6\. Strictly no "schoolies", hens or bucks bookings. Please adhere to this policy.  
  
7\. No bookings from groups under the age of 28.  
  
8\. Smoking is prohibited both inside and outside the property.

- ![Located at the very tip of the Mornington Peninsula, Point Nepean Nation Park has a rich history that includes a quarantine station and old artillery fortifications that can be explored on foot by bike or shuttle bus. It also provide panoramic views of Port Phillip Bay, Bass Strait and the Rip at Port Phillip Heads.  
This shot is the view of a ship passing through the Rip between the heads of Port Phillip Bay. There is only 1 kilometre of navigable water as coral reefs consume the remaining 2.5 kilometres between the heads.

Hosts were incredible, so responsive and accommodating.Honestly the photos of the property do not do it justice, it’s amazing, can comfortably hold a large group and you don’t feel like you’re on top of each other, but hat was mentioned was how close the walk to the beach was.Can’t wait to come back again

#### Milestone birthday celebration 

The house is absolutely perfect for a large family, having multiple living areas. The spaciousness of the entire property felt that we had an entire resort to ourselves. The highlight for the grandkids was the pool, we all so much fun.
