Neighborhood Overview: Ketch Courtyard is centrally located approximately halfway down the island and is a quick drive to all of the island\`s best dining and shopping. Within a mile or two, you can enjoy dining and live music at The Surf or Slider\`s, or ice cream from several local treat spots. To the north, you will find Main Beach which features the Salt Life and Sandbar Kitchen restaurants, a playground, and beachside putt putt golf. From there, Amelia Island\`s downtown historic district is just a short drive down Atlantic Avenue. There you will find plenty of wonderful restaurants, shopping, nightlife and local culture. Fort Clinch State Park is also located along Atlantic Avenue. The park features the 19th century Fort Clinch (open to the public for tours), a great beach, and lots of beautiful trails for hiking or biking. The South end of the island boasts several wonderful restaurants, the Ritz and Omni resorts, a picturesque canopy biking trail, and charming local boutiques. We recommend checking out the Ritz spa if you are looking for a relaxing treat! Getting Around: Amelia Island is a small area and is easy to navigate! There is free parking available throughout the entire island, making driving very easy to any place you choose to visit. Although Uber/Lyft are not very reliable on the island (we strongly recommend bringing a car), they are available through the app on your smartphone. Bike rentals are available at \`The Beach Store\` located approximately one mile north of Ketch Courtyard. Riptide Watersports also delivers bikes. Other Information: • Guests will have full access to all common areas of the property, including the pool and private beach walkover. • Self check-in via coded smart lock. • For your convenience, the unit is stocked with an iron/ironing board, washer/dryer, broom/dustpan, shampoo, conditioner, body wash, hair dryer, and beach towels. • Fresh linens, a starter supply of housekeeping supplies such as paper towels, toilet paper, hand soap, dish soap, basic toiletries, K-Cups, and trash bags are all included. City of Fernandina Beach License: RRDP-000770-2022 Ketch Courtyard – Unit 207 • Check-in: After 4:00 PM – Please do not arrive prior to the check in time without prior approval. • Checkout: 11:00 AM • Self check-in with keypad. • No smoking or drug use on the property • Only registered guests staying at the property are allowed on the premises - Max. 8 guests • No parties, weddings or events of any kind • No pets allowed – No exceptions, immediate eviction without a refund if a pet is in the unit. • Quiet hours for the building are 10pm-10am. Check In: Check-in is 4:00pm. We do our best to have your accommodations available by this time. Peak times and holidays are especially difficult, so please understand we are working hard to have your unit available as soon as possible. We cannot make refunds for a delayed check-in time. Please do not arrive to the property early if not approved. Our cleaners are working hard to get it ready for your arrival. Check-Out: Check-out time is scheduled by 11:00am. Late check-outs must be pre-approved, are not guaranteed, and may incur an extra fee. There is a tight cleaning schedule between guests. If you overstay your check-out time you will incur a fee of $75/hour. Check-Out Procedure: We ask that you leave the premises in the same general condition as it was found. Please do the following upon check-out: 1) Bag your garbage and recycling and take it to the dumpsters. 2) Leave all sheets and other bedding on its assigned bed. Place dirty towels in a neat pile on the bathroom floors. 3) Wash dirty dishes or place in dishwasher and start the wash cycle. Do not leave dirty dishes in unit. 4) Leave all furniture arranged as originally found. 5) Check all drawers and closets for personal items. Disconnect from any streaming accounts. 6) Clean out all refrigerators and freezers. 7) Lock all windows and doors. CLOSE ALL BLINDS. 8) Set thermostat to a seasonably appropriate temperature and leave ceiling fans running. 9) Lock all doors behind you. Property inspections will be made after check-out. There will be a charge if the above procedures are not followed or any damage is found. Furnishings: Basic equipment and furnishings for a comfortable vacation are provided. If you move furniture while occupying the property, you must return furniture to its original position prior to departure. Do not remove furniture (including patio furniture) from the property. Property Descriptions: Rates, descriptions, bed sizes, inventories, and furnishings are subject to change without notice. Neither the rental agent nor the owner will be obligated to provide replacements or give refunds for failure or absence of any items. Pool: Please follow posted pool rules. There is no lifeguard, swim at your own risk. Refunds are not given for pool maintenance or closures during your stay. Linens/Towels & Supplies: A limited number of bath, beach, and kitchen towels are provided. With the exception of beach towels (returned to unit upon use), no towels are to be removed from the unit. A starter supply of paper products and soap will be supplied in your unit. You will be responsible for additional supplies during your stay. Maximum Occupancy: The MAXIMUM number of overnight guests is determined based on the unit size and is listed in the listing details. At any time, no more than the listed maximum number of guests may be in the home unless prior approval is provided. Additional charges may apply. Age Requirement: The person reserving the unit must be a minimum of 25 years of age and must occupy the property the entire length of the reservation. Events: Guests are not permitted to hold events at the house. An event is defined as any gathering of people over the maximum occupancy of the unit(s) you are renting. If a guest is found to have held an unauthorized event at the property as defined above, they are subject to immediate eviction with no refund and/or fines for the damage or use of the property for such event. Decor and Personal Items: Tents, canopies, blow-up pools, or any similar items are not allowed to be setup anywhere on the property or decks. No decor, banners or signs are allowed to be taped or hung anywhere on the property inside or outside. If anything is hung from the walls or windows and there is damage caused from doing so, you will be responsible for the cost of the repairs. Illegal Substances: No illegal substances are permitted on the property. Cleaning: If extraordinary cleaning is required, the cost will be charged to the guest card on file. Very clean, decorated so well, loved the color scheme. The grand kids enjoyed the pool. We appreciated all the products provided for our family’s use. Points for full length mirror in master closet! The complex grounds were well-maintained. Absolutely everything exceeded our expectations. Absolutely the only downside was that the unit does not face the beach, and that wasn’t a problem. It was perfect for a weekend reunion for three female college friends who are now senior citizens. We loved that we each got our own spacious bedroom and bathroom. It was very roomy and had a lot of supplies. For anyone wondering, it was on the second floor, and there is an elevator. There are grocery carts located on the first floor, which are available to help bring up any items from your car to the condo. The view from the patio was our favorite place to sit with a refreshing breeze and the ocean visible. We sat out there daily having our breakfast and then snacks before dinner. We booked this weekend in the fall and had no idea that this was “Shrimpfest” weekend. Besides a variety of delicious shrimp entrées, the streets were lined with artisans’ tents selling all kinds of things. The condo is in a great location and just about close to everything. In my opinion, the east side of the island is a much better choice to stay since it is on the Atlantic Ocean rather than on the west side of the island. If we should come back to visit, this is definitely where I’d want to stay. ##### Kathy D. The listing is very accurate and all the details are there. Condo is tastefully updated, kitchen has everything you could need, ample supplies are provided. It was nice to have 3 bedrooms and 3 bathrooms for all to have their own space. Matt and Jenny were very attentive to what we needed, port-a crib for baby, any requests to them were taken care of immediately. Thank you for a great place to spend our get away.
