With 7 bedrooms, Broadleaf sleeps 18 comfortably. Outside, enjoy the brand new hot tub, firepit, cold plunge and various games. Inside, you'll love the open floor plan upstairs and additional living and game rooms downstairs. The house is about a 3 minute drive to the slopes, pool, and dining at Massanutten, and about 7 minutes to the indoor/outdoor Waterpark. The Swift Run Gap entrance to Shenandoah National Park is 20 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 25 minutes away, and there are several breweries, wineries, and restaurants within 20-25 minutes of the house. The home layout is as follows: Upper level: \- Living room with ample seating and working electric fireplace \- Dining area with space for 10 at the main table. Additional seating available right next to the table at the kitchen counter (3 stools) and eat-in bar in the kitchen (4 seats) \- Upper deck featuring comfortable seating around propane firepit, outdoor dining for 8, and a gas grill (propane provided) \- BR1: Master bedroom with king bed and ensuite bathroom \- BR2: King bedroom \- BR3: Twin-over-full bunk beds \- Hallway full bath with shower/tub combo \- Laundry room with full size washer and dryer Lower level: \- Additional living room with big screen smart TV, massive sectional couch, and pool table, and plenty of board games \- Adjoining the downstairs living room is a game room with foosball table and 2 arcade machines \- Lower level deck with 7 person hot tub, cold plunge, cornhole, and additional seating \- BR4: King bedroom with ensuite bathroom \- BR5: King bedroom \- BR6: Two queen bedroom \- BR7: 2 sets of twin over twin bunk beds \- Shared full bath with shower/tub combo Other things to note: \- Broadleaf is pet friendly! We allow up to 4 pets with a $100 pet fee (total, not per pet or per night). \- We provide our guests $1500 of coverage for accidental damage to the property or its contents. The cost of this is already embedded in the cleaning fee. \- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more. \- The driveway can fit 3-4 vehicles, plus there is room for an additional 3-4 vehicles along the street directly in front of the house \- Wifi is fast with a strong signal throughout the house and decks. \- Five of the seven bedrooms, plus both living rooms, feature a smart TV where you can access all the main streaming services. \- We provide a fully stocked coffee bar with multiple coffee drip and Keurig options \- Guests can enjoy community pool access in the summer season for a $6 per person fee. \- Linens and towels provided \- Pack n play, high chair, kid dishes/utensils, and baby monitor provided \- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here. Lastly, this property is located within an HOA that requires the community rules to be posted here, so here are those rules: WELCOME TO MASSANUTTEN! This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat. NOISE • Quiet hours: 10:00 PM - 7:00 AM. • Keep noise indoors during these hours. • No excessive noise at any time, as judged by MPOA or its assigned agents. PARKING • Keep all tires off the road. • Don't block fire hydrants or park in front of another property without written approval from your host. • Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840) • No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host. OUTDOOR FIRES • High wildfire risk area! • No open fires. • No unattended fires. • No firepit use during quiet hours (10:00 PM - 7:00 AM). • Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillage.com or electronic sign at entrance for updates. ALCOHOL No open containers on roads or in common areas. PETS • Leash always required when outside. • Clean up after your pets. TRASH • Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts wildlife, which could endanger you and damage the property. • Dumpsters are located at 4003 Peak Dr., Massanutten, VA 22840 OTHER THINGS TO NOTE • Please note that if you would like to send packages to the property, you do so at your own risk. USPS is particularly unreliable. We can not be held responsible for late or undelivered packages. Additionally, we charge $25 for any return services requested, in additional to actual postage. Tips for a Happy Hot Tub \- Be sure to unclip the hot tub cover before removing it. \- Please do not put anything besides people in the hot tub (like mulch or toys). \- If the water level doesn’t cover the jets, you can use the hose to add water. Please disconnect the hose when done, especially in cold weather when it could freeze. \- Always put the cover on the hot tub when not in use - this keeps the hot tub warm & filled with water. Using the plastic clips helps keep it from blowing off. \- For safety reasons, please don’t add chemicals to the hot tub yourself. If the water looks murky or has a smell, let us know, and we'll have our hot tub expert come by to treat it. \- Do not drain the hot tub. \- There's no need to turn off the hot tub. We usually rent several vacation rentals each year and find it challenging to get a house that works for all of us with the needed number of bedrooms. This house had everything we needed, room for all, privacy for all, a well equipped kitchen; lots of games as well as the game rooms. Add to that the hot tub and cold plunge - everyone was happy!! The space and furnishings were just right—everyone had a cozy space to sleep. We made good use of the large table by the kitchen and also the deck outside. The various families all found enjoyable activities, including golf, pickleball, mini golf, hiking, and river tubing. We would love to return! ##### Michael D. We have stayed at this house before. It's perfect for us. Lots of bedrooms, plenty of space to spread out. Easy check in and out. Just as advertised. Could use a LOT more wine glasses. It is a beautiful, spacious home. The house was clean , but it probably needs a deep clean (walls, windows, kitchen cabinets). The cooking utensils may need to be updated, but we were able to cook without issue. They had all sorts/sizes of pots and pans. It is super close to tubing and skiing/snowboard (within 7 minutos). Communication with owner was easy and quick. Overall we loved the house and enjoyed our stay! ##### Judy R. The house was spacious and had plenty of room for all of our family to have our own spaces but also had a a lot of common areas to gather. Everything was clean and the communication was great. If I had questions the owner was always available and helpful. Plenty of room for everyone. Location is close to the slopes and other activities on the resort property. The house was exactly as presented and Dave is a fantastic host. Massanutten Resort is huge. We went horseback riding while others went fishing and exploring the many sights within the resort property. My only complaint is with the waterpark. I brought a customer service issue to the waterpark management's attention that was completely ignored. ##### Tina l. We had 11 adults staying overnight at the house and up to 13 people for meals. It was affordable and roomy and helpful to have 4 full bathrooms. The host was attentive to our needs, responded promptly to my texts, and gave us thorough information in advance. We also enjoyed walking around the neighborhood. House is roomy, beds were comfortable, everything was pretty much as described. Only complaint is there was only one wine glass. Obviously, that’s easy to get around.
