### Charming Farmhouse with Private Pool & Garden near Paris

On a farm near La Ferté-Vidame and Parc Saint-Simon, the illustrious memorialist of the Sun King, this old bourgeois house of character stands in a calm, natural, and verdant setting. An ideal location, 90 minutes from Paris and 10 minutes from Verneuil-sur-Avre (Center Parcs). Horseback riding, golf, treetop adventure park, paintball, etc.  
  
Terraced house (160 m²) with no overlooked views at the back of the farm, guaranteed tranquility, with its pond (access via gate), located near the Senonches forest (mushrooms) and in the heart of the Perche Regional Natural Park. It comprises:  
  
On the ground floor:  
Equipped kitchen with refrigerator/freezer, gas stove, dishwasher, and microwave  
Living room with TV, DVD player, and Wi-Fi access  
Dining room  
Bathroom with washing machine, separate toilet  
  
Upstairs:  
1 bedroom with 1 queen-size bed (bed and baby equipment)  
1 bedroom with 1 queen-size bed and 1 single bed  
1 bedroom with 1 double bed and 1 single bed  
1 bedroom with 1 double bed and 1 single bed  
1 bedroom with 1 double bed  
Hallway with 1 single bed  
Bathroom Shower/WC. Enclosed wooded garden (1000 m²) with garden furniture, barbecue, swing, ping-pong, pond with access through a locked gate (fishing permitted and free). Pétanque court.  
Swimming pool located on the hosts' property. It is heated and covered (open from April 12th to mid-October, depending on the weather). Dimensions: 8 x 4 m, depth: 1.10 to 1.70 m): unsupervised swimming. Pool open: 9 \[hidden\] to 7 \[hidden\]  
  
Tours of the farm are possible.  
  
Pets are not allowed. There are no adapted facilities.  
Due to the unsupervised bodies of water (pond, swimming pool), the owners decline all responsibility in the event of an accident; the same applies to the agricultural part of the farm (stable, tractor barn, etc.).  
  
Weekly rental hours: Saturday arrival at 4 \[hidden\] and Saturday departure at 10 \[hidden\]  
Weekend rental hours: Friday arrival at 6 \[hidden\] and Sunday departure at 6 \[hidden\] Flexibility is available.  
  
Property managed by a professional. Unless stated, services such as cleaning, bed linen, towels etc. are not included in the price of this rental. If pets are allowed (information in the advertisement), charges may be applicable.

From Paris, take the N12 to Verneuil sur Avre. At Verneuil, take the D941 towards La Ferté Vidame. Drive about 12 km then turn right towards La Chapelle-Fortin. At the second crossroads, turn left. The gîte is at "L'Epinay" (on the right).
