These cameras in no way infringe upon guests' privacy, and monitor exterior portions of the home exclusively. Decks and BBQ grills may NOT be available during winter months, exterior areas may be icy. This home is not equipped with AC. Per Placer County Short term rental laws, quiet hours are from 9pm to 8am, and no street parking is permitted at any time, including boats and trailers. We recommend purchasing 3rd party trip insurance if you have concerns about canceling your reservation. Wells & Bennett Realtors requires $500 of your reservation total due upon booking and the remainder due sixty days prior to check-in. We require Vacation Rental Accidental Damage Insurance for your reservation. This costs an additional $55\. If you want to satisfy our Accidental Damage Insurance requirement another way, you can reach out to us and opt in for a refundable security deposit of $3,000. Cancellation Policy / Cancellation fee: If cancellation is made more than 60 days of arrival, a cancellation fee of $100 plus the 4% booking fee will be applied. If the cancellation is made within 60 (or less) days of arrival, the entire rent will be retained unless Wells and Bennett Realtors is able to re-rent the specified property. If the property is re-rented, a cancellation fee of $100 plus the 4% booking fee will still apply, but the remainder of rent will be refunded after the replacement guests have checked out. Holiday Booking Policy CHRISTMAS - Check-In must be by December 20th, 21st, or 22nd. There is a 5 to 7 night minimum stay required. Also the bathroom downstairs although it is shared with 2 rooms is inside them. The main room was large, spacious and clean. I liked it a lot. What I didn't like was that to get to it we have to go through a room first and sometimes out of shame we had to wait for those in the room to wake up before we could go out, although I'm not complaining that the room has a large and very nice bathroom. The locations were somewhat strange if we talk about the rooms but everything was very nice and accessible with good Internet. We were able to use the TV without problems and they had many things accessible. Really highly recommended. We hope to return ##### Estrellita M. We had a great time at the house. It’s quite cozy and served well for our winter friends trip. The TVs are roku so it had all of the streaming platforms and we were able to easily cast shows and music. The house also has bear wires at the front which can be disarmed. We felt very safe. The kitchen was well stocked and the house is located in a nice neighborhood close to a Safeway and other restaurants. The walls are not noise insulated so be prepared to hear your friends laughing downstairs are 2am. My only complaint is that one of the rooms had some trash in it when we arrived including a tamale that one of our dogs quickly found. ##### Julia V. We had the pleasure of staying at this lovely cabin, located close to Watermans Beach in Carnelian Bay. Great location to all our favorite places, hiking, beaches, mini golf, grocery store... The only reason I am giving a four-stars is that we had an issue with the plumbing in the master bathroom on day 2 of our stay, which leaked through the ceiling down to the main floor, not allowing us to use the shower for the duration of the stay. I would also point out that the garbage is small and doesn’t allow for much in the bear cans, so we had to drive our garbage out to the rental agency during their operating hours in Tahoe City. Again great place and location just had a few issues along the way. The rental agency (Jack) was very responsive to our issues and was very helpful. ##### Nicolette O. The layout and size provided the perfect amount of space for 2 small households. The cabin is in good condition and we would stay again. Having to go out of the way to pick up and drop off keys was a drawback. We enjoyed our recent stay, cute charming house, nice neighborhood and location was so close to beach and mini golf! Plenty of room for my family of 6, and my parents also joined us for a night. It ended up being chilly so we enjoyed doing a puzzle, playing games and watching movies inside! The front deck was great for eating dinner and enjoying the surroundings. The only draw back, which isn’t even really a draw back, was having so many personal pictures throughout, just was surprising for a rental. We’d definitely rent here again! ##### Sara V.
