You’ll find plenty of fun activities for the whole group. Enjoy a wood burning fire in the cozy living room, relax on the deck with a cup of coffee, or soak in the hot tub. Play a game of pool, cards, or air hockey in the game rooms or catch a movie in the theater room. 5 bedrooms, 4 baths Bedroom 1: main level: king bed, en suite bath Bedroom 2: main level: queen bed and twin bunks Bedroom 3: upstairs, king bed, en suite bath, jacuzzi tub, shower room with 4 rain shower heads Bedroom 4: upstairs, theater room, 2 twin pull out sofas Bedroom 5: upstairs, queen bed and twin bunks Pull out queen sofa in main floor living room All linens for bedding, towels and washcloths are provided. Paper goods such as toilet paper and paper towels are provided. The kitchen has dishes, cups, utensils, cookware, microwave, and coffee maker. Simply bring your clothes, toiletries and food. Washer and dryer are available. The driveway fits 4-6 cars. The front garage is off limits to guests, but the second garage is available. SURROUNDING AREA Downtown Harrisonburg and James Madison University are 15 miles from our home. Explore the fantastic restaurants, museums and shops downtown. The Shenandoah Valley offers many attractions including caverns, wineries and breweries. The closest Shenandoah River access is only 10 miles from the house. Enjoy tubing and kayaking during warm weather. The Swift Run Gap entrance to Shenandoah National Park, Skyline Drive and The Appalachian Trail is only 15 miles away and offers excellent hiking opportunities. This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations as well as federal and state laws and ordinances. This is a residential community - please respect the community and the neighbors and know your nearby neighbors may be full time residents. \*Please review the HOA Rules below and in your rental contract. Quiet hours are from 10 pm to 8 am during which time the noise from the house shall not unreasonably disturb adjacent neighbors. No excessive noise at any time, as judged by MPOA or its assigned agents. This home has designated parking (a driveway). All tires must be off the roadway if parked on the road. Do not block fire hydrants. Do not park in front of another property. There is an overflow parking area if needed, located at 4007 Peak Drive, Massanutten. Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. Parking rules violators may be subject to having their vehicles towed. No open fires permitted in Massanutten. This is a high wildfire risk area! Fires are strictly prohibited at this property and in the community shared spaces. Grills may be restricted during local emergency conditions. No illegal substances are permitted at the home and open containers of alcohol are prohibited on any road or common area. No smoking inside the house. Smoking in the house will incur a $750 fine. Smoking is allowed outside of the house, but all butts are to be cleaned up and safely removed. Pre-approved dogs are required to be on a leash when outside. You must clean up after your pets. All Trash must be taken to the dumpsters located at 4007 Peak Drive, Massanutten, at check out. A minimum fee of $75 will be assessed if trash is not removed. Trash may not be left outside the home as it will attract wildlife which could endanger you and damage the property. Trash should be removed regularly. \*This home is located in the woods. You will likely see insects (including some that fly) and arachnids. Please be aware they may come inside when doors are opened, especially when lights are on inside. \*Please note that package delivery is not available at Massanutten homes. \*Minimum age to book is 25. \*\*\*Pre-Approved Dogs are allowed for a $100 per-dog fee (plus tax), maximum of 2 dogs. Convenient to everything at Massanutten. All bedrooms had comfortable beds. Pool table, theater room, and multitude of games kept kids (and adults alike) busy while we were in the house. The house is close to the Base Camp area and water park. The house was very clean. The kitchen was well stocked with cookware and dishes- you will need to bring your own ziplock bags, aluminum foil, etc. if you plan to cook there. The bunk rooms were perfect for the kids, or for a family to share. We enjoyed the hot tub, air hockey table, and theater. We loved the master rain shower. Two sets of washers/dryers was very convenient. Would definitely rent this house again on a future visit. ##### Whitney W. However, for the price I paid I was expecting to get all the amenities listed. The pool table was broken, we couldn’t get the dvd player to work, and the hot tub temperature allowed was not very comfortable (98). There was a few small things with cleanliness like dust build-up and the stove being a little gross. Lastly, the layout in the master bath is a little odd, it’s an open concept with no door to the toilet and no curtain or door for the shower so it gets really cold. All in all, the house is nice and the location is great but because of the above reasons I can’t give it a better review. ##### Tristan P. Every year over the weekend after Halloween, my family and the family of dear friends seek out some cooler temperatures and beautiful foliage in the mountains of Massanutten. This year we stumbled upon Margarita Villa and enjoyed every minute of our 4 days! There was ample space for 8 people (everyone had their own bed), plenty of parking, and lots of activities for the evening hours with the air hockey and pool tables and hot tub. We were greated every morning by a large buck who would graze on what was left of the grass while we sipped coffee and had breakfast. A quick drive to the resort and all of the amenities that offered, the cabin was also close to town, major roads, and so many of the other activities that draw you to the countryside. We were excited for a pet friendly rental with reasonable fees and Spud the dog enjoyed all the smells the woods afforded. It was a great weekend and we're excited to plan our trip for next year! ##### Allison B. Be careful about parking because what looks like the owners area is a no parking zone. One of the guest had a warning on his windshield. The air hockey table was sub par. There is a warning about getting a $75 fee for not taking the trash out. We had to pack it in the car and drop off at the club house. Some complained about the internet but it worked fine for me. I was little surprised because there were a lot of excellent reviews. My advice is to reach out the management service immediately if needed. ##### Ronald B. Plenty of room and the house was very clean. The theatre room is huge a great place for kids to hang out. Only wierd thing is the lack of doors on the bathrooms in the 2 king bed bedrooms. No privacy. Kinda wierd but not a huge deal. The communication from property manager was fantastic. Any question was answered within 15 minutes. It is very convenient to so many great places (Shenandoah National Park, Massanutten, water parks, ect). I would definitely recommend. ##### Andy G. Great location. It was spacious, organized and clean on the inside for the most part. The master bedroom with whirlpool tub and large walk in shower was beautiful! The theater room was an awesome feature. It would’ve been even better had the surround sound been functioning properly. The outside of the home could use more care and attention, the decks in particular. The second feature that drew us to this property was the hot tub. Unfortunately , we did not get much use out of it. When we arrived it wasn’t clean and the the water level was too low. However, once a call was placed, a service technician was out the next morning. Communication was great. Plenty of decent dining options on the resort and in the surrounding area. If you’re planning to cook the kitchen is well stocked with all the essential equipment. We couldn’t have imagined a better environment to relax, unwind, and connect with family. This was listed as 5 BRs, but there were only 4\. They appeared to be claiming that the Theater Room was a bedroom. There were two fold out chairs in the room, but certainly not meant for sleeping in all night. The MBR on the first level has its own bathroom with a curtain as a door. Definitely needs a real door. Also, didn't really care for the ROKU TVs. We actually had to get a 30 day subscription to be able to watch the final NCAA basketball game in the theater room. Kids loved the pool table and hot tub.There were good activities for the kids and adults. Some pretty good restaurants in the area, also. ##### Lynda K. The kitchen is wonderful in that it has a double dishwasher and double oven. All the necessary equipment was there, we found that it was hard to find things to store leftovers in, so bring your own baggies or roll of Saran Wrap to cover containers. We had a few issues that we told the owners about: The games were mostly broken or missing pieces, the air hockey table was not working when we first arrived, it was quickly fixed so it was playable; however, the scoring system still didn't work...that being said we still enjoyed it. There were two washer/dryers in the house which is great when there are a lot of people. We did have an issue with the lower level dryer on our last night which I hope will have been fixed quickly. The master bedroom was amazing. Great bed, amazing shower and jacuzzi, lots of space. The bedrooms all had lots of space. The towels and bedding was plentiful and we had a sufficient supply of start up toilet paper, paper towel, and hand soap. I did not use the hot tub, but the young adults in our party who did said that it probably needs a deep cleaning because it felt sandy in it. Also, the deck off the master bedroom probably could use a deep cleaning. The intererior of the home was meticulous and we felt that it was warm and welcoming. We were about 20 min from a Walmart which was great to buy perishables and there were lots of restaurants in the area. We felt the location was perfect for our needs. ##### Beth S. The whole house exceeded our expectations! The movie theatre was amazing and a great place to watch the Olympics. The skiing and tubing was super close and convenient.
