Feel right at home in this newly renovated charming family home; Featuring brand new updates, brand new stainless steel appliances and a designers touch. The master bedroom features a King bed. The other 4 bedrooms are complete with a Queen sized beds. All bedrooms are equipped with brand new linens, new memory foam mattresses and room darkening curtains. This home can accommodate up to 12 guests but is most suitable for up to 11\. Enjoy a spacious fully fenced backyard with a large fire pit, large outdoor dining area. Smart TV for all your streaming needs and in-house washer and dryer. Check-in with secure smart lock code that is sent to you prior to arrival. This home is private and not shared. Guests are responsible for their own consumables after the initial reserve provided is used. ➤A fully refundable $150 security deposit is required. It is collected securely through our trusted property management system and covers incidents such as intentional damage to linens or lost keys/fobs. ➤Guests must provide a government-issued ID and complete a screening form through our verified property management platform. ➤Failure to complete the ID verification or security deposit process will result in a canceled reservation with no refund. ➤Note: The individual making the booking must be the one staying at the property. The credit card on file must match the booker\`s name. Valid government-issued ID and a signed rental agreement are required prior to check-in. Check-in: Flexible after 4pm Check-out: 11AM Quiet Hours: 10PM on weeknights, 11PM on weekends \- SECURITY DEPOSIT A security deposit will be collected to cover specific incidents such as lost or unreturned keys/fobs, or damage to/staining of household linens. All guests must dispose of cigarette butts in a specified container and thrown out off the property. \*\*Smoking indoors will result in a $500.00 fine. Evidence of pets inside the property will result in a $100.00 fine charged to guests. \- NO PARTIES. \*\*There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.\*\* \- NO UNREGISTERED GUESTS inside the property at anytime. All guests must be registered for liability purposes. \*\*A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.\*\* \- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations. \*\*$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.\*\* Check-In Instructions Please walk up to the small flight of stairs to the main door. Enter the door code, 9371\. Once the green light flashes, turn the knob and enter the house. To lock the door from the outside, simply press the \`lock\` button. Please make sure the door is fully closed as the deadbolt will not latch if it is not properly closed. \*\*Please be advised that the door may not lock automatically. You will have to make sure it is locked before you leave the house.\*\* \*\*Reservation Extension Policy: Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty. All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners. Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee. Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes. \- PARKING is available for one vehicle in the parking lot. \*\*Guests are responsible for any extra vehicle.\*\* \- GARBAGE is to be separated, bagged, sealed, and thrown out in the appropriate bins. Garbage (black bin), Recycling (blue bin), and Organics (green bin). Please put all waste from the unit to the appropriate outdoor bins for city pick-up. \*\*Please put all waste in the appropriate bins located at the bottom of the stairs outdoors. \*\* \- LOCK ALL WINDOWS & DOORS if you are not home.
