(Max 2) Pets must be disclosed in advance. Fee is per pet. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee. We have a new gas grill and counter area in our tiki hut! Propane is not included, however a tank is provided. There may be some left over, which you are welcome to use. Otherwise, tanks may be exchanged at any area Home Depot, Lowe's, Ace Hardware, etc. There is also a propane shop around the corner! Some amenities noted are nearby - an additional fee may be required. Golf, Boat Rental, Paddleboard Rental, etc. \*\*Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware & Minut as noted in the booking agreement. There are also external surveillance cameras facing the front yard and driveway for your safety & security. There are no cameras anywhere else on the premises. Names/Ages of all guests staying on property must be provided per the Vacation Rental Ordinance by the City of Orange Park. Please plan on sharing that information with your reservation. Max Occupancy is 8 persons at all times and will be enforced. Make/Model/License # of each vehicle parking on premises must also be provided. Parking must be off-street utilizing the garages and driveway. Max 4 cars per stay. There is also an exterior camera monitoring vehicles/parking for compliance. Please adhere to all safety regulations as noted. Reminder: This is a pool, not a hot tub! :) The pool is 8 feet deep at the deepest point. There are Pool Rules posted. There is a pool safety ring available for emergencies. There are 2 separate AC units (1 downstairs and 1 upstairs) so the separate control panels are on each level. Stairs: there are stairs and steps throughout this English Style Cottage House. Two sunken living areas (steps) as well as the 2nd floor (steps upstairs). \*\*Please note: The pool uses a sand filtration system. The bottom of the pool is a combination tans/browns/blues - so it will not appear crystal clear blue. The pool is serviced weekly by a professional pool mgmt company to maintain chemical balance and the filtration system. The yard is surrounded by more than a dozen trees of various sizes/types - there will be leaves around the area - and when season pollen counts are high - pollen will accumulate quickly. The pool system & waterfalls are scheduled on a timer to run the same time daily, but it is not heated. The indoor fireplace is not operational. We spent Christmas here and it was just the best. The pool area is very nice, we grilled steaks on the gas grill that was perfect in size and easy to use. The upstairs area for the kids to play games was perfect. Everything was clean, plenty of bathrooms, all of which were very clean. The kitchen was awesome, dual ovens that were on the cutting edge of technology, clean and very helpful for Christmas dinner. I cannot say enough good things about this house. The instructions were correct and the lock worked but the thumb button of the door hardware would not retract the latch therefore not allowing us to open the door. It took several tries before we were able to gain entry. The overall appearance inside is very plain and the rugs could all use a good cleaning. The bed in the master bedroom was extremely soft and not very comfortable. The house met all of our needs but the quality was disappointing based on the price. Comfortable beds in two of the 3 rooms. We had a few lighting and outlet issues in the master. No hot water coming out of the master bath sinks. The shower in the bath was fine. Biggest issue was the threshold going from the master to the master bath had carpet tacks exposed. Did not notice it until my son stepped on it. I had to put one of the bathroom carpet mats for the remainder of our stay. ##### Steven L. However, the yard needed much attention—it was in such bad shape that I actually went out to purchase a rake. Fortunately, the yard service arrived while I was away, and the yard saw a major improvement. Despite this, the home still stood out due to curb appeal not looking as good as the surrounding neighbors. Other issues were: (1) The grill was dirty and non-functional, (2) there were stains on the primary bedroom carpet, (3) the sofa had holes and felt unclean. While the home is old, it had a certain charm, quaint and characterful. Unfortunately, it had an old home smell that was quite noticeable. Please note, it was not bad but again, it was prominent. Overall, a mixed experience. However, I would definitely recommend staying providing the issues outlined in (1), (2) and (3) are addressed. There was plenty of room to relax, sleep, and play. The only suggestions I would make are 1)small holes at bottom of fence need to be filled so dogs don’t get out and 2) definitely could use more towels throughout. Very nice, quiet neighborhood. The pool was great except way colder than we are used to. The front and back doors were hard to use. Lots of room to stretch out with the grandsons. It is dated but very unique. Close to anything and everything. We would definitely stay there again. The train being close is a non-issue. Myself, and my husband and our two young daughters and our teenager and our adult son and there grandma and my small yorkie furr baby stayed here for our yearly beach vacation!!! I looked at A lot of places for my big family to stay and one that would accommodate my furr doggy and one with a pool for my kids!! I looked a lot trying to find a place but money was the problem with most places are the places that had a pool we would have to share and could only swim till a certain time. I found this home and it had everything I was looking for for my myself and my family!! My kids Beyond loved the pool and all my family had plenty of space to stay in the home!! Also the master bedroom had the most comfortable bed I have actually ever had on vacation and that’s 8yrs of us staying at beach places with hard beds! The only thing I can say that I didn’t like was that the beach was about 30 minutes are so away, but we can’t have everything we want! My kids grandma wish her room would have had a tv cause my kids mostly used the living room tv and the den tv! We used ours in the master but not many channels to real choose from on it! When we got here there was barely any propane so I payed 30 bucks for a Néw propane tank and we used it a few times. Again this home was a great place just no beach within walking distance roughly 30 minutes are more depending on traffic to Jacksonville beach is the closest. I would love for my family to stay here again if we save enough money next yr! ##### Patricia R.
