I wouldn't go back I was ready to leave as soon as I got there. No privacy builder's walking on the roof past my window. Location is excellent.

Good English breakfast (buffet style) Excellent coffee - from fresh ground beans - in lobby available day / night Both room and shower/bathroom were very small but sufficient

Good overall, good for foodies!
If you're expecting 5 star, kindly look somewhere else. Overall, a pleasant stay...although small n basic, the property is clean n value for money...located in a convenient n safe location, easily accessible to two tube stations within 5 minutes' walk (one line 10 mins to Oxford Street/15 mins to Victoria Station/5 mins to Westfield Mall), n neighbouring to lots of amazing eateries - Chinese food (New Fortune Cookie, Mandarin Kitchen, Kam Tong n others) halal restaurants, Indian (Khan's), Thai, Italian etc all within a stone's throw away. 10 mins walk to Kensington Gardens. Highly recommended!

Pros: 1) Location was superb! Within 100m of Bayswater station. And within stone’s throw of multiple supermarkets and eateries. 2) Breakfast is good. Happy we got the option for breakfast. Cons: 1) Myself and guests of three other rooms got locked out of the hotel door at around 9pm. Our access cards which was supposed to give us entry wouldn’t work and reception was not around. Waited outside for 15 mins. 2) Stayed there for four nights. Room was not cleaned for the first three mornings despite hanging the door sign for make my room. On the fourth morning I experimented by not hanging any sign and voila my room was cleaned. 3) Room is rather small, but I guess that’s expected for London. 4) Friend in another room who stayed closer to the bar experienced loud music playing coming from the other establishment. Front desk was less than happy to listen to his feedback and no resolution was offered. 5) Warm shower is only good for one person. My partner always showers before me and when I shower right after her, the water becomes freezing cold after.

Very noisy! My room was above a restaurant that played loud music until late into the night every night. The rooms are not sound proofed so you can hear everyone in the building like they are sat in your room. I kept being woken by people walking in the corridor and even on the floor above. It’s a shame as the rooms themselves are done to a good standard and the staff were friendly.

Very nice and clean hotel. Good location and conveniently located by Bayswater Tube station. (2 minute walk) Room was very nice and clean, but a little bit too small. We had to walk around our luggage and the bathroom was very tight. Very friendly and helpful staff.

Location was good, room was clean but extremely small. I was disturbed late at night by the receptionist who came knocking at my door, when I answered, she looked at me, muttered something, apologised and left. I still have no idea what it was all about.

Clean, tidy and comfortable however don't expect a big room as they are small and compact and not designed to spend more than a couple of nights.

Room tiny (no space for big bags) but adequate for a short stay. Bit noisy but maybe not so bad if you don't happen to have room next to lift. Comfortable bed. Hotel in excellent location, very convenient to tube and Kensington Gardens/Hyde Park for walks.

We loved our stay here! Only a 10-15 minute walk from Paddington Station, 3-4 minutes from Bayswater and Queensland as well. Lots of shops for food and other needs just right outside. Staff was friendly and helpful and the room was clean and nice. We would for sure stay here again!

Beds were comfortable. Room sparse but fine. Very dirty. My feet were filthy walking from the shower to bed 6 feet. Soiled underwear in the drawer. Bathroom cup dirty and hair in it. Blood on new white towels. I kept asking to have the floors vacuumed but they never were. The floors were not carpeted which is great for keeping clean but they were never vacuumed or mopped.

Location great for Hyde Park and museums - in a good road of restaurants. Staff nice. Room was small, but ok. Slept well and shower good. Main complaint would be the need to take a £50 per room deposit and not return the money for 7 working days. Not many other hotels do this.

Nice staff, uncomfortable bed.
Hotel staff were friendly and helpful. The biggest problem -- and it was a significant problem for us because getting good sleep is important for us to enjoy our vacations -- was that the bed was very very hard. I like a firm mattress, but the mattress (single thin mattress, no bed springs) was extremely hard. Neither of us slept well and my wife woke with significant back and hip pain both nights. I would urge the owners to invest in higher quality mattresses. Your future customers would very much appreciate it, and I am sure the costs would be returned by repeat customers.

Great Location near Bayswater Tube Stop. Nice Staff. My room was awful, the rug looked gross and the bathroom tiles were cracked. Construction on the room nextdoor commenced at 7AM every morning. Grinding, hammering. banging. One day housekeeping did not clean my room. I had good expectations from reviews I read, but now I feel like they were talking about some other hotel. Overall it was disappointing.

First of all I was promised a room with a view. I was given a room on a floor clearly under construction from all the plaster board everywhere . The room was dirty and not clean. The toilet door did not close . The socket for the kettle in the room had been installed in such a way I could not plug it in. So I was woken up at 7am by builders in the room opposite banging away. I called reception to ask them to stop as I’d like a lie in. The works continued. I called a second time and again was told there was no one working opposite my room but they would check it out. When the works did not stop I called again but this time they were not answering the phone. I decided to go to reception but had to get past the builders carrying big boards of plaster in the corridor to get to the lift. Once in reception I asked the receptionist why the works were more important than the customer. Her response was you only paid £40 for your room. I actually paid £62 and it wasn’t worth £10. The receptionist “Tatiana” was the rudest receptionist I have ever come across in my life. She told me to go and complain online and she did not want to discuss it with me. She then looked me in the eye and said there are no builders here as I was clearly imagining the banging. The service and customer care was awful and I was made to feel awful for not being ok with being woke up at 7am by builders. This is an awful place to stay which should be avoided at all costs .
