult to slide. Like other reviewers have said, the queen mattress downstairs feels like sleeping on a futon. It needed to be replaced a long time ago. The golf cart got a flat tire after two days of us being there. It took a day and a half to get it fixed so that wasn’t fun. The rental company communicated with us well, but wish it could have been handled sooner. ##### Crystal W. The property was clean and well outfitted for our family of four. The proximity to the lake in the back for fishing was perfect. Access to local beaches and activities was very good. Great communication with the property manager. There were a few issues with maintenance including the washing machine turning off mid-cycle, the downstairs bathroom shower was difficult to adjust for temperature, and the patio door is very hard to open/close. Our villa had some things that needed to be fixed, storm door spring broke on the first day. Upstair bathroom doorknob doesn’t work. Maintenance had to come fix the faucet in the shower because you couldn’t adjust the water temperature. The A/C worked perfectly! We stayed cool the whole time. The golf cart was good, except that it needs to be a 6 passenger cart instead of 4 passenger. The villa sleeps more that 4 people.Overall, we had a great time and look forward to coming back to Miramar Beach in the future. ##### John C. ### 8/10 Good #### Chris I. Place is very clean bordering sterile. Golf cart was a major amenity. Kitchen has all needs covered. The biggest need is the mattresses have a plastic covering that makes the already hardness even less comfortable. For those that travel the limited supply of toilet paper and soap requires a trip or two to a grocery store is just a unnecessary inconvenience. Finally you should know the cost of beach chairs is extra when using vrbo vs booking thru Sandestin.com. Overall good not great. ##### Chris I.
