Both passionate about hiking and mountain biking, Jacqueline and Bernard welcome you to a charming "fifties" residence (dating from the 1950s), fully restored and renovated, nestled in a quiet area on a vast property full of unusual "family history" (which once housed a "mica" mine, an ore better known as "gold powder", exploited by the owner's great-grandfather from the end of the 19th century to the 1940s), in a peaceful rural residential hamlet adjoining the "heart of the village" of the small, typical village of Mesvres ("Cluniac Site" housing the remains of an old 10th century Priory, located a stone's throw away). Peace and quiet, nestled in the gentle rolling Morvan countryside, on the edge of a bucolic plateau of wooded meadows, crossed by a small river teeming with fish (partly protected as a ZNIEFF for its rich flora and fauna), close to a beautiful wild forest. Spacious and comfortable gîte. Warm country character with contemporary accents, blending "cozy rusticity" with the spirit of a sweet "family home." Large southwest-facing terrace opens onto a pleasant private garden. Access to the entire vast, ultra-maintained 3500m² property (shared), lawned, planted, and wooded, offering a beautiful 10x4.5m heated swimming pool (with shower), a pétanque court, swing, and sheltered outdoor table football. Composition: 2 gîtes in the owners' house (complete independence). Wi-Fi (fiber). Gas central heating. Shared laundry room (direct access / located in the corridor in front of the cottage). A charming, fully renovated "fifties" residence nestled in a quiet setting on a very well-kept 3500m² garden - including a beautiful 10x4.5m heated swimming pool & a pétanque court - in a peaceful residential hamlet adjoining the picturesque little village of Mesvres ("Clunisian Site"), 5.5 km from the typical & commercial village of Etang-sur-Arroux (many amenities including a small supermarket) & 14 km from Autun, labeled "Town of Art & History", historic "relais de Rome" in the heart of Burgundy, rich in 2000 years of human presence (literally exceptional heritage, all amenities on site & very numerous sports & leisure facilities including a golf course). Privileged location on the routes of the legendary GTMC mountain bike circuit (Grande Traversée du Massif Central) & a marked "green walk" hiking trail (vast network of similar hiking trails crisscrossing the area, to be explored on foot or by mountain bike), not far from the Romanesque churches circuit, 5.5 km from the GR131 (connected to the GR13 as well as to the renowned GRP of the "Grand Tour du Morvan"), 5.5 km from the passage of the "Cycloroute71" (Tour de Saône-et-Loire à vélo), 16 km from the marked "Itinérance Verte en Autunois" mountain bike route, 16 km from the Green Way "from Morvan to the Vineyards" and around forty km from the first vineyards of Couchois (adjoining the famous Côtes de Beaune & Hautes Côtes de Beaune) & the "Route des Grands Vins" which is extended by the illustrious "Route des Grands Crus" (crossing the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault, etc.). In the heart of the Autunois region, a sumptuous region steeped in history, traditions, legends, and mysteries, rich in rare historical heritage and magnificent landscapes, at the crossroads of the Nièvre and Côte d'Or. Ideal for exploring several departments: 21 km from the renowned Paldenshangpa Buddhist temple, 20 km from Le Creusot (renowned Combes amusement park / Creusot TGV station 28 km away), 23 km from the famous Gallo-Roman archaeological site of Bibracte, labeled "Grand Site de France", 26 km from the departure station of the "Vélorail du Morvan" (22 km of unusual nature ride) & 42 km from the medieval village of Mont-Saint-Vincent (one of the most beautiful sites in Burgundy with a literally unique 360° panoramic "belvedere").
