Renovated Dog Friendly Room w Hot Tub Leadville-B

**Please note there is a $40 pet fee per pet per stay. There will be an additional $50 fine if pets were brought to the property without notifying us. Due to an allergy one of our staff has, we are unable to host cats. This room is dog friendly, not cat friendly. **

Newly renovated, 1 bedroom with a small living room. Located at downtown Leadville. Walking distance to brewery, restaurants, museums, trails, skiing and everything Leadville has to offer. Come stay with us and soak in the hot tub!

You will have the entire unit to your self. This includes 1 bedroom, 1 small kitchen/living room and 1 bathroom. The unit also includes TVs with direct TV services, a small couch and coffee table to hangout.

Kitchen provides basic cookware, utensils, cups, coffee, kettle for tea and a french press coffee maker.

Towels and bathroom essentials are provided, this is a stand up shower with a bath tub. We have a private parking lot where guests can park. NO TRAILER FOR THIS UNIT. The parking space is not big enough for a trailer. If you have a trailer, there's plenty of street parking, or you can book Cabin A (you can find it under my profile), which has enough parking space for truck and trailer parking. We do our best to plow the parking lot, but when it snows, inevitably it will become slippery, please be careful walking in the parking lot. No smoking is allowed on the property inside or outside. If you need to smoke, feel free to go to the sidewalk next to the property.

You will have access to a shared hot tub. The hot tub is shared with one other unit. Hot Tub hours are between 7:30am-10pm. PLEASE NOTE, NO LOUD MUSIC AT HOT TUB AREA. QUIET HOURS FROM 7:30PM-10:00PM. NOT OBSERVING HOT TUB RULES WILL RESULT IN YOUR RESERVATION BEING CANCLED IMMEDIATELY WITH NO REFUND.

We are right on the main street of Leadville. Two Mile Hi brewery is right across the street. There is also a gas station across the street providing basic services. We love High Mountain Pies, they have amazing pizza and wings, Tennessee Pass Café has one of the best brussels sprouts in town, they also have some delicious burgers/sandwich. If you are a meat eater, check out Qincys, their bacon wrapped fillet mignon is on point....they also serve prime ribs on weekends. All these restaurants are less than 5 minutes walk away.

We love chatting with our guests and do the best we can to ensure our guests have a great experience! But we also want to respect if you want your personal space. Just don't hesitate to reach out if you need anything or have any questions!

If you want to check out down town Leadville, it's a short 5-10 minutes walk. We are also close to a bunch of trail heads and ski resorts. We'd recommend a car if you want to enjoy the 100 miles + trail system in Leadville or go shred at the skiing resorts.

We are conveniently located at the heart of Leadville. Walking distance to brewery, restaurants, Tabor Opera House and everything Leadville has to offer. We are surrounded by 14ers that waiting for you to conquer. Snowmobiling, hiking, snows shoeing, skiing, snowboarding, off-roading, mountain biking trails are all within a short 10 minute drive away!
Any violation of the following house rules may result in cancellations of the reservation without a refund.

1. Please notify us if you are bringing a pet, there is a pet fee of $40 per pet per stay. There will be an additional 50 dollar fine if we found pets were brought to the property without notifying us.

2. Due to insurance limitations, we cannot accommodate Pitbull, Rottweiler and German Shepherd. For other breeds, if your dog ever shows any signs of aggression, or scars any other guests, we have the right to cancel your reservation without a refund.

3. Only guests indicated in the reservation are allowed on the property, we want to ensure everyone has a nice and quiet space to rest.

4. Never leave your pet alone in the room, there are a few doggie daycares within 5 minutes drive.

5. No parties allowed, quiet hours from 9pm-7am.

6. No smoking on the property, if you need to smoke, please go to the sidewalk next to the building.

7. As much as we love cats, unfortunately, one of our staff members is allergic to cats, so we are not able to have cats in our rooms.

WAIVER OF LIABILITY & HOLD HARMLESS AGREEMENT

The Property located at 1 Harrison Avenue, Leadville, CO 80461 (“Property” or “Premises”)

1. In consideration for receiving permission to be on the Property/Premises owned by Leadville Motor Lodge, a Colorado Limited Liability Company and operated by Two Mile High Operations LLC, a Colorado Limited Liability Company hereby release, waive, discharge and covenant not to sue, Colorado Adventure Company and Two Mile High Operations LLC, its shareholders, directors, officers, servants, agents, contractors and employees (hereinafter referred to as “releases”) from any and all liability, claims, demands, actions and causes of action whatsoever arising out of or relating to any loss, damage or injury, including death, that may be sustained by me, my employees, subcontractors, guests or anyone else caused by or incidental to my electing to have access to this property/land, or to any property belonging to me, whether caused by the negligence of the releases, or otherwise, while on or upon the premises, while in transit to or from the premises, or in any place or places connected with the Property/Premises. I understand the risks involved in being on this property/premises, and I recognize and agree to accept that any activity/activities involves risk of injury while being on this property/premises, and I assume all risks associated with it, including but not limited to property damage or loss, minor bodily injury, severe bodily injury, infection and death. I am voluntarily entering onto the Property/Premises with the knowledge of the risks involved and hereby agree to accept any and all inherent risks of property damage, bodily injury, or death.

2. I am fully aware of risks and hazards connected with being on the Property/Premises, and I am fully aware that there may be risks and hazards unknown to me connected with being on the Property/Premises, and I hereby elect to voluntarily be on and upon, to enter upon the above-named Property/Premises and engage in activities knowing that conditions may be hazardous, or may become hazardous or dangerous to me and my property. I voluntarily assume full responsibility for any risks of loss, property damage or personal injury, including death, that may be sustained by me, or any loss or damage to property owned by me, as a result of my being on the premises, whether caused by the negligence of releases or otherwise.

3. I further hereby agree to indemnify, defend and save and hold harmless the releasees and each of them, from any loss, liability, damage or costs they may incur due to my being on the Property/Premises, whether caused by the negligence of any or all of the releasees, or otherwise.

4. It is my express intent that this Release shall bind me, my company or the employer who employs me to furnish services for which I have agreed to enter upon the Property/Premises, the members of my family and spouse, if I am alive, and my heirs, assigns and personal representative, if I am deceased, and shall be deemed as a Release, Waiver, Discharge and Covenant Not to Sue the above named releases, their family members, officers, servants, agents and employees.

READ CAREFULLY – BY MAKING THIS RESERVATION YOU MAY GIVE UP IMPORTANT LEGAL RIGHTS.

By making this reservation, I acknowledge and represent that:

Place was clean and comfortable. Hot tub was clean and warm, but not very powerful some of the jets did not work 😔. Most of the time we did not have hot water. There is a tea kettle to heat water todo the dishes. Adequate dishes, no prepping bowls. Plenty of towels and blankets. Extra rags under sink was great to use for the dogs. Not recommended for people with mobility issues. Platform bed is low and high step to get into bathroom.

Everything was amazing aside from the entrance outside the front door to the car was a sheet of ice. Made entry difficult with luggage and leaving to and from. It eventually snowed and a plow came through which helped as it covered up the ice but was tough going until that occurred. Everything else was great and would stay again

Very cute little cabin with adequate room to blow up an airbed for the kids in the main room. Hot tub was a huge plus, but would recommend having towels for the hot tub or bringing your own. Cabin was cleaned and cutely decorated. Overall, would definitely recommend this for a perfect little get-away!

Quaint and Easy Access to Downtown
We were surprisingly pleased with our small downtown "cabin" tucked away at the end of downtown Leadville. It was cozy and the kingsize bed was comfy. Things we love about our stay... 1. Close and walkable to downtown 2. Easy access (less than a 1/4 mile) to the Mineral Belt Trail 3. Fast wi-fi 4. Fridge was stocked with bottled water and canned drinks 5. Great communication pre-trip from the host Not deal breakers but things we would like to see on our next stay... 1. A couple of extra cutting boards and a colander in the kitchen 2. Extra pillows and blankets 3. A little bit bigger and more comfortable sofa 4. Large door mat in the hallway to make taking off snowy boots and shoes easier Overall we loved out stay in Leadville and the accommodations provided by our hosts.
