In a great location in between the front and back beaches, and close to the shops and restaurants. Relax and unwind in the outdoor heated spa. This home is ideal for your next Mornington Peninsula beach getaway. THE SPACE This 4 bedroom / 2 bathroom provides the perfect holiday escape for families with enough space to spread out. Tea Tree Breeze is based on two levels. Upstairs is the open plan living, kitchen and dining area and 3 bedrooms and 1 bathroom. Relax and unwind with the 2 alfresco entertaining areas with a TV, outdoor dining furniture, BBQ and heater. Downstairs there is a neat fully contained studio with Bedroom 4 (tri bunk bed), a bathroom and a kitchenette and a TV. This area cannot be accessed from the home. There is no internal access to this area. It is located near the carport / driveway area. There is a wood fireplace in the living area to keep you nice and cosy during those colder winter months. Relax and unwind in the outdoor heated spa on the deck. Please note that the garage is not accessible. There is ample space for you to park your car or boat in the large circular driveway. A lovely neat beach home awaits you - and the convenience. You'll be so close to everything! The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited. This lovely home offers the following: 4 bedrooms - 3 upstairs and 1 downstairs 2 bathrooms - 1 upstairs and 1 downstairs Outdoor heated spa Two large alfresco entertaining areas with TV, outdoor dining furniture and outdoor heater Kitchen with microwave - no dishwasher Nespresso coffee machine Washing machine and dryer Outdoor BBQ WIFI and Smart TV Equipped studio with bedroom, bathroom and kitchenette downstairs Plenty of parking available in the driveway HEATING/COOLING Split system heating and cooling and ceiling fan in the lounge area Ducted heating Ceiling fans in bedrooms Wooden fireplace (BYO firewood) GUEST ACCESS This home sleeps 9 guests across 4 bedrooms. Bedroom 1: 1x Queen Bed (sleeps 2) - upstairs Bedroom 2: 1x Queen Bed (sleeps 2) - upstairs Bedroom 3: 2x Single Beds (sleeps 2) - upstairs Studio / Bedroom 4: 1x Tri Bunk Bed (Double bottom / single top) (sleeps 4) - downstairs. There is no internal access to this area. It is located near the carport / driveway area. What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats. Guests have the choice of: BYO Linen / Towels - Guests bring their fitted sheets, flat sheets and pillowcases for each bed. Guests also bring their beach, bath and tea towels along with hand towels and bathmats. Refer to the home’s description for the bedding configurations. Linen Set Hire - Guests can hire full linen set for $30 per bed which includes a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price. Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set). Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel. Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40. If the stay is longer than 7 days, ask management for any additional pricing. For linen or towel hires, advise Ready Set Stay with 48 hours' notice as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised. We ask all guests to please clean the BBQ after use, or a $50 fee will be charged. NEIGHBOURHOOD The neighbourhood is safe and family friendly. Your guest guidebook/house manual (linked in your welcome message) also includes recommendations on things to do in the area, dining options, and local attractions. A QR code for the manual is also available at the property. If you need any guidance, reach out to our team, we are happy to help. GETTING AROUND There is parking available for your stay. We can provide parking information if required. Please ask us any questions. ADDITIONAL RULES Strictly no schoolies, parties or events. Mature guests only. The property is patrolled by security. If neighbours complain or the police are called this could affect your bond and we reserve the right to evict guests. Bookings can only be confirmed once the verification process has been completed. Host was very responsive and everything was very neat and tidy - except for the floor which needed a good mop!! The home is very basic in terms of any supplies so there is no teabags, coffee, UHT milk, bath mats, shampoo or conditionerl. There was a tiny amount of body wash left in a bottle.There was no linen at the property and there was no option to book this prior to the stay which made it disappointing as we had to do a run to Kmart to purchase all linen. The small self-contained unit downstairs has a very strong musty smell and no one felt comfortable sleeping down there due to the dampness. ##### Merryn D. We had planned a visit to the Peninsula Hot Springs which was an easy 5min. drive away. The property was neat, tidy and equipped with all the amenities as per the listing. Everything was well appointed and the spa was also much enjoyed by our group. We ventured out to some other nearby attractions, visiting St Andrew’s Brewery for lunch, walked part of Coppins Track to see Diamond Bay and a visit to Sorrento for ice-cream and a wander. Tea Tree Breeze was a very suitable base for us to return to. We enjoyed dinners cooked at the house and the opportunity to relax and eat, drink and be merry! The main house of the property is elevated with set of stairs leading you to the deck/entry. Whilst the seperate bedroom/living is at ground level. This space was like it’s own separate little accommodation. The property was well suited to our group and we all had a great stay at Tea Tree Breeze! ##### Michele R. The location of the property is brilliant, 10 mins drive to beach and shops. The house itself was perfect for us, the teenagers enjoyed the downstairs area, which is quite self contained. The house itself was clean, we found that both verandas were a bit dusty and haven't been swept.The spa worked really well, it's a nice addition to the house.
