Indulge in the brand new hot tub, cedar barrel sauna, fire table area, outdoor TV, and dining for 10\. Inside, you'll love the vaulted ceiling with exposed beams, a lovely sunroom, and the decked out game room. With 6 bedrooms, the home sleeps 16 comfortably. Managed by Chris at New School Hosting. Also, pet friendly! The house is literally a "stone's throw" from Painter's Pond, just across the street, and also backs up to a golf course behind the house. We are about a 3 minute drive to the slopes, pool, and dining at Massanutten, and about 7 minutes to the indoor/outdoor Waterpark. The Swift Run Gap entrance to Shenandoah National Park is 20 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 25 minutes away, and there are several breweries, wineries, and restaurants within 20-25 minutes of the house. The home layout is as follows: Upper level: \- Deck featuring 7 person hot tub, 4 person barrel sauna, outdoor TV, comfortable seating around propane firepit, outdoor dining for 10, and a gas grill (propane provided) \- Living room with ample seating and working gas fireplace \- Dining area with space for 10 at the main table. Additional seating available right next to the table at the bar with 6 more seats \- Fully renovated kitchen with stainless appliances and coffee bar (drip coffee and k-cups provided) \- BR1: Primary bedroom with king bed, deck access, and ensuite bathroom \- BR2: Queen bedroom with deck access and dedicated workspace \- BR3: Queen bedroom \- Hallway full bath Lower level: \- Additional living room with big screen smart TV, sectional couch, pool table, and arcade games (Big Buck Hunter and Golden Tee Golf) \- BR4: Queen bedroom with ensuite bathroom and deck access \- BR5: Queen bedroom \- BR6: Bunk room with 2 sets of twin-over-full beds, air hockey table, and infinity game table with tons of digital board games \- Shared full bath \- Laundry room with full size washer and dryer Other things to note: \- Stone's Throw Retreat is pet friendly! We allow up to 4 pets with a $100 pet fee (total, not per pet or per night). One of the tables in the living room actually doubles as a dog crate too! \- We provide our guests $1500 of coverage for accidental damage to the property or its contents. The cost of this is already embedded in the cleaning fee. \- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more. \- There is ample parking for up to 8-10 cars \- Wifi is fast with a strong signal throughout the house and deck. \- Four of the six bedrooms, plus both living rooms, feature a smart TV where you can access all the main streaming services. \- We provide a fully stocked coffee bar with multiple coffee drip and Keurig options \- Guests can enjoy community pool access in the summer season for a $6 per person fee. \- Linens and towels provided \- Pack n play, high chair, kid dishes/utensils, and baby monitor provided \- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here. Lastly, this property is located within an HOA that requires the community rules to be posted here, so here are those rules: WELCOME TO MASSANUTTEN! This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat. NOISE • Quiet hours: 10:00 PM - 7:00 AM. • Keep noise indoors during these hours. • No excessive noise at any time, as judged by MPOA or its assigned agents. PARKING • Keep all tires off the road. • Don't block fire hydrants or park in front of another property without written approval from your host. • Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840) • No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host. OUTDOOR FIRES • High wildfire risk area! • No open fires. • No unattended fires. • No firepit use during quiet hours (10:00 PM - 7:00 AM). • Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillage(dot)com or electronic sign at entrance for updates. TRASH • Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts wildlife, which could endanger you and damage the property. • Dumpsters are located at 4003 Peak Dr., Massanutten, VA 22840 WEATHER No refunds due to bad weather Tips for a Happy Hot Tub \- Be sure to unclip the hot tub cover before removing it. \- Please do not put anything besides people in the hot tub (like mulch or toys). \- If the water level doesn’t cover the jets, you can use the hose to add water. Please disconnect the hose when done, especially in cold weather when it could freeze. \- Always put the cover on the hot tub when not in use - this keeps the hot tub warm & filled with water. Using the plastic clips helps keep it from blowing off. \- For safety reasons, please don’t add chemicals to the hot tub yourself. If the water looks murky or has a smell, let us know, and we'll have our hot tub expert come by to treat it. \- Do not drain the hot tub. \- There's no need to turn off the hot tub. It has absolutely everything a family with teens and a college-age child could want—hot tub, sauna, pool table, TVs everywhere, fishing pond across the road! And the bedrooms & bathrooms were plentiful so that no one had to share. The home is tastefully decorated and up-to-date. Property manager was attentive but left us alone to enjoy the surroundings. The cleaning service did a superb job and this is an important component for me. Couldn’t be happier and hope to return to this lovely home. ##### Kendra G. We didn’t have any young children in our group, but this would be a terrific home for groups with kids (loads of games & terrific bunk room and even had a pack & play, high chair & baby gate available).Idyllic setting with decks on both the back of the house (looking on the golf course) and the front (overlooking the lake).Spacious & open layout that allowed our large group to be together without feeling like we were onto of each other. Anything you and can think or ask for was in this kitchen. The backyard was nice and cozy. We couldn’t figure out the hot tub/ jacuzzi until the last day. The beds were comfortable except the master bed. It was super low to the ground. We had a little ant problem the first night. However Amber the owner was right on the spot and sent exterminator the following morning. Amber was a great host and very informative about the local things in the area. ##### Devon S.
