The Space Living and Dining The open-plan living, dining, and kitchen area is bright and welcoming, featuring:  
• Reverse Cycle AC/Heating: In the living room and both bedrooms for year-round comfort.  
• 55-Inch Smart TV: Enjoy Netflix and free NBN Wi-Fi.  
• Cosy Electric Fireplace: Perfect for chilly winter nights. • Dining for Six: A comfortable table and ample crockery for shared meals.  
• Deck Access: Timber decks at the front and back of the house, offering outdoor dining and relaxation spaces.  
Kitchen Our fully equipped kitchen makes meal preparation a breeze, including:  
• Gas oven and stovetop, microwave, and essentials like sauces, olive oil, butter, coffee pods, teas, and sugar.  
• Gas Weber BBQ: Located on the back deck, complete with BBQ tools for outdoor cooking.  
Bedrooms:  
• Bedroom 1 (Master): Queen-size bed with a doona, mattress topper, and pillows. Wardrobe with mirror and hangers. Reverse cycle AC. Wake up to a view of the blue sky and greenery.  
• Bedroom 2:  
Sleeps up to 4 with a double bunk bed (double bottom, single top). Small wardrobe, reverse cycle AC, and games for kids.  
Bathroom & Laundry • Walk-in shower with provided shower gel, shampoo, and conditioner.  
• Bed linen and one towel per guest included (BYO beach/spa towels). • Washing machine, dryer, and cleaning products available. • Hairdryer provided.  
Outdoor Spaces:  
• Back Deck: Includes a dining table for six, umbrella, and BBQ. • Large Fenced Backyard: Perfect for family fun or for your pet to roam freely.  
Pet Policy:  
We love hosting small, non-shedding, well-behaved dogs, but we kindly ask that you: Message us with a description of your pet before booking. • Keep pets off furniture and out of bedrooms. • Bring their own bedding. • Clean up all droppings before departure (additional cleaning fees may apply).  
Important Notes :  
• BYO Firewood: We supply the fireplace, but guests must bring their own wood and fire starters.  
• Quiet Enjoyment Only: In compliance with council rules, excessive noise is not permitted, and outdoor areas must be vacated by 11 PM.  
• No Parties, Events, or Schoolies: This is a peaceful space designed for rest and relaxation.

You'll find 3 supermarkets, a bottle shop, and the expansive Rosebud Shopping Plaza all within walking distance. Cafes and restaurants are just minutes away. A short 9-minute drive takes you to Peninsula Hot Springs, local wineries, golf courses, and the iconic Million Dollar Walk. While there is a bus available, the best way to explore is by car or on foot. Please send us a message via the Airbnb app and will be in touch shortly after. Enjoy your stay at out property, the beach is only 100 meter away. Local shops, restaurants and caffes all within walking distance. 9 minutes drive to Mornington Peninsula Hot Springs Most amenities are within walking distance. Carport available at the property. Walking tracks along backside beach. Mornington Peninsula Hot springs only within minutes drive. Caffes and shops within walking distance. Woolworth, Coles and Aldi all within 10 min walk. We offer ONE night stay including Saturdays , hence why the cost is a bit higher on our Saturday bookings. Our check in time is 3.00 PM - but often it is ready earlier so please ask. Checkout is strictly 10.00 AM housekeeping will arrive and start so please vacate on time. \* Extra $100 for cleaning – if check out instructions are not followed
