Three bedrooms on the upstairs main floor include a master ensuite, a bedroom with two twin beds, and a queen bedroom. A fourth bedroom is downstairs and is another master ensuite. There is a queen-size pull-out sofa in the sunroom on the main floor. The upstairs, main floor has the kitchen and dining areas as well as a marvelous sunroom, complete with a 72-inch TV, just off the kitchen, and provides access to a terrific, flat backyard. The backyard has a wonderful patio area with a hot tub, fire pit and outdoor dining table. A large, flat backyard has a disc golf set for fun with friends and family. The downstairs of the home has Pac Man and The Simpsons' arcade games, along with an 85-inch TV for watching all your streaming favorites. Comfortable couches, which are electric recliners, provide lots of seating to relax and watch the game. There's even a space for working on board games or puzzles. Washer and dryer are available. The driveway fits 4-5 cars depending on size. Extra cars may be parked in resort lots. SURROUNDING AREA Downtown Harrisonburg and James Madison University are 15 miles from our home. Explore the fantastic restaurants, museums and shops downtown. The Shenandoah Valley offers many attractions including caverns, wineries and breweries. The closest Shenandoah River access is only 10 miles from the house. Enjoy tubing and kayaking during warm weather. The Swift Run Gap entrance to Shenandoah National Park, Skyline Drive and The Appalachian Trail is only 15 miles away and offers excellent hiking opportunities. However, it is located inside the community of Massanutten and minutes from skiing, snow and grass tubing, ice skating, two golf courses, indoor/outdoor water park, mountain biking, ziplining, putt-putt, go-karts, tennis, swimming, fishing, parks and more! You’ll also have access to 30 miles of hiking trails. The pool is a community pool for the private homes in Massanutten. It is available for use by our guests from Memorial Day through Labor Day for $6/person/day (subject to change). MPOA Pool availability is subject to, and at the discretion of the Massanutten Property Owner Association. Tennis courts are also located by the pool. Most Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through TripForth's Ticket Link. \*\*Please note some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason.\*\* This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations as well as federal and state laws and ordinances. This is a residential community - please respect the community and the neighbors and know your nearby neighbors may be full time residents. \*Please review the HOA Rules below and in your rental contract. Quiet hours are from 10 pm to 8 am during which time the noise from the house shall not unreasonably disturb adjacent neighbors. No excessive noise at any time, as judged by MPOA or its assigned agents. This home has designated parking (a driveway). All tires must be off the roadway if parked on the road. Do not block fire hydrants. Do not park in front of another property. There is an overflow parking area if needed, located at 4007 Peak Drive, Massanutten. Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. Parking rules violators may be subject to having their vehicles towed. No open fires permitted in Massanutten. This is a high wildfire risk area! Fires are strictly prohibited at this property except in the designated fire pit provided. A spark screen must be used at all times and the fire may NEVER be left unattended. Fire pit may not be used during quiet hours of 10pm to 8am. Fire pits and grills may be restricted during local emergency conditions. No illegal substances are permitted at the home and open containers of alcohol are prohibited on any road or common area. No smoking inside the house. Smoking in the house will incur a $750 fine. Smoking is allowed outside of the house, but all butts are to be cleaned up and safely removed. Pre-approved dogs are required to be on a leash when outside. You must clean up after your pets. All Trash must be taken to the dumpsters located at 4007 Peak Drive, Massanutten, at check out. A minimum fee of $75 will be assessed if trash is not removed. Trash may not be left outside the home as it will attract wildlife which could endanger you and damage the property. Trash should be removed regularly. \*This home is located in the woods. You will likely see insects (including some that fly) and arachnids. Please be aware they may come inside when doors are opened, especially when lights are on inside. \*Please note that package delivery is not available at Massanutten homes. \*Minimum age to book is 25. \*\*\*Pre-Approved Dogs are allowed for a $100 per-dog fee (plus tax), maximum of 2 dogs. Big enough for our large group of families with spaces with lots of different space to hang out and play games or just relax in front of tvs in most rooms. And it didn’t end with indoor space. The outdoor also offered lots of treats and a garage full of games and activities. Hottub is a definite plus!! Everything was clean and well placed. Comfortable beds and nice to have linens, towels and paper products provided. Lots of room for everyone and a very nice kitchen. Enjoyed playing the Pacman arcade game and we hung out by the fire table one night. Great location for quick access out to the highway for trips to JMU. The house has been recently updated, with no noticeable wear and tear on the furniture or ping pong table or any of the other countless amenities. Well stocked kitchen, great outdoor grill and propane fire table, and the outdoor chairs and table are polywood and in perfect shape. The house is in a wonderful little neighborhood, nice and quiet and close to everything, perfect for long morning dog walks. We were treated to deer casually strolling through the yard at all times of day. Really, the house is just phenomenal, and the VPMS team sent us clear communication leading up to, and throughout our stay to make things super simple and streamlined and effortless. The house was well taken care of, clean, comfortable and had everything we needed! Great setup for family gathering and the location was ideal to get to everything we had planned for our trip! The corn hole boards, ping pong, arcade area, games, etc…. made for lots of fun during our stay. Sadly it was too hot to partake in the hot tub! Everything was in great working order and made for a smooth vacation! Thanks again for opening your home to families in need of a getaway! For those that would like a great restaurant to visit, we highly recommend “Hanks Bar & Grille”. Delicious food, great staff and about 10 minutes from the house. ##### Traci P. It was PERFECT and everyone had so much fun at the house and the area. Rain or sunny, you have something fun to do. Kids enjoyed their play room downstairs and in the garage where you can find something fun to play, also adults enjoyed outside sitting by fire pit, hot tub and playing in the garage as well. The area has so many activities for any ages!! The house was clean and you have EVERYTHING you need, in the kitchen and the bathrooms. This Mosaic House is one of most prepared for any activities, and for any ages so far I've rented. Just a little friendly reminder, you see the bugs, bc you are staying in the woods, and that's the nature. You just need to prepare the bugs spray or/and fog spray. That's all! Communication with the VPMS team was great! Quick response, very helpful and friendly. It was VERY sweet of them that there was a welcome card, especially it was handwriting with my name on it. The mosaic house is the perfect mountain get away for the whole family, even the dog! It is spacious providing spaces for both kids and adults to relax and have fun. From the home theater system and arcade in the basement to the garage bar and the hot tub there is something for everyone! There are multiple tv’s to relax to or many areas to socialize in with plenty of room for a whole family or several friends to stay comfortably. The house is clean and well maintained and decorated with beautiful unique art. There are lots of places to hike, ski, golf and explore locally but the mosaic house is such a wonderful place to stay you won’t want to leave! ##### Callie B.
