Surrounded by wilderness it is built with custom wood work and hickory furniture with modern comforts. Two level deck and open interiors with lots of outdoor sitting area. Comes with a Hot Tub for 6 and picnic table. Farmhouse is located in the middle of Adirondacks State Park, 5 minute walk to Eaton Lake, 15 minute drive to White face Ski Resort and 12 minute drive to Santa's workshop in North Pole in a private community called Acres which has a unique history of its own. The house is 25 minutes from Lake Placid and 43 minutes from Saranac Lake. The space is large and really provided us with a sense of luxury and coziness. Everything is updated and brand new, the showers were amazing. Things were clean without that under-layer of grime that you sometime see in rentals. The owners were super responsive when we had misc questions. The hot tub was very clean and very functional. I didn’t attempt the fire pit, but it looked great I just don’t know if fire starter materials were available. Laundry accommodations were great. I don’t quite recall all the details, but there were lots of little features I was impressed by.However, the hot tub had a very bright light that wouldn’t turn off such that my friend couldn’t use the tub without risking a migraine. In general, lights felt too dim (living room) or too bright (outdoors) without much in between. Additionally, there were not any extra blankets available for being on the couches or to sleep with (with comforters that were a bit stale and uncomfortable). The overhead light on the stove was not yet installed correctly/broken, and the kitchen while nice was not quite fully stocked and ready for cooking. The stools were good for a quick meal, but ultimately for board games and whatnot they did not work for us. We had 5 people total and there was \*just\* enough comfy seating. Overall a pretty great stay, just had a few too many small hiccups for 5 stars. ##### Jamie C. We had 10 guests come from all over the country to spend a remote weekend in the woods and hike. Unfortunately, when we arrived, we found out the listing is not as described.1\. The property has “NoiseAware” system throughout the property, which is not disclosed on the listing page, which violates VRBO policy. The host justifies this by explaining the \*day before\* check-in that there is a noise monitoring device on the property and mandatory quiet hours beginning at 9 or 10pm.2\. There is a hostile neighbor within an earshot of the fire pit who does not like short term guests. You can read signs as you pull into the driveway which indicate their displeasure with your stay.3\. The listing included a kayak for guests to use upon arrival. When my group arrived, we were unable to locate the kayak and reached out to the host. The host told us that “nobody has used the kayak for 1.5 years” and therefore they “removed it from the property.” Maybe they should’ve considered removing it from the listing? I had to escalate to VRBO supervisors that the kayak had not been taken off the listing for weeks after our stay. It was only removed sometime after that final escalation.4\. The property is very low quality (thin walls, extremely squeaky bed frames, dirty furniture). Please see the picture of the couch which my entire group refused to use.The host offered no resolution/compensation for false advertising. But the cabin wasn’t clean. There were visible clumps of dust in corners and cobwebs in the ceiling. The lighting was terrible in the main area. We needed to move multiple lamps to the main area to be able to see while eating. The hot tub was great, and hooks by the hot tub would be a welcome addition. The two twin roller beds were missing top sheets and comforters. The kitchen was disorganized and lacked dish towels. The stairs outside to the second level had no treads and were extremely dangerous. With some love and a few improvements, this cabin could go from “fine” to great. Location is great, it is a quiet area and about 15-20 minutes from whiteface mountain for those who love to ski and snowboard. Everything was very clean and very nice when we arrived and served our needs very well. Wifi worked really well and TV services were very good. Hot tub was also really good as was the firepit outside. Would definitely recommend if your looking for a nice home with a small group. Just be sure to respect the quiet hours and neighbors and you shouldn't have problems on that. ##### Alexander K. The owner was communicative and helpful. It had the perfect amount of beds, and easy check-in/check-out. Not far from Lake Placid and close to many different hikes/climbs. It's off the beaten path but still close enough to all the things we wanted to do. We were 11 people and the max of the house is 12 so we definitely had a full house. We never ran out of hot water even when ALL of wanted to shower after a good hike. The AC, the grill, the hot tub, and the fire pit were all in excellent condition and enjoyable. Because we were a large group, we needed more paper products than provided so we easily purchased our own. One suggestion is to provide foldable chairs so guests can sit on the deck to enjoy the beauty of the setting. We had a great time - thanks for hosting us. ##### Gretchen S. The kitchen was well equipped for cooking. The outdoor firepit and jacuzzi provided opportunities to unwind at night. Everyone had space to relax. ##### Sam R. For starters, it wasn’t very clean upon entering. Dirty muffin tins were left in the oven and cleaned , the barbecue had dirty utensils laying inside it. The coffee machine still had coffee and old grounds in it just looked like someone hadn’t really spent a lot of time cleaning it up before our arrival.. As far as what won’t expect, there was only one wine glass for all my guests. We had to drink wine out of coffee mugs as there is only about 10 glasses for juice, water, and everything else so we are forced to be continually washing dishes or forced to drink out of coffee, coffee cups, which was kind of embarrassing. Simple things one would also expect baking sheets, some additional cooking utensils, olive oil a few spices were also lacking overall nice place, but it looked like the owners had not been there in a long time to oversee it. For instance, someone had taken a dead tree and tried to burn it in the fire pit so there’s half a tree sticking out of the fire pit just looked uncared for. The only speaker for music was a little Google pod. That was very difficult to connect to other than the bathrooms. We are forced to play music through the bathroom and listen to it in the living room. ##### Andrew M. It is located only 15 min away from the Whiteface mountain and that was very convenient for us because we like to ski. My extended family was trying to get together to celebrate two 70th birthdays, and this was a wonderful house to gather in! The owners were very friendly, helpful during the booking process and very accommodating. The cookware was top notch. The bedding was all comfortable. It was so nice to be able to gather by the fire pit in the evenings. The hot tub was an added bonus! Such beautiful surroundings in mid August. The neighborhood is peaceful and very wooded, although you are close to other neighbors so your sound may travel. The neighbors were a bit challenging, we had several come over unannounced and linger, one with a dog, and one was very upset about any noise from us being around the fire pit in the evening. We did our best to be respectful. Overall it was a lovely place with responsive owners, perfect for a group gathering! ##### Beth H. It's a very nice place, clean and new, with nice things in it. We've stayed at places that had kitchens well stocked with non-perishable food items, but that was not the case here. We did not use the hot tub, but it was working and looked clean and ready. There are some nearby neighbors, and one of them has "NO VRBOS" and "NO RENTALS" signs up on their property, but no one harassed us directly. I was able to communicate with the owner, and the Wi-Fi connection was great. It's a pretty new house, and could use a few tweaks to perfect it, but it's definitely worth checking out! ##### Jeffrey S.
