Property Details:  
This 58-sqm apartment is located on the 6th floor with an elevator. The living area is furnished with a sofa bed, a flat-screen TV and dining table and chairs and can also be used as a work-from-home space. There is a high-speed Wi-Fi Internet connection (1/Gbps) suitable for working from home and making video calls.   
  
The fully equipped kitchen has an electric tea kettle, sink, toaster, refrigerator, stove, Nespresso Vertuo coffee machine, and more. Full sets of dishes, cutlery and crockery are provided along with pots, pans and kitchen utensils. The apartment has a combination clothes washer. An iron and ironing board, vacuum, mop and broom are available.   
  
The bedroom is furnished with a double bed and a superior quality mattress. The living room features a comfortable double sofa bed. Professionally laundered sheets, comforters, pillows and pillowcases are provided to you, as well as bath towels for each guest. The flat has one bathroom accessible via the hallway with a shower/bathtub, toilet and sink. The bathroom is equipped with a hair dryer plus complementary toilet rolls, shampoo, shower gel and hand soap to start your stay.   
  
Our guests’ safety is our top priority, which is why the flat is professionally cleaned and sanitized before each arrival. The apartment is heated throughout during the winter months. There is no air conditioning, but portable fans are provided.   
  
Important Information and Policies  
\- Please inquire for more information about the cancellation policy.  
\- Check-in starts from 3:00PM. Late check-in fees may apply after 7:00PM (see below). Late check-in is subject to availability and it needs to be scheduled at least 24 h before arrival. The host reserves the right to decline a late check-in if the guest does not meet all the check-in requirements.  
\- Check-out is by 10:00AM.   
\- Damage Deposit: A refundable damage deposit of £800 must be paid via a secure payment link before arrival  
\- Strictly NON-smoking.   
\- Pets NOT allowed  
\- The apartment is NOT suitable for parties, events and photoshoots and the maximum number of guests should never exceed 4 people.  
\- Minimum age. The main booker must be at least 35 years of age or older. Unaccompanied minors are not allowed.   
\- Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom.  
  
A baby bed can be provided upon request for an additional fee of £40 for your stay. A baby chair can be provided for £40\. Both can be provide for £60\. Please inquire once your reservation is confirmed.  
\*Management may occasionally need access to the property for maintenance, inspections, or viewings. This will always be arranged with prior notice between 8:00 and 19:00, except in the rare case of an emergency requiring immediate attention.  
\*Property may differ slightly from photos due to updates or rearrangements.  
  
House Rules and Policies  
  
ID Verification: All guests are required to submit a copy of their ID in advance for verification. On-site verification is not available, so ID must be received before check-in details are shared.  
  
Age Requirement: Minimum check-in age is 35\. Management reserves the right to refuse service to any guest exhibiting rude or disrespectful behavior. Any harassment or verbal abuse directed toward our staff will result in immediate termination of your stay without a refund.  
  
Policy Violations: Any breach of these rules will lead to an immediate cancellation of your reservation. Violations such as smoking, noise complaints, or improper trash disposal will incur fines up to £800.  
  
Self-Check-In: Pick up property keys from a nearby location using a confirmation code provided after reservation confirmation. Self check-in is autonomous; no one will be on-site to meet you. For arrivals post-7:00 PM, support from our reservations team cannot be guaranteed, so please inform us in advance of any delays.  
  
Check-Out: Upon departure, please leave the apartment as you found it, ensuring all lights, appliances, and heating/cooling systems are turned off. Follow the provided check-out instructions to return keys properly.  
  
Cleaning and Linen Fees: Our fees reflect courteous guest use (cleaning up, storing dishes, and leaving the space as found). This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to £800\. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival.  
  
Check-In/Check-Out Times:  
  
Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM.  
Late Check-In: £50 fee between 7:00 PM - 10:00 PM; £90 after 10:00 PM. After 1:00 AM: £120\.   
Late Check-Out: Must be approved in advance. Unauthorized late check-outs will be charged at the full nightly rate.  
Keys: Lost or damaged keys/key fobs will incur a fee of £200 for keys and £300 for key fobs. Please follow the check-out process carefully to ensure keys are returned as directed.  
  
Mail and Packages: No deliveries or mail may be sent to this address due to privacy concerns. Any unapproved items will be refused.  
  
Maintenance Requests: We work with the property management team to address maintenance issues. Non-urgent issues (e.g., blinds, curtains) will be addressed after any emergency needs.  
  
No Pets Allowed: Please refer to the pet policy for further details.  
  
No Parties: A strict no-party policy is enforced. Violations (parties, gatherings, or unapproved guests) will incur a fine of up to £10,000.  
  
Quiet Hours: Between 10:00 PM and 7:00 AM, please respect quiet hours by limiting noise, refraining from wearing shoes inside, and avoiding loud activities.  
  
Non-Smoking Property: Smoking is strictly prohibited both indoors and in any building common areas. Violations will result in forfeiture of the damage deposit. By booking, you acknowledge and agree to abide by these house rules.
