The house has a spacious and beautifully designed living area that is perfect for soaking up the Australian sun and experiencing all that the Blue Mountains have to offer. It is the perfect "home away from home" for your vacation, with all the comforts and conveniences that you need to make your stay stress-free. Whether you want to explore the natural beauty of the Blue Mountains, relax in the luxurious surroundings of the Roses House, or simply enjoy some downtime with your family and friends, this vacation rental has everything you need to make your stay unforgettable. This is a self-contained house with Five bedrooms. We can accommodate a maximum of 12 guests in this house. We will provide bedding for the number of customers you booked. We can accommodate a maximum of 12 guests, including children. Exceeding the guest limit is not allowed. CCTV cameras are outside the property to ensure compliance. If we detect any extra guests (even one additional person), double the booking fee will be charged. The heater and fireplace are not available in November, December, January, February, Match, and April every year. The open-plan living space with plenty of natural light, along with a fully equipped kitchen and a comfortable lounge and dining area, makes for a great place to unwind and connect after a day of exploring the Blue Mountains. It's always nice to have a cozy and welcoming space to come back to after a long day out and about. Providing entertainment options like games can make a family stay more enjoyable and comfortable. It's always nice to have a separate area where adults can relax and unwind while children have their own space to play and have fun. • We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages that occur during your stay. • Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout. • We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests. • Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise. • Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking. • No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings. • We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors. • If you find yourself locked out and require assistance from the manager, a $100 fee will be applicable before 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day. • In case of a lost key, a $200 fee will be incurred for key replacement. • The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees. • Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We loved being provided with a small box of firewood to light a fire that maintained a cool temperature. The process of booking with an overseas call agency was so easy for someone who speaks Asian languages. We loved being advised that we could add 2 extra people to our booking and it was so sweet that on arrival there were enough beds for nine of our group of ten! And we only had to pay 200 for the extra bed plus a large refundable bond! We loved being filmed as we walked along the path into the house.
