A fully refundable £800 damage deposit is required, covering potential damage, rule violations, or lost keys. Maximum occupancy: 4 guests, including children and infants. Property Details: This spacious 50-sqm apartment offers a flexible living space with a sofa bed, flat-screen TV, and dining table. The high-speed Wi-Fi (1 Gbps) is perfect for remote work and streaming. The fully equipped kitchen includes a kettle, toaster, refrigerator, stove, Dolce Gusto coffee machine, and dishwasher. Pots, pans, cutlery, and kitchen utensils are also provided. The apartment has a combined washer and dryer for your convenience. The bedroom features a double bed with a high-quality mattress, and all linens and towels are professionally laundered. The bathroom includes a shower/bathtub, toilet, sink, and complimentary toiletries (shampoo, shower gel, hand soap, and toilet paper). The apartment is heated during the winter months and has portable fans (no air conditioning). It is professionally cleaned and sanitized before each stay. Important Information and Policies: \- Check-in: From 3:00 PM (late check-in fees may apply after 7:00 PM; late check-in requires prior approval) \- Check-out: By 10:00 AM \- £800 damage deposit required prior to arrival \- Strictly non-smoking \- No pets allowed \- Not suitable for parties, events, or photoshoots; max occupancy: 4 people \- Main booker must be at least 35 years old; unaccompanied minors are not allowed \- A noise monitoring device is installed for extra security and peace of mind (not in sleeping areas or bathrooms) A baby bed can be provided upon request for an additional fee of £40 for your stay. House Rules and Policies ID Verification: All guests are required to submit a copy of their ID in advance for verification. On-site verification is not available, so ID must be received before check-in details are shared. Age Requirement: Minimum check-in age is 35\. This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to £800\. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival. Check-In/Check-Out Times: Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM.
