With two queen and one king bed, this home is ideal for you. The Southwest Nest is centrally located and just a few blocks away from Texas Tech and the medical district. Kick your feet up in the spacious living room and rest well in the cozy beds. This home has everything you need and you won't want to leave! Located just a block away from a coffee shop, a brewery, a bakery, and a grocery store. Have fun in the West Texas sun in this stylish home. The Space: Welcome to your perfect home away from home, just blocks from Texas Tech University! This cozy 2-bedroom, 2-bathroom house is thoughtfully furnished and perfect for a comfortable stay. Upon entering, you're immediately greeted by our cozy living room which invites you to unwind with ample seating, a Smart TV for streaming, and high-speed internet to stay connected. With plenty of books and board games to choose from, there is entertainment available for the whole family. In the fully-equipped kitchen, you'll find everything a cook could dream of, with modern appliances and plenty of prep space. Enjoy meals at the dining table that seats four, with extra seating at the barstools for a more casual vibe. You will also find access to a washer and dryer in the dining area for our guest's convenience. The spacious master bedroom features a luxurious king bed and a private en-suite bathroom with a walk-in shower. The second bedroom is equipped with two cozy queen beds, perfect for additional guests or family. A second hall bathroom offers a tub/shower combo and plenty of space. We supply towels, shampoo and body wash for convenience. Step outside to a private, enclosed backyard shaded by a large tree—a peaceful spot to relax or enjoy a morning coffee. For parking, there’s a designated space for two cars on the side of the house, plus additional street parking available nearby on Akron. Please be aware of the no parking times in front of the house to avoid being ticketed. There is a rental space in the second story of this home that is occupied. The tenant does not have access to your space nor do they share any point of entry to this home. They have their own private entry door that is not shared and will not disturb you during your stay. Please reach out if you should have any questions about this before booking. If you are needing additional space, there are two 1-bedroom Airbnb's located in the back house behind this unit. Whether you’re here for a weekend getaway, visiting Texas Tech, or an extended stay, this home has everything you need for a memorable stay. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. Please note, a rental agreement is required to book our property. For the safety and security of our guests, there are exterior cameras at the front and back doors and a doorbell camera that records with motion. Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure. \*\*Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.\*\* Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately. This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy as the owner has terrible pet allergies and a fee of $250 will be automatically applied if you are caught in violation of this. If you have a service animal, proof of registration is required BEFORE you book. We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short stay. Long-term stays will need to replenish latter items at their own expense. Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available. The Neighborhood: This property is located in the Tech Terrace subdivision in north Lubbock. Close to grocery stores, shopping, and dining. Getting Around: Lubbock is a large city in terms of land size, so a vehicle is recommended for your stay. If you don't have a vehicle, you can get away with using either Uber or Lyft rideshare services. Other Things to Note: Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee. This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Host-Initiated Cancellation Policy While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances. In the event that we must cancel your reservation, the following terms apply: Full Refund: Guests will receive a 100% refund of any payments made toward the reservation. No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses. Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates. Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals. Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses. Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason.
