Open modern concept home with large backyard on Lake LBJ with Private Casita!  
Sandbox has been removed and replaced with grass. Recently remodeled back dock with fire pit, covered dock. Take one of the 5 complimentary kayaks out on the river, or enjoy the Large Aqua Lily Pad! Plenty of space for everyone to enjoy inside including Smart TVs with complimentary YouTube TV . You can spend the evening enjoying the views of the sunset from the water next to the firepit. VERY children friendly. NO real Boat Traffic, shallow water 3-4' to walk to the beach, deep enough to swim/kayak and even take a Jet Ski. Great for kids of all ages but also fun for adults. MAXIMUM 13 guests and 5 parked cars at all time - Please email me for any exceptions.

The Space:  
  
Recently renovated, this 4 bedroom home with new foam mattress/pillows throughout and 3 bathrooms has plenty of space for everyone. Recessed lights throughout for a bright/open concept. You can enjoy the large backyard, entertain on the dock with a fireplace, swim, walk over to explore the sandy beach, take out one of the 5 complimentary kayaks with provided life vests, use the large lily pad, sit by the fire pit, play a game of ping pong, and lots of other fun activates to create the perfect memories with your friends and family.  
  
The Master Bedroom has a King Bed and en-suite bath with a Smart TV. Bunk Bedroom has 2 twin over full bunk beds and a Smart TV. Bedroom 2 has a queen bed and a connected bathroom into the attached Casita. The Casita is a full 1 bedroom suite with its own entrance or can be accessed through the main house. The Casita has 1 bedroom, shares the bathroom with Bedroom 2, living area with a daybed, Smart TV with complimentary Youtube TV,a kitchenette with a sink, microwave and mini fridge. You can lock the door connecting to bedroom 2 for a fully private experience.

Beautiful home with plenty of space. We were very happy. Only thing was the very shallow water but the kids enjoyed it.

#### Great time in this lake house

The property was just as listed and property manager is kind and accessible. The beach style lake is steps from the home, very convenient. We enjoyed using the lily pad and kayaks despite the super hot sun. It be great if there was some shade on lake. I wish we would have brought beach umbrellas so we could have spent more time in the water. There is one umbrella in the home but it's broken so definitely bring your own.

#### Perfect Lake Weekend

We had a wonderful stay at this property. The shallow sandy water was perfect for our group of kids ages 4 to 10\. We loved kayaking and exploring the sandy island nearby. The sunsets are amazing from the dock and a great way to wind down after a long day of swimming! Communication with the property management was quick and easy.

Great Location. House was very clean. The house is on the water. The lake is shallow. It was great for us, we had small kids in our group. If you want to bring a boat, the water will likely not be deep enough.

This was a great property for our family. Home is nicely done, lots of bedrooms and bathrooms - the casita was great for the teens! You can walk right into the water plus the kayaks are great. We all really enjoyed our stay.

I enjoyed spending time with my family. I’m disappointed that the AC was not turned on before we got there. Especially when it’s hot outside. The rooms were great. The water pressure in the showers were awful. It took forever just to wash my hair. Getting into the water was easy but getting out was horrible. I’m picking a better spot next time for our get together. Plus there’s no privacy at night because there were no blinds or curtains in the living room area.

We had a great time overall. We all had plenty of space and enjoyed the water. The house was really nice and clean. There was plenty for everyone to do with kayaks and the kids really enjoyed the Lilly pad. The only downside was the common space is a bit small for our group and the grill needed maintenance. But overall we had a great time!!!

#### Not enough supplies for duration of stay

There were not enough bath towels overall for the complete stay for each person. There are no lake towels provided. The kitchen was not equipped with any baking dishes. There were not enough basic supplies: laundry soap, kitchen trash bags, dish washer soap, bathroom essentials, etc. for the entirety of the stay. There are sticker weeds all through the property including in the sandbox. While there is a warning to wear shoes because of clams, shoes had to be worn during all outdoor activities because of sticker weeds. The casita was very difficult to cool off. No easy way into the water; the launch was very slippery and no latter to get in or out. The location is good for kids because of the depth of the water; neighbors very friendly.

#### Great house right by the water

We loved our stay at this property! The water level was perfect for floating on the lily pad and just visiting and catching up on the dock. Beds were a little firm for my personal liking, but not so much that sleep was bad. The house is just far enough from the main road that there is not a ton of traffic, it close enough that a trip to HEB was not a hassle. We know if we brought our kids with us next time they would have a blast! We would definitely visit this property again!

Two families with a total of 4 boys 6 and 7 years old, we had a blast the place worked out great. This part of the river is perfect for kids, not too deep!

#### Perfect vacation. Safest and relaxing water front

Great experience. Perfect vacation with family and friends. Beautiful water house and amazing backyard. We would definitely go back. Kayaks and lilypad were a hit among all age groups. Safest river front we have ever been to. We recommend this place for family and fun vacation where you can leave kids for hours in river without worrying about their safety.

#### Perfect location for littles

The kayaks were a huge hit with the crew, and the water was pretty shallow, so no need to worry if they tipped, just stand up! House was good, beds were comfy. The kitchen/dining was a little tight for our group, but we ate in shifts and made it work.

#### Great Weekend at Sandbox Memories

The house was clean and they provided all we needed to make our stay perfect. The water is fairly shallow there which was perfect for the little ones and for just sitting & relaxing. We would definitely return for another stay.

Clean, organized well equipped. Friendly neighbors. The river has a sandy bottom that is easily walked all the way across. Kayaks had holes from renters dragging them, but I bought some epoxy and patched them up. 10 minutes from a gas station, a decently stocked grocery store, and several places to eat on the water. A day trip to Longhorn Cavern is a must do.

We enjoyed our nice escape on the lake. The house was well taken care of and clean and the access to the river made for a great location. We also were visited every morning by the delightful neighborhood cat!

#### Very nice house!

We had a very nice time staying here. It was very comfortable and had everything you need for a big family. We brought chairs, dishes and floats that’s we never unpacked! Having the kayaks and the lily pad was a HUGE PLUS! Beds were very comfortable. The water is shallow and is perfect for kids to swim in. The only negative was having to walk through the sandbox to get down to the river.
