Thanks for your inquiry on our Kona Condo. Our unit, B25, is a comfortable one bedroom, one bath unit that is located on the 3rd floor of the Oceanfront Kona Reef Complex. Be sure to check the 360 video tour to see the features and a complete tour of this lovely unit. The link is the arrow or partial image to the left of the main picture above. The complex offers an oceanfront swimming pool, spa and direct access to the beach plus a great common-area barbeque. Great place for sunsets!! The living room has a queen sofa sleeper, stereo/TV/DVD/VCR/cable, and access to a lanai with great ocean views. There is a full bath with tub and complete kitchen with microwave, coffee maker, toaster, and all other utensils. A washer/dryer and air conditioner are in the unit also. The condo is approximate 3/4 mile from Kailua-Kona and shopping, and less than 10 minutes from two of the Island's best beaches including, Magic Sands Beach and Kahaluu Beach Park, which offers some of the best snorkeling available on the Island. We frequently walk into town for coffee and restaurants. There was mold all around the tub and kitchen sink. There was trash under the kitchen cabinets at the toe kick area. The AC unit had to run 24/7 for 2 days upon arrival just to get the small condo to 75° and the fan in the bedroom turned on but didn’t actually move any air. The view was as described, ocean view to the park which was littered with homeless. It was in a convenient location, not to far to walk to food/shopping if you didn’t have a car. This one was very dated and not particularly clean. Housekeeping did a good job but unit needs deep clean. Kitchen adequate but had limited tools/pans (nice small rice cooker but no big spoons for cooking). Two worn out fry pans, two smaller saucepans and a big pasta pan. Drinking glasses (2?), etc. for the price (with all taxes and fees), was overpriced compared to similar units we have rented. Confusing times for checking out, contract said 10, note in condo was 11. Housekeeper was gracious and told us not to worry. Generally: pool very nice, grounds well kept. The complex is walking distance to restaurants & shops & 2 farmer markets. The unit had everything we needed for our stay (dishes, utensils, beach towels, beach toys...). We noticed the dishwasher soap drawer was not opening after a wash, & not accessing the soap, so we dropped the soap into the bottom of the tub & rewashed everything again. We let the owner know & they responded quickly with an email. This particular unit is a bit darker than others...not sure if it's the original light fixtures in the hall or the entrance being on a lowered level. It looks like the owners are starting updates...laminate is definitely a better choice for a beach unit than carpet. The bedroom still has an odor possibly in the floorboards or closet. The whole unit could really use a deep cleaning from the baseboards to fans to popcorn ceiling & dust ruffle of the bed. Placing the electrical cords would also help with dust/dirt collection on them. Overall, we really enjoyed our stay. Can't wait to see what this unit will look like with more updates! Room needs upgrades The location and view are amazing. Close to everything and the beach is steps away. The pool is large and the outdoor bbqs were clean. I would stay at this location again but not the room. Yes, there was sand in the room but being that close to the beach it’s expected. The floors were very dirty and needs a steam mop. Washer and dryer worked perfectly. The air conditioning does not reach the bedroom. This made sleeping a challenge. No ice maker so I purchased two extra ice cube trays for future guests. The room is dated and needs upgrades but we enjoyed ourselves. Trash is conveniently located. ##### Alison K. This condo is a nice 1 bedroom located on the south side of the building overlooking Honl's Beach. The condo is very nice and suited two of just perfectly, but can accommodate an additional 1 or 2 people. The kitchen is well appointed, even having a coffee bean grinder (necessary for grinding the Kona coffee beans that you purchase at the growers' farms) and a blender. There is some salt & pepper and a few odds and ends in the kitchen pantry closet available for you to use (we left a bottle of vinegar). Living room has a dining table for eating, so no sitting at the counter for dinners. The lanai overlooks the beach and has a table, 4 chairs, and a laundry rack. From the lanai you can watch the yoga classes at 8am on the beach or the surfers in the water. The constant breeze is nice. There is a plentiful supply of paper products (TP, paper towels) and additional blankets and bedding for use on pull-out sofa. Bathroom has shower only, but that's fine for us. Towels and beach towel provided, and there is a washer & dryer unit in the condo. This condo is located on the 3rd floor but is relatively convenient to the pool and the parking garage (sloped lot). There is an elevator if needed, but usually we walked up the 5 steps from the pool/garage level. The condo resort is fairly quiet, although there is some street noise from Ali'i Drive during the day. The condo was perfect and boy, what a view!! The floor was really dirty, even though it looked clean. Our feet were black after walking around for a short time. That’s the only negative though.
