Summary:
Treat yourself to a wonderful stay at this 3 bedroom 2 bath home in a well-established and safe south-central Lubbock neighborhood. This location is perfect for individuals couples and families. Plenty of parking in the front ensures that you will have space for your vehicles and the fenced in back yard makes it perfect for kids and family gatherings. This house features all new furniture fast wifi a fully-stocked kitchen for all your cooking needs and the best mattresses for great rest!

The Space:
All three bedrooms feature queen size beds with the most comfortable mattresses you will sleep on while traveling. Each bedroom has new comfortable pillows and linens that match the room's decor. In addition two of the three rooms have their own TV's to enjoy your favorite show or movie.

The living room features plenty of seating with comfy couches that also allows for an additional place for a guest or two to sleep. This area also has a 55-inch Roku enabled TV with Netflix and local channels already setup for guests to log in to. You're welcome to download any other channels and use your own logins to watch whatever you like as well as use the screen mirroring function to mirror from tablets and laptops. Just don't forget to log out when you leave!

The kitchen is stocked with everything you need to cook your own meals during your stay. Granite counter tops new and modern appliances and an island with bar stool seating will make sure you feel right at home. The dining area has seating for guests and friends to stop by and features a nice view out of the large back windows.

The bathrooms are clean, updated, and stocked with all the linens and toiletries one might need throughout their stay. The hair dryer and other miscellaneous items are stored in the cabinet space under the sink. Shampoo and body wash is provided in each of the bathrooms.

Kiddos will love the backyard that is large, fenced in, and includes plenty of room to enjoy the West Texas sunsets. Parking in the front has plenty of space for multiple vehicles and there is always free parking available on the street. Guests are welcome to use the garage with a standard sized vehicle.

We look forward to hosting you at Kingston House! We do require an electronic rental agreement to book this property. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. If you have any questions don't hesitate to reach out.

For the safety and security of our guests, there are cameras overlooking the front and back entry doors that record with motion.

**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**

Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.

This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy due to the owner's severe allergies and a fee of $250 will be automatically applied if you are caught in violation of this.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Long-term stays will need to replenish latter items at their own expense.

Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

All areas of the house are available to guests with the exception of the locked cleaning closet.

The Neighborhood:
This home is located in the Quincy Park area of Lubbock and is close to main streets Milwaukee Ave, 82nd St, and 98th St. There is a Walmart close by and plenty of options for dining and shopping nearby.

Getting Around:
Lubbock is a large city in terms of land size, so a vehicle is recommended for your stay. If you don't have a vehicle, you can get away with using either Uber or Lyft rideshare services.

Other Things to Note:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.

Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.

In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.
By confirming your reservation, you acknowledge and accept these terms.

Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.

House Rules:
- No pets!
- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.
