We are the closest Airbnb to Fallingwater, 1 mile to Ohiopyle & only 30 mins drive to Seven Springs Resort. Enjoy Ohiopyle State Park without the crowds. This spacious home is on 2 acres of open land with an amazing view of the Yough River Valley. Great for families, friends and couples to spread out and relax. It has 4 bedrooms and 2 bath and a sleeper sofa for 1-2 kids. A large kitchen & living room. Fast WiFi I am available 24/7 via Airbnb messages. I cannot guarantee I will respond from 12am to 7am. That’s when we are usually asleep but I might see a message if it comes through in the middle of the night if I hear it. This is a very quite location. You make one turn out of the driveway and you are in Ohiopyle or at Fallingwater entrance in less that 1 minute. This home has only 1 neighbor that is down a quite road. Parking on site for 2-3 cars. We recommend that you have winter tires during the winter months. We try our best to plow and shovel before a guest arrives but it is not guaranteed. Home is easily accessible. If you do use the hot tub please put cover back on. The hot tub sits on a hill side that can get windy. Grill rental is available for $25 available May through October. 🏡 House Rules & Important Information Thank you for choosing to stay with us! Please help us keep the home comfortable for all guests by following these guidelines. 🧹 Cleanliness Please be respectful and clean up after yourselves. We expect the home to be fairly clean at checkout. If cleaning requires more than 5 hours due to excessive mess, an additional cleaning fee may apply. Report any dissatisfaction with the home immediately upon check-in. 🚭 Smoking No smoking inside the house. Please dispose of cigarette butts in the garbage — do not throw them in the yard. 🔊 Noise & Parties No loud parties are allowed. If more guests are in the home that marked down on reservation we have rights to ask you to vacate the property promptly. Charges may apply. Quiet hours are from 10:00 PM to 7:00 AM. If neighbors complain about noise, we will check on the situation since we live nearby. 🦮 Pets Pets: $100 pet fee must be paid before arrival. This fee helps cover the additional cleaning and wear & tear. We do ask that you notify us if you are bringing a service animal as well. Service pets must be registered like guests. Please notify us at booking if you are bringing a service pet. 🚽 Plumbing Do not flush pads, tampons, paper towels, baby wipes, or flushable wipes down the toilets. Violation may result in a $400 fee for septic system pump and service. 🅿️ Parking & Entry Please park only in the driveway — no parking on the grass. Remove shoes when entering the home. ⚡ Power Outages & Natural Events No refunds or discounts for power outages or natural disasters — these are beyond our control. 🦝 Wildlife The home is in a wooded area; wildlife such as raccoons, squirrels, mice, or snakes may be present. No refunds will be issued if your stay is interrupted by wildlife. 💧 Hot Tub Information Hot tub malfunctions do occur; technicians are contacted as soon as possible. By using the hot tub or pool, you release M and Rentals LLC from all claims and liability. Children must be supervised near the hot tub. Hot Tub Rules: Cover the hot tub carefully when not in use. Damages to the tub or cover will incur a $200 charge. No glass bottles, cigarettes, or food near or in the hot tub. If the water becomes dirty or unpleasant, notify us immediately. We do not guarantee the hot tub will be working perfectly during your stay and no refunds are given if it is out of order. Thank you for your cooperation! Rooms were clean and spacious, with large comfortable beds for everyone. The common spaces were big enough for all of us to hang out and relax together. Kitchen was well equipped for a bunch of foodies who enjoy cooking! And the view of the mountains from the hot tub or around the fire pit can’t be beat! This is not as secluded as you would think. Its smack on top of the road. We did have plenty of room for our family tho. But the house keeping was something to be desired. Cob webs behind headboards, attached to plants in corners. Empty Winter green grizzly chew under the bed (none of us chew) we assume it was from previous guests, as well as what looked to be a pile of vomit off the corner of deck between the deck and fire pit area. The communication was ok until we checked out. Then they decided to charge my bank card another fee (without contact) for what they say was a pet fee they forgot to charge upon initial booking, which I clearly stated I was bringing our 2 dogs. They say the charge was for extra cleaning their housekeeping has to do. Which is odd cause in the book of rules we had to completely clean the house before our check out. Which we did, even the cob webs. Needless to say thank God I took pictures and screen shots of things. I disputed extra charge with my bank and won. ##### Bridget G. Plenty of room for 7 of us, beautiful outdoor fire pit, clean with everything we needed for the weekend. Pros - The location could not have been more perfect and convenient. The views were awesome! The house was very clean which is very important to us. Cons-The house definitely needs some updates; the carpet was extremely worn, the pots, pans, and cutting boards are scored beyond being safe to use and only plastic drink ware was available, and there is no fan in the awkward bathroom, the outdoor furniture was pretty gross, so I was thankful that we brought our own camp chairs. Also, we were disappointed that the yard was not fenced in as appeared in the photos, as we were traveling with our dog, and finally, I messaged the host that the coffee pot was broken on our 2nd day of stay, and she didn’t respond until after we checked out. ##### Bernadette W. The home was well appointed, the views, fire pit, fireflies, hot tub and bird watching were fabulous! Very comfortable for a family of six with four young adults. Communication, descriptions and instructions were all accurate. Super close and easy drive to Ohiopyle. We loved hiking to Flat Rock and playing in the natural slides. ##### Jennifer M. We absolutely loved the house—lots of room for us all! We loved having a crib, high chair, and toys there. Our dog loved running in the backyard as much as we enjoyed the hot tub.
