### Family house for 10, near Berder Island, Larmor Baden

Close to Berder Island and the port of Larmor-Baden, this tastefully renovated 180 m² family home, with its elegant décor and verdant grounds, is surrounded by high stone walls, offering unforgettable moments with family and friends.  
  
The ground floor comprises a fully fitted and equipped kitchen (induction hob, oven, microwave, dishwasher, refrigerator with freezer drawers, and filter coffee maker), a first living room with a sofa and two armchairs, a second living room with a TV, Blu-ray player, and a sofa bed (190x140 cm) that can be used as a bedroom, and a dining room. There is a separate toilet with a washbasin, a bathroom with a bathtub, bidet, and washing machine (in a cupboard). A large 35 m² terrace with two awnings offers views of the grounds and glimpses of the Gulf of Morbihan through the trees. Garden furniture is provided.  
  
Upstairs: four bedrooms, two of which each have two beds (one with a single bed (90x190cm) and the other with a very comfortable bunk bed underneath (80x190cm)), storage space, and two further bedrooms each with a double bed (140x190cm), storage space, two shower rooms with shower and sink, and separate toilets.  
  
Basement extending under the entire house with a tumble dryer, boiler room, storage room, cellar, and two 200L water heaters.  
  
A wooded park, entirely enclosed by walls (minimum 1.8 m high), covering 6,700 m², includes lawns, trees, and undergrowth, with glimpses of the water (a small beach called Fontaine Beach), a landscaped area with a stone bench, and a small wooded area with a sea view. 400 m from the house, the nautical center, "47°Nautik Larmor Baden," primarily focused on sport catamarans, also offers windsurfing, stand-up paddleboarding, and, thanks to its 28-foot catamaran, the opportunity to discover the Gulf of Morbihan from a different perspective, in groups, with family, and even for young children.  
  
Berchis Beach 1.4 km away, Fontaine Beach (a short walk), Locmiquel Beach 2 km away, Berder Island 500 m away, 7 Islands Beach 3.4 km away, 300 m from the village of Larmor-Baden, 9 km from Arradon (small shops and supermarket), Vannes (the medieval city) 15 km away, 25 minutes from Vannes train station - Nantes Airport 1 hour 30 minutes away.  
Baby equipment: 1 travel cot + mattress, baby bath, and 1 high chair.
