This 2-bedroom, 2.5 bath Villa sits on a peaceful lake on the beachside of the Sandestin® Golf and Beach Resort - just a short stroll or tram ride to the beautiful white sand beaches. 🐬 ⭐ Bonus - The community pool is just steps away! ⭐ Please click the ❤️ in the upper right-hand corner so you can easily refer back. FIRST FLOOR ⭐ When you walk in, you're greeted by a dining area that flows into a spacious kitchen with beautiful lake views. The kitchen opens up to the cozy living room, complete with a sleeper sofa and a large entertainment center and TV. A convenient half bath is also on this level. Outside, you'll love the peaceful patio, ideal for grilling, enjoying a meal, or even fishing in the lake! SECOND FLOOR ⭐ Upstairs, the primary suite offers a plush king-size bed and stunning lake views, along with a private bathroom featuring a walk-in shower. The second bedroom is perfect for kids or friends, with two twin beds and a pull-out trundle, plus its own bathroom with a tub/shower combo. You'll also have access to a washer/dryer on this level for added convenience. OUTDOOR AREA ⭐ Step outside to your private patio, complete with a gas grill and outdoor dining set—perfect for meals and relaxing. The patio also offers easy access to the community pool and is just a short stroll to the beach! PET FRIENDLY - IMPORTANT INFO BEFORE BRINGING A PET ⭐ We're happy to welcome up to (2) pets to our property! Your furry friend(s) must be under 40 lbs, well-behaved, and leashed whenever outside. Please be sure to pick up after all potty breaks. The maximum number of pets allowed is (2) two. A non-refundable pet fee of $300 + tax for one pet and $600 + tax for two pets is required and will be charged AFTER the booking is made (this fee is NOT included in the property rental cost). Our Pet Agreement must be signed after booking, along with submission of up-to-date vaccine records valid through the END of your stay. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie. Wi-Fi ⭐ Our property provides a private network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. \*\*Bring your passwords for streaming services.\*\* Don't forget to log out when you leave. PARKING ⭐ Upon arrival, you will pick up two parking passes from the guard gate. There is no additional cost associated with the parking passes. We have two spaces available for parking, but please note that it is first come, first serve. BEACH SERVICE ⭐ Complimentary beach service is not included with the rental. Typically, you can find beach chairs, toys, and umbrellas outside the courtyard. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival. If you'd prefer to rent chairs and umbrellas, we can provide you with the beach service contact info after booking. POOLS / COMMUNITY AMENITIES ⭐ There is one community pool right around the corner from our townhome. No alcohol or glass is allowed near the pool/spa. You cannot add anything to the pool/spa, including bath salts, bath bombs, etc. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info. GOLF CART ⭐ Our villa does not include a golf cart. Please note that the resort does not allow outside golf carts rentals or scooters. SECURITY ⭐ Our property currently does NOT have an entry camera. The resort contracts with a security service to provide security for resort grounds and amenities. The resort may have cameras throughout the area. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages. BOOKING ⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed. CHECK-IN/CHECK-OUT ⭐ Check-in any time after 4 p.m. CST. Check-out is any time before 10 a.m. CST. EARLY ARRIVALS ⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 p.m. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 a.m. CST. KITCHEN ⭐ The kitchen has a fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink. SMOKING ⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property. REFUNDS ⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control. The location requires a car to access any of the resort amenities if outside business hours, and it is close the beach. There is a tram and shuttle bus service that runs on a 30 min loop. The management company, Forever Rentals, was responsive and made check in and check out process easy. Overall I would stay there again. ##### Alison G. It’s called pet friendly but was not in the description that if you bring your pet it’s a $300 fee. If it’s called pet friendly then there should be no fee. However, it could of been a little cleaner.. The blankets didn't seemed washed and had nail polish under the quilt and on the sheets and the shower slide door was had to use. The bed was also uncomfortable in the main bedroom. My husband and I shared the bed with our 6 month old. The pool was nice and was a good stay for our 4 children and dog. ##### Sarsha B. Accomadations were great with beautiful view overlooking Horseshoe Lake. We saw herons, turtles,ducks and, of course, lizards. The patio is nicely shaded under a tree. It’s getting harder for me to do stairs, but honestly wasn’t bad. The ONLY thing I might suggest to owners is to put a higher toilet downstairs like they have upstairs or at least a handicap bar to help my older knees. If anything could be better, more attention to cleanliness of master shower, provision of a reasonable amount of kitchen detergents and paper produces and toilet paper and hand soap in bathrooms (we had to purchase these) could be paid. The upstairs is updated and acceptable but the living room furniture was deeply stained and the couch goes to the floor when you sit on it. Kitchen supplies are minimal at best. The walls were freshly painted. Upon arrival, the floors were coated in black soot and a collection of past renter's debris and animal hair behind any chair. Carpets were heavily soiled and turned over by me to be used. The management company was responsive to my complaints but only to say they were sorry. To be fair, they offered to bring any kitchen items I might need but did not offer to send cleaning crew. One blanket in the entire unit which was dirty and had to be washed twice by me to use. Many of the patio window blinds are missing. The weather was poor so we spent a good deal of time in the unit which only added to our displeasure. Sandestin Beachside grounds are gorgeous and perfectly maintained. Many of our neighbor's units were beautiful and were priced the same as ours. VRBO should have a policy of showing "current" pictures not those when the contents were new and clean. This unit could be as nice as those we saw with a little bit of elbow grease and minimal expense. ##### Sandi G.
