Charming Cottage Jefferson Cottages are your home away from home. A small little gated community nestled among the trees steps away from Midtown\`s most happening area (Overton Square). You have your own entry, parking, patio, laundry and all the essentials you\`ll need to explore the best of Memphis. We\`ll send you a digital guidebook with our favorite recommendations :) Your space has a great layout with the kitchen and bathroom centered in the middle, bedroom and living room at opposite sides of the apartment. The location and layout of the apartment make it perfect for the solo traveler, those heading in to town for work, or a couple on a nice retreat to Memphis! Blazing fast internet, iron and ironing board, basic cooking spices and all the kitchenry to whip up a quick meal. If you feel like heading out you will be walking distance from some super scrumptious restaurants! I\`ve tried to set it up so you have several different sitting areas; a couple in the living area with either a comfy sofa or a relaxing chair facing the smart TV. A small kitchen table with a couple bar stools is also a good place eat a meal you brought in from one of the many nearby restaurants or a meal you prepared yourself in the equipped kitchen with all the essentials (salt, pepper, olive oil) This is just one apartment in a building of 12 in the gated community. You will find the laundry and dryer in the kitchen area with the soaps to go along with it. Once you head in through the front gate you will see plenty of parking straight ahead - you\`re welcome to park in any spot. You will have full access in the apartment. You\`ll receive a digital code a one day before your arrival for the front door which means that 24 hour check-in is no problem at all! Any questions and we can be reached 24 hours a day by sending us a quick message. I will send you a text with a link to my guidebook I\`m working on before your arrival but you will also have additional information inside the apartment with contacts, transportation and other general info Walk out the front door and just down the block around the corner brings you to a bustling Overton Square with a bunch of restaurant options, bars, and live music venues at Lafayettes and, of course, a delicious BBQ joint just up the street. Head downtown the other direction in a short uber ($8) and you\`ll find yourself engulfed in Memphis\` blues scene on the famous Beale street. In addition to the many great eateries (which you\`ll find in the guidebook i\`ll send you) there are several parks nearby and places to relax. Uber or Lyft are readily available and definitely the best option. There is a trolley that runs down Madison and will bring you to downtown if you want a little more of a historic experience heading downtown. \*\*The property is a bit older so sound can travel through the walls easier - please be mindful of your noise level after 10 pm as to not disturb the neighbors, thanks in advance!\*\* \*Thank you in advance for your understanding and compliance with the rules.\* ➤ If you are local and / or under the age of 23 please notify us before making your reservation ➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud. ➤ No parties or events allowed ➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible ➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no \`smoking\` includes the use of vape pens and marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed ➤ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest. ➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We\`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them ➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in) ➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property ➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions) ➤ No pets allowed ➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos ➤ For your security and protection the property is equipped with an exterior camera ➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week ➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. It was very clean and had everything we needed to be comfortable. The bed was extremely comfortable. The shower was wonderful. The kitchen was fully stocked with everything, including ground coffee for the coffee maker. Being able to regulate the temperature was great because it got pretty cold the second night. It is close to so many restaurants, many also have live music. Parking was included and we greatly appreciated the safety of having this property be gated. My husband and I would definitely stay here again if or when we come to Memphis. Our host was extremely responsive and answered any and all of my questions within a few minutes. ##### Debby L. I also had no issues with hearing neighbors or noises through the walls. It was clean and practical. The only bad part was power was turned off for tree trimming pretty much a whole morning. Lol No lights in the bathroom. I totally get why and there is really no other way to safely do the job in a bucket truck with cutting tools around the power lines. Just a little heads up would have been nice. But the owner management were awesome and available for any of my questions. It’s the first time I’ve done this verses staying at hotels for business for 35 years but, I see there are checkout rules now and I hope I did pretty good(?). I know I didn’t take out the garbage. Again, I’m used to hotel services. I’ll have to do better on the next rental. Thank you for a great place to work from. My daughter and I stayed here over the weekend for an event and the Memphis Sports & Event Center. This duplex was less than 2 miles from the venue. As a bonus, it was less than a mile from Overton Square! Lots of great places to eat or Overton Square! The duplex is cozy and has everything you need. Communication with owner was exceptional!! The thing I liked best about this place is that it is completely gated and you have to have a code to get through the gate! We felt totally safe here! ##### Lee L. Séjour de 2 nuits en août 2024 ### 6/10 – Acceptable #### Pamala B. 6 juill. 2024 #### You Get What You Pay For When I first arrived, I could not get into the rental, due to the fact they sent a message while in route to Memphis that the code changed, but that code didn't work either. It took a half an hour in 100 degree weather to fix that problem, which management apologized for. When I finally got into the rental, I was assaulted by a strong mildew smell. I'm severely allergic to molds and mildew, which I had to immediately buy febreeze and Flonase. The place was stocked with all the essentials, location was great to the Target house at Saint Jude, (my 2 year old grandson and family are there), and the street was quite. About the bedroom...I had to clean the walls due to dust and cob webs, and the room was shabby, bathroom was clean and I never used the living room, due to the fact that the sofa smelled of mildew. I did like the location, the security fence, the white noise machine in the bedroom and the washing and dryer machine (note: there was a loud screeching noice coming from the dryer, which I left management know about), the quite street, and the clean refrigerator. So, if you're not going to be in the rental long, need quick access to midtown, a place that is budget friendly and feels somewhat safe this is an ok place to rent. ##### Pamala B.
