It's very roomy and tidy. My boys shared a room and my girls shared a room. My girls each like their own bed, and there was more than enough room to add a twin air bed for one of them. The living room was comfy and we enjoyed some tv during our downtime. Kevin was ultra-responsive. It was a chilly week so we didn't go outside but there is a nice patio and back yard.
