The location is awesome but everything close between 5-6pm daily, so a trip to the grocery store is what you’ll need to do. Nice pools, the clubhouse offers so actives, the staff is ultra friendly. There’s not much to say negative about this place. Oh, there’s a washer and dryer in the units, comes in handy dealing with kids. Over an great experience.

Having an affordable condo overlooking the ocean was precious. We went grocery shopping and had our breakfast and coffee on our porch. Perfection. 30A was our unit. Perfectly situated and nicely maintained.

We stayed in a 2 bedroom, 2 bath unit for 2 nights. The property was decent, clean and affordable. However, we were slighly disappointed with the nearby pool being closed due to maintenance issues and our room being right next to the main highway. Other than that, the unit was spacious and comfy. Would probably try out another property if we ever return to visit.

The room that we did receive upon check in was in a high traffic area with a balcony that faced the maintenance parking lot. So no real privacy. Our room did connect to another suite that was separated by a thin door with a noise blocker fabric at bottom of door. Conversation was heard quite clearly through the door.

They gave us an "adjoining" room (supposed studio) which means we were basically staying with a family of 4 (2 kids) separated by a door. It was as if they were in the room with us. Crying baby upstairs. Property had a nice pool but no bar or grill or food at all. We were supposed to prepare our meals in our "kitchen." Basically, it was just a hotel room with no privacy. Not worth the money. We left 3 days early with no refund possible.

Other than the Roosters waking us up every morning at 3am it was a great experience! The roosters are part of the Hawaii experience haha! It was perfect for what we needed!

The unit where we stayed was large, and we appreciated the kitchen and how well-stocked it was. However, it was run down and needed an update. That would have been fine but the bathtub had major scratches and was detaching from the wall. Also, it was adjacent to the street and was very noisy.

The 1 bedroom unit was fantastic for an older Hawaiian type setting. No A/C, No elevators, for most people this is not a serious setback. Unit is large and has a beautiful view of the grounds. Would highly recommend. Parking is an issue and could be helped by providing parking for the staff separate from the guests.

The suite itself (35AE) is ground floor and was infested with a variety of bugs everywhere and the room wifi was awful. Wifi - it would randomly work and then cut out completely. The resort staff tried to fix it but then it just kept happening, sadly. Bugs - The patio door window screen had a big gap in it which is where I think a lot of the bugs likely come in. There were so many little bugs all over every surface (wall, bed, counter, our suitcases, landing on us). Cockroach, little gnats and another type of bug I didn't recognize. It was terrible. Even after walking out of the shower I never felt clean in the room. Pros: The resort, location, pool, club house and staff were all wonderful. You can borrow (first come first served) free boogie boards, umbrellas, beach chairs, coolers which was fantastic for the beach. The staff was really friendly. I wouldn't stay here again because of the actual suite was terrible.

Big l, was comfortable and clean. Was noisy, walking loud upstairs could hear other conversations. Was surprised maybe I missed it in the description but no A/C. Had fans wasn’t to uncomfortable. Had a beautiful view. Eat at Happy Talk food was delicious.

Amazing Customer Service.
I think this was probably the best customer service I have ever received in a hotel. Any request was followed with a confirmation text. The staff was friendly and helpful. We had some friends that had lost luggage, and Ka 'Eo Kai went out of their way to help. The only negative was, the room I stayed in did not have A/C so the windows were kept open, which meant the roosters which are a problem all over the island were a loud. Other than that the space was luxurious and clean. The beds were comfortable. And... I can't say enough times how courteous and kind the hotel staff is at this resort.

Really excellent property! Comfortable, well furnished, and in a quiet, remote-ish party of Princeville. The pool and hot tub were amazing after dancing hard each day. We loved our stay and would definitely return!!

The property was beautiful, peaceful, and clean. The outdoor common areas were beautiful. The unit was lovely and well appointed. The parking was good except on the weekend. It was rather difficult to find a place close to our unit. T The only negative was that there was no air conditioning. Although we had fans, it was still warm.

Very spacious and the multiple rooms were good. However no AC was simply too hot for Hawaii. Only one standing fan was in the unit, and we had to request another. However we had 3 people, and needed 3 so we were still 1 short. Mornings were VERY hot, and LOUD with the roosters since we needed to keep doors and windows open from the heat and lack of AC.

This review is for the unit we stayed in versus the property as a whole as I’m sure other units are better kept since this is an owner based time share facility. The unit we stayed in was clean enough but definitely needs a deep clean as there was dust and debris above all the curtain rods and on the ceiling fans. We ran the ceiling fan all day and came back to debris on the bed as the ceiling fan was directly above the bed. That being said, the staff here is very friendly and accommodating. We got locked out of our unit due to the battery dying in the key pad and they were onsite quickly. The area is nice and quiet and perfect for relaxing and unwinding. Love Kauai and love staying in the Princeville area.

No AC=Very Loud
I'll start with the positive: it's in a fantastic location that offers easy access to all that the north shore of Kauai has to offer. It's a 10min drive to Hanalei and only about 20mins to the Kilauea Lighthouse. The staff is friendly and the price was cheap relative to many of the other resorts on the north shore (which in retrospect should have been a red flag.) The negatives, however, outweigh the positives. Because there is no air conditioning (something that isn't exactly placed prominently in their listings), you MUST sleep with the screen doors and windows open for the room to be cool enough to sleep at night. Because everyone has their windows and doors open, everyone can hear everything from the units around them- dishes clanking, babies crying, etc. etc. When coupled with the numerous roosters crowing at literally all hours from 2am onward, it doesn't make for a particularly restful experience- good luck sleeping past 7am. I would spend my money elsewhere the next time.

The front desk staff was excellent. Nice touch leaving a bottle of wine and a card for our 50th wedding anniversary. We asked for a ground floor room. The room we got was accessible by walking 5 steps up to a landing then 8 steps down to the ground flor the 6 steps up to the door for our room. We had many problems with getting the internet and those problems were not solved. We couldn’t get the tv to work at all. A maintenance guy came and “fixed” it only for it to stop functioning with in hours of him leaving. The temperature in the room was the worst problem. When we arrived the temperature in the room was almost as warm as the temperature outside. The remote control had the temperature set at 64! It was more like 84. A maintenance guy (same guy for all the problems) and told us they have been having problems with the a/c in many units. He offered to install a portable a/c unit. It didn’t seem to work after left. I check the exhaust tube installation and found that the exhaust was releasing warm air with no where to go except back into the room! The window had been left shut! I opened the window and the room cooled. The parking was inadequate. Easily a 50yard walk downhill from the closest parking space to our unit. The last night we were there I had to park on the opposite side of the property!

Disappointing, we got the smallest room in the resort. And it was a room that was shared with a nother room buy a door, like we were connected and divided only by what seemed a closet door. NO AC, NO privacy , it was 2 of us and barely any room for both of us. I talked to the manager the next morning of our trip and she was just very unsympathetic About the situation and kept saying sorry i cant do anything, she knew it was a horrible room to stay in , i asked if there was perhaps an open room that week since we were staying there from sunday to saturday to please accommodate us, she said sure. Well we did not hear from the staff again the rest of the week. I will not not recommend this plate at all , look nice but nope, i was fooled

Comfortable suite, great pool, wonderful location. Appreciated information about farmers markets and activities ( where to rent SUP’s or surfboards). And the reminder to book our visit to Ha’ena state park early. Well equipped kitchen, and we loved the spacious lanai on our 2 nd floor suite. The staff were attentive and helpful. Really appreciated the text messages with info before and during our visit! We will definitely return. Thank you for an unforgettable vacation.

We loved how big it was. Our daughter had a backyard view of birds and other animals. She just loved it. It was easy to stay connected with tvs and wifi there was lots of clise parking. The room had plenty of kitchen essentials. Large master bath. Friendly staff. Only drawback was no air condition. Kind of hot. Pool was really unique with a waterfall and lava.

We had such a fabulous time during our stay. The condo had everything we needed and plenty of space for our family to spread out. The pool was a big hit with the kids after a day out adventuring. The staff were so kind and helpful, and welcoming to the kids during their club house activities. We will definitely be back!!!

Spacious and clean
2bd/2bath unit was both very spacious and clean. Our unit, 8B, was right on the main intersection, which meant we had a decent amount of road noise, which would have been a bummer if we were staying longer.
