There is plenty of sleeping space. The basement bedrooms do not have access to a bathroom on that floor, but it didn't pose a problem for our group, they came upstairs to use the other two (but take note if there are elderly people who cannot do that). Having sheets and bath towels provided was a big help. We enjoyed the outside area as well, but spent a big portion of our time boating (Seven Points Marina right down the road). You can still sit on the front or side porch and enjoy the outside. The back yard and fire pit were perfect and we spent so much time there. The big picnic table was perfect for our large group. There were 3 remotes and initially the only thing we could do was to get the tv to turn on but that was it. The basement was damp and cold and it took a while for the heat to get going ##### Rick S.
