We would love to invite you to stay at Villa Alexia and hope you enjoy it there as much as we do! Luxury 3 bedroom villa, master ensuite, furnished to an extremely high standard with air conditioning throughout and sea views. There is a private heated pool (heating is an optional extra) with walk-in Roman steps set within the large landscaped gardens which feature palm trees, fruit trees, large patio area and BBQ. Villa Alexia - Outside / Garden / Pool Area: The Villa is situated in a peaceful location with sea views, set in beautiful gardens including large grassy area for relaxing by the pool, fruit trees (including lemon and lime) and palm trees. The private pool is 8 x 4 meters with shallow walk in Roman steps (ideal for children or elderly). There is an optional extra to have the pool heated at £18 per day - please contact us for further information on this There are 3 separate patio doors leading from the downstairs living area. These open onto 2 separate patio areas. The first patio is a secluded shady patio ideal for reading and relaxing, and the second is a large patio area, with an in built BBQ and outside dining for 6 on the veranda (which is part covered to provide shade when needed). This second patio overlooks the pool and is ideal for parents to relax on whilst watching their older children play. There are also sun loungers right next to the pool and the walk in steps to sit on if enjoying the pool with younger children. There is also a lovely decking area with two further sun loungers on and we have an outside shower next to the pool for rinsing off before you enter or just to cool off after sunbathing. There are numerous sun loungers available to relax by the pool with comfortable cushions on and umbrellas for shade if needed. The villa also benefits from a lovely gentle breeze for much of the year, which can take the edge off the heat in the summer. We have a large storage container outside (underneath the kitchen window) with lots of toys, inflatables etc for all ages to enjoy in the garden and pool. Villa Alexia - Inside the villa: Downstairs is a spacious contemporary open-plan design with ample room for up to 6 people to dine. The kitchen is well equipped and boasts granite worktops, Italian units and features all mod cons including dishwasher, microwave and washing machine. In the lounge area there are comfortable leather chairs and a satellite TV and DVD Player which can play CD's. The TV has access to lots of channels including kids and sports channels. There is a downstairs bathroom with a toilet and sink for easy use in the daytime. The master bedroom has a Queen size 5' bed with en-suite which features WC, sink and shower. There are also patio doors leading from the master bedroom onto a balcony which allows guests to wake up to beautiful sea views from the comfort of their bed. On the balcony is a small table and 2 chairs to relax on and enjoy. The master bedroom has large fitted wardrobes and a vanity unit and TV. The bedroom benefits from blackout blinds and aircon to ensure a good nights sleep. There are also two further double bedrooms each with twin beds, and a modern family bathroom with a bath and shower. All bedrooms have generous wardrobe space and are fitted with blackout blinds and aircon to ensure a good nights sleep for all. The Villa is also fully air conditioned throughout with remote control adjustment. The air conditioning units have a heating option if needed in the winter months. The Villa is very well equipped for small children with a selection of toys (inside and outside), a highchair a travel cot, chidrens cutlery, microwave and plastic plates, bowls and cups. The villa has a reliable Wifi connection both upstairs and downstairs which also works effectively on the patio area outside. The area: Cyprus has a SUPERB CLIMATE, TRADITION, AMBIENCE COMBINED WITH EXCELLENT FACILITIES Cyprus enjoys a Mediterranean climate with abundant sunshine all year round that averages over 320 days sunshine per year. The Paphos area has the finest climate on the island with cooler summers and short mild winters making the villa an ideal all year round family holiday destination which people return to year after year. With such an excellent climate, Cyprus enjoys a longer than average golfing season. Winters are extremely mild with average temperatures of 15–20C (59-68F), a superb climate for golfers. Situated on the prestigous Secret Valley golf course in Cyprus, the villa provides an ideal destination for all year round Cyprus golf holidays. The golf course at Secret Valley lies in a scenic valley hidden amongst mature trees and stunning rock formations and is surrounded by cooling ocean breezes. Villa très fonctionnelle avec un très beau jardin fleuri. Gros point positif pour le chauffage de la piscine qui permet d'obtenir une température très confortable même par temps frais. Propreté impeccable, beaucoup de documentation disponible, cuisine bien fournie en équipements, sièges autour de la piscine nombreux, confortables et en bon état, moustiquaires fonctionnels,... Residential enough so you didn’t feel isolated but the villa afforded plenty of privacy. The villa itself was spacious and very well equipped. There was some lovely touches such as a cupboard full of toys for our daughter to rummage through. We decided to have the pool heated and it was amazingly warm and perfect to build confidence for our daughter to swim. There are some lovely local restaurants, cafes, supermarkets and cafes within a very short drive. It was a relief to get in the hire car and only be 15 mins drive to the villa. Ellie the owner was fantastic and communicating, as was Barbara who looks after the villa. Highly recommend staying and wouldn’t hesitate to return. Thank you for having us. ##### Katy G. Evening though there was 3 generations the villa meet all our needs. Coming in high season you will appreciate the grounds as there was shade somewhere at all times. There was lots of inflatable for the children to use in the garden box. This is an excellent villa with everything you need for a great holiday. The villa was well equipped and very well maintained. The location is quiet and peaceful, we had such a relaxing stay. We met Barbara on our first day, she gave some welcomed advice about the local area, which we took full advantage of, thank you Barbara. The pool was fantastic and the beautiful garden offers plenty of area's of shade when its needed.We would definitely recommend Villa Alexia, we have stayed in two different villas in Cyprus in the past, Villa Alexia was by far the best. Prior to the holiday, Ellie and Barbara were in contact and made the whole process very easy and accommodating.The villa was perfect for our family, the pool was clean, safe and always accessible if you have little ones running about. The villa is well stocked with everything you need for a relaxing stay. I would suggest not asking for the pool to be heated in the summer months, we found it to be as hot as a jacuzzi when we arrived. However, I appreciate it depends on your personal preference. Barbara ( property manager) was able to turn off the heating and the temperature was more comfortable after a few days.The villa is in a quiet residential neighbourhood. The village of Kouklia is 10 minutes away with lovely restaurants. Alpha Mega supermarket is a 15 min drive and this was great for everything you need. We had a wonderful 11 night stay at Villa Alexia with our two children aged 6 & 9 years old. The villa is perfectly equipped for families, very comfortable and spotlessly clean. The children spent hours in the heated pool and loved playing in the garden. The villa is located in a beautiful, safe residential area and is in easy driving distance of restaurants, amenities and the beach. You know when a villa is really good when clients keep returning. What stands out with this villa amongst many others for rent is the wraps around gardens around the villa and pool. Normally most villas have a small terrace for sitting in. Not this one.its of pool toys to keep children amused. Lots of excellent family run restaurants within a short drive, with reasonable prices. Before I’d even booked the owner responded to my questions quickly and was really helpful. The Villa looks like it does in the advertised pictures so there was no disappointment there and it was lovely and clean. We are a family of five (2 adults and a 13,12 and 8 year old) and the Villa had everything we needed - the beautiful pool provided us with hours of entertainment. We paid extra (very reasonable) for the pool to be heated. I’m glad we did this as the kids were using the pool non-stop and swimming In the evenings. It’s all set up too with British plug and USB points - bonus!! The Villa is located away from any hustle and bustle which is what we wanted. It was so quiet. We hired a car and finding our way around Cyprus was so easy with a sat nav. Plus all signage is in English too. I’d highly recommend a car due to the location however everything is really close - only 15 minutes from Paphos Airport, close to a couple supermarkets and plenty to see and do. We drove over to Aya Napa on a couple occasions to explore the stunning beaches on that side and we weren’t disappointed. We left early, drive took about 1hr 40 and it was well worth it. Property manager, Barbara, was a pleasure. She came over to introduce herself, tell us about the property and surrounds and answered any questions we had. I would 100% go back to this absolute gem and highly recommend it to anyone considering a trip to Cyprus! ##### Natalie G. You can tell a perfect villa by how many returning guest use it. If you want a quiet place to stay, away from the normal tourist area of Paphos, excellent selection of restaurants, many family run, you have to look no further then this villa. Easy to visit anywhere on the island. Barbara and her team make it a perfect place to relax and at hand to help with suggestions of places to eat , visit and make your holiday one to remember. The size, location and facilities were excellent and our property manager was first class - great support and flexible on check-out timings which was extremely helpful. The TV and wi-fi were excellent (I have never seen so many channels or access to online movies) and the kitchen equipment and BBQ were great!
