We've lovingly maintained original design elements and refreshed key areas. This is an active vacation rental — expect minor scuffs and touch-ups. Our pool equipment is modern and well-maintained, controlled via phone app. Desert Living: This is a suburban home bordering the Nevada desert. We have regular pest service, but ants, spiders, and occasionally scorpions are part of desert life. Don't go barefoot outside at night. Vegas windstorms can bring debris to the pool between service visits. If you demand: • Brand-new construction • Zero chance of pests • Guaranteed immaculate pool 24/7 ...this might \*not\* be the right fit. If you have reasonable expectations and want a great Vegas experience, we welcome you! HOUSE GUIDELINES Occupancy & Guests: • Henderson permits up to 10 adults • Maximum 14 daytime guests (including visitors) • Young children may allow flexibility — please inquire • This is a residential neighborhood, not a party venue Noise & Quiet Hours: • Quiet hours: 10pm-7am weekdays, 10pm-10am weekends • No outdoor music • Keep noise under 70dB during the day, 60dB during quiet hours • Pool and spa must be vacated during quiet hours (enjoy them all day!) • Take the party inside after 10pm — or better yet, leave it on the Strip! Guarantees & Refunds: While we strive to keep our home and its amenities fully functioning, there may be occasional defects, missing appliances or ongoing repairs. We do our best to notify guests before their stay, and advise guests that by default we will not issue refunds for temporarily unavailable amenities. ADDITIONAL CHARGES \- $15 per night per overnight guest above the first 4 persons (plus taxes/fees, automatically charged by the platform based on group size) \- $100 per 5 degrees to heat the pool \*beyond\* 85 degrees. Only 15-20 minutes from the Vegas Strip. Owner was very accommodating and answered questions promptly. He let us check in early. The house had all the amenities of home. The yard was the best part. We had a great time enjoying the pool with the hot weather. There were 8 of us, my husband and I, my dad and our 5 adult children. We had plenty of space. My three adult children and I and four grandchildren stayed at the home. It was absolutely perfect for us. The hosts have made it very special and have paid attention to detail in every area. It had spacious rooms and killer HVAC that cooled us off in the hot Vegas summer! It was less than 10 min drive to Green Valley Ranch was a 5 minute walk to a very nice park. I can’t say enough good things about this stay. It was about a 15-20 min beautiful drive to the strip, quiet neighborhood, and we had all the basic necessities we needed to stay for the week without having to go pick up from the store once we arrived. Pool table inside, ping pong table, pool, and grill outside, lots of space inside for our family of 6\. The back yard area was beautiful and pool was fantastic with water fall as pictured. It was also fenced in for privacy. Multi level with stairs and open floor plan made it easy to spend time with my entire family while relaxing in main living area and not missing out on anything. Home is well maintained as pool guy came during our stay and the host had informed us of this so it was not a surprise to us, also pest control maintenance guy came to spray outside. We saw no signs of bugs and house was so clean upon arrival. The host was very responsive and easy to work with. We would definitely return! ##### JANICE Q. My team of 5 stayed for a full week while in town for a trade show. We loved having so many indoor and outdoor spaces to hang, entertain, be alone and work. We requested early check-in (twice) and were accommodated immediately. I realize that properties are under heavy use and would imagine that there is a "cycle" when updates, deep cleanings, and fresh paint jobs are done.I say that because I'm thinking that we may have been towards the end of the "cycle". The pool and spa are an obvious highlight, but the entire backyard patio/grill area is a fabulous place to spend an afternoon or evening. We appreciated the extensive pantry and refrigerator supplies of spices, oils, condiments, etc- very thoughtful. It’s in a quiet, comfortable, safe neighborhood.
