Home was furnished with all new furniture from top to bottom in March 2020\. New linens are purchased annually. Both bathrooms upstairs were completely remodeled in 2021! Come enjoy a great spot on the river with family and friends. With a short walk (60 yards) down to the river, you can enjoy what the San Marcos River has to offer. This have has private access to the San Marcos River. Need two homes? Check out our additional listing a mile down the road named "Best Spot on the San Marcos River!" We cannot split weekends March-September. All weekend bookings must be both Friday and Saturday nights. Private river front property, tons of space on 7 acres and 3,000 sq ft home. Garage converted to game room. This home is next to Don's Fish Camp, where you can rent tubes and float right back to the property. Easy entry stairs into the river. Guests have access to the entire property and home. Owners are not on site, but can assist with any needs. Owners are available by phone and text 24/7\. The home is in a gated neighborhood next to Don's Fish Camp. Rent your tube and float right to the property to get out. Our home is less than 10 minutes from town. The nearest store, Walmart is about 6-7 minutes from the home, and HEB is about 10 minutes. You are able to drive your SUV or truck down to the waters edge! Home has an outdoor surveillance camera that over looks the driveway. No additional cameras on the property. Home is also in the country. You may see wildlife while on the property. Home is sprayed every 3-4 weeks. Wildlife includes but not limited too: hogs, snakes, spiders, scorpions, bees. We cannot split weekends March-September. There were high chairs, pack and plays, etc. We cooked a lot and found the kitchen to be very well outfitted. The river access is not ideal for younger kids, but we found a couple of shallow areas where they could play with adults supervising carefully. Haleigh told us the river was a bit higher than usual, so it might be a little less stressful with a lower water flow. Just know that there is no "beach" type area, but you access the river via a metal stairway down a fairly steep bank. The listing did NOT include a photo of our favorite room... a game room with air hockey table. That was a pleasant surprise and also provided a place for early rising kids to go where they would not wake up the late sleepers. All in all, we had a blast and would visit again. ##### vrbo c. The house was well kept and had more cookware than any other property we have stayed before. I would suggest a toaster (we couldn't find one), but other than that, it had all we needed. Cell phone coverage is spotty, but that is a good thing if you want to really get off the grid for a bit. Water access is a few yards down a rocky road, so if you have a 4x4 it makes it easier to tote your belongings down to the river's edge. I would recommend to bring your own folding chairs. Haleigh is very nice and quick to respond to any of my questions. Check in was easy and keyless. Great backyard for large groups and plenty of fun games for everyone at every age. The river in the backyard is a plus too. Beautiful view. Everyone in my group are happy with the stay. One minus thing is there are no towels racks or hangers in the bathrooms.
