"Nice hotel with lovely view just as I requested."
We arrived early and although our room wasn't ready we still received a warm welcome from Leah. She advised us of places to go for lunch and advised she would get our room ready as soon as possible. On our return it was ready and the staff cleaning the rooms asked if everything was alright and if we had everything we needed which was a nice touch. We had a lovely sea view room with a balcony where you could sit and watch the sun go down. Excellent.

"Excellent location, value and comfort"
Friendly reception and a clean, comfortable room. This was one of the cheaper rooms, but still had a sea view. St Annes on Sea was as chilly as always, but the room was snug with an effective heater. Tea and coffee making facilities in the room were welcome, and a nice cooked breakfast in the morning.

"Ideal for the beach, local bars, restaurants, etc"
A lovely family friendly hotel. Plenty of children's activities. The rooms are 'tired' but in the process of being refurbished. We only stayed bed and breakfast so,can't comment on evening meal (although I've had it recommended). Breakfast was excellent. Good choice. The only down side, in my opinion, was self service tea/coffee. Not enough space to cater for more than two people accessing the hot water/coffee at the same time.

"Great central location"
Helpful staff, but photos did not represent room we stayed in. Very old fashioned throughout in need of complete renovation. Clean though and comfy beds. Great location for all local attractions. Good cooked breakfast.

"Close to beach and town"
Large clean family room spoiled by being in a basement with small window with no view . Lovely pool with clean changing rooms . Very nice bar with outside patio area . Disappointing breakfast area in a basement queue every morning for breakfast .

Small room to start - too hot and no view. Uncomfortable. We were then upgraded for our second night without an extra charge.

"Better than expected"
I was only wanting to stay for two nights to visit my family who live locally. Had tried my usual hotel without success and thankfully came across the Clifton Park. I will not go back to my usual hotel if I can stay at this one in future.
