The Cottage at Ripsley has a private gate that opens directly onto the South Downs with plenty of S Downs trust walks on your doorstep as well the coast and London close by ( 45 mins to the beach, 1 hour to Waterloo) . We're situated in a designated Area of Outstanding Natural Beauty and Dark Skies area yet there are lovely market towns, well known ones such as Petworth ( for antiques and Midhurst for the polo. The Cottage at Ripsley is a great place to get away from it all yet well placed for beach and city day trips - there's a huge choice of places to visit nearby, on the coast, in local cities and towns and in the countryside. We send all guests prior to their arrival a PDF that covers recommended walks/cycle routes, places to visit, local recommended pubs/restaurants and a wide variety of outdoor sports and activities that can be prebooked before your stay. The pool is open from mid May to mid September, and is availalbe to guests, Monday - Saturday, 9am to 1.30pm, the shade appears later on the pool. We are close to Chichester, Portsmouth, Southhampton, Winchester, Goodwood, Witterings beaches and the Surrey hills and well placed for cyclists, walkers, couples and families. The cottage has a sunny patio area with BBQ and furniture for sitting outside, this leads onto the large lawn with badminton and a football net. Garden games such as giant chess and cricket are stored in the cottage for your use . The azalea grove is next to the cottage, this has a fire pit and is a peaceful, lovely area to relax in in the evening. BTW we have a 9 yr old chocolate labrador called Maddie who you may see, she has no access to the cottage, but if you'd like, is open to playing ball games! We can let you know of local food delivery services and if you require extra help with housekeeping, washing and ironing we can arrange this with prior notice. THE COTTAGE SPACE : There are two sitting areas, one in the kitchen/sitting room area upstairs and downstairs in the sitting room/games room where the smart TV/DVD is situated as well as the double sofa bed and downstairs w/c, pool table and table tennis. Apart from central heating there are two woodburning stoves - one in the sitting room/games room, the other in the master bedroom. A basket of logs and kindling is supplied and the log shed for top ups and the fire pit is situated in the azalea grove. The downstairs sitting room has a table tennis table, DVDs, board games and a pool table. There is smart 52” TV, great for cosy nights in and there is a library of DVD's in the bookcase . In the sitting area there is a woodburning stove and a double sofa bed. Upstairs there is a shower room with power shower with w/c , an ensuite bath to the master bedroom and a w/c downstairs. The second bedroom has a double bed and a sleigh day bed that can also be used as a cot bed for children up the age of 9yrs. There is room in both bedrooms for a truckle mattress. Guest access : The entire cottage is available to guests and there is a separate entrance to the cottage. Parking is available for up to three cars. Outdoor and indoor toys/boardgames are available as well as a football net, fire pit and tree swing in the garden. Other games include croquet, Badminton and cricket. Extra info: If 2 guests are using both bedrooms, there is an added one off cleaning charge of £25. If 3 guests are using both bedrooms and the sofa bed or truckle mattress there is an added one off cleaning charge of £35. Please let us know prior to your arrival If you would like to use our housekeeping service. Your clothes will be washed for £15 per load, otherwise there is a laundry pick up service. If guests are staying for longer than a week there is a £50 cleaning fee per week paid directly to housekeeping to clean the cottage and change linens and towels. House rules: The cottage is a shoe and smoke free zone, thank you! Due to family life, the cottage is not appropriate for guests wanting to invite friends and guests over to the cottage. Please do not move the furniture/ pool/tabel tennis table as this can scratch the flooring. Cottage is more than large enough for the two of us, Nice hikes possible from the cottage, but of course many options in the rest of the South Downs park. The cottage was perfect for the 4 of us with more space than we were expecting. We had a great time playing games and sitting round the log fire talking. The wi-fi was also good which was great for streaming movies etc. The weather was a bit wild when we were there so we didnt get the most from the walks that are on the door step. Great location, fantastic views and wonderful amenities at the cottage. We ended each evening with ping pong and pool! The kitchen set up was easy to navigate and the access to Liphook was useful for runs to the shop or even a take out pizza from Guido's. We had a lovely family stay in this sweet cottage, on beautiful grounds. We were lucky to have exclusive use of the amazing gardens and pool. The host Susie was wonderful and could not have been more helpful and kind. She stocked the cottage with toys for our kids, and gave us so many helpful tips about places to go. The house is in some beautiful grounds near a cricket pitch with access to the downs very close. The house was spotless with lots of extras like pool table tennis and table tennis. We went during school holidays so couldn't use the swimming pool but there was lots to do locally. The cottage is situated very near beautiful National Trust walks. Aug 6, 2017 #### Perfect Cottage in the Country We cannot say enough good things about our stay. The owner Susie was a pleasure to deal with. The property is beautiful and very well maintained. My wife and I stayed at the cottage for five days. The cottage itself is comfortable and charming. The kitchen is well equipped with plenty of dishware and new appliances. We enjoyed having wine and cheese on the downstairs patio in the evenings and walking though the South Downs. The shower is brilliant. Everything you might need to buy can be found in Liphook, which is just a few minutes drive away. The A3 is conveniently close. The nearby Rising Sun pub has great food, a good atmosphere and is worth a visit. Our walk to the Deers Hut pub was one of our favorite days, although the paths through parts of the Downs are not very well marked - nothing a gps can't resolve for you.
