The villa backs onto tranquil bushland, where local wildlife—including kangaroos—make regular appearances in the late afternoon.  
Situated within a secure, resort-style complex, the villa offers both privacy and convenience. It’s far enough from the pool area for peace and quiet, yet just a short stroll away. Follow a grassy path through the grounds to a sand track, leading you straight onto the beach for swimming, kayaking, fishing, or simply unwinding at sunset.  
The private backyard is ideal for relaxing or entertaining, and the home includes a lockable garage for two cars plus room for 2–3 additional vehicles on the paved driveway. Comfortable Living: Beach Break Villa - Villa 24 in Ledge Point offers 2 spacious living areas, air-conditioning and north facing for warmth and sunsets. The fully equipped kitchen includes a refrigerator, T6 Thermomix, microwave, oven, toaster, air fryer ,kettle and a pod coffee machine.  
  
Modern Amenities: Guests can enjoy a 75 inch smart tv, extra ensuite bathroom, and barbecue facilities. The property includes a balcony with ocean and bush views, secured outdoor space, free Wi-Fi and board games.  
  
Leisure Facilities: two adult bikes provided, two fishing rods provided, tennis rackets provided for the shared tennis courts, a shared villa games room with foosball and a shared villa solar heated pool.  
  
Convenient Location: Located 128 km from Perth Airport, the villa provides easy access to local attractions. The surrounding area offers various activities, ensuring a memorable stay.  
  
No school leavers will be accepted at this property. No under 25 adult groups unless approved by owner.

This part of WAs coast is recognized internationally as one of the great windsurfing venues. Sport and entertainment in the village centres on the Country Club, with its golf course, bowling greens and tennis facilities.  
Just south of the village is where the Dutch East Indies ship, the Verguilde Draeck, or Gilt Dragon, went down after striking reefs in 1646. Some 70 mariners were marooned ashore, never to be rescued.
