Property Summary  
This modern and beautiful villa "Christall" is a two-story vacation rental in Umag, Croatia. It boasts a private, fenced property spanning 6,500 square meters with lush lawns and trees. Enjoy the angular, heated swimming pool (10 x 4 m, depth 145 cm, available seasonally from March 1st to October 15th) with an internal staircase. The villa also offers Internet WiFi, parking for three cars, and an EV charging station.  
  
Outdoors  
The outdoor space is truly remarkable, featuring a swimming pool, hot tub, badminton court, terrace (30 square meters), garden furniture, and a barbecue area with a slide, swing, and sandbox. Relax under the sun or take a refreshing outdoor shower after a dip in the pool.  
  
Other Information  
The villa is conveniently located 1 km from the center of Kaštelir, 11 km from the center of Poreč, and just 7.5 km from the sea and beach. Amenities within the house include internet access, a sauna, washing machine, and tumble dryer. The owner does not accept youth groups, and the driveway and parking area are under video surveillance.  
  
Distances and Attractions  
Nearby attractions include an Aquapark just 17 km away and a Cave at a distance of 6.7 km. Additionally, you can enjoy riding stables, walking paths from the house, and a cycle lane located 500 meters away. The property is situated 450 meters from a shop and 250 meters from a restaurant, offering easy access to essential amenities. Both pebble and rocky beaches are within 7.5 km of the villa.

Unit Layout  
This 5-room villa is a spacious 220 m2 property spread across two levels. It features modern and tasteful furnishings throughout. The ground floor includes a living/dining room with an open-hearth fireplace (for decoration only), satellite TV, and air conditioning. The living/dining room provides access to the swimming pool area. Additionally, there is one bedroom with a french bed (200 cm, length 200 cm), a shower/WC, double hand-basin, satellite TV, and air conditioning, also with an exit to the swimming pool. The open kitchen is equipped with an oven, dishwasher, four ceramic glass hob hotplates, toaster, kettle, microwave, freezer, and an electric coffee machine, and it also has an exit to the swimming pool. There is a separate WC on the ground floor. The upper floor consists of two bedrooms, each with a french bed (200 cm, length 200 cm), a shower/WC, double hand-basin, satellite TV, and air conditioning, both rooms with access to the terrace. The third bedroom on the upper level features a french bed (200 cm, length 200 cm), a bath/shower/WC, double hand-basin, satellite TV, and air conditioning, also with an exit to the terrace.  
  
Amenities Included  
The villa is well-equipped with modern amenities to ensure a comfortable vacation stay. Air conditioning is provided throughout the property, and there is a washing machine for your convenience. Outdoor amenities include a barbecue area and a Jacuzzi bathtub for relaxation. Entertainment options are plentiful, with satellite TV, a microwave, and a television available. The villa can accommodate a maximum capacity of 8 guests and features 4 bedrooms and 4 bathrooms.  
  
Other Information  
The villa offers a terrace of 30 m2, partly roofed, with terrace furniture and deck chairs, providing a wonderful space to relax and enjoy the distant views of the sea and countryside. Additional facilities include an iron, children's high chair, baby cot, and hair dryer. Internet access is available via WiFi and is provided free of charge. Please note that a fire extinguisher is present on the premises for safety purposes.
