The mostly residential areas of the Mandarin area are brimming with history and nature and boast some of the most stunning river views in Jacksonville. You will have complete access to the property. Dive into the refreshing pool, tucked away amidst lush greenery, or unwind in the shade of the boathouse, savoring the gentle sounds of lapping water. Additional charges will incur to cover repair or cleaning costs. ●Trash: Dispose of all trash in outside bins before departure. ●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs. ●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving. ●Windows: Keep windows closed for security. ●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap. ●Storage Closet: Keep this area closed and locked. ●Consumables: Leftover items are at your discretion; freshness is not guaranteed. ●Furniture: Do not rearrange. ●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction. ●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking. ●Illegal Activities: Will result in immediate eviction. ●Quiet Hours: 10pm to 7am. Please be respectful of neighbors. DOCK RULES: ● Use at your own risk. Please be cautious when walking on the dock, especially at night or when wet. ● No running or horseplay on or near the dock. ● Children must be supervised by an adult at all times. ● No diving or jumping from the dock. ● Swimming is not permitted​. ● No fishing gear, coolers, or personal items may be left on the dock unattended. ● No glass containers on the dock. ● Quiet hours apply—please keep noise to a minimum, especially in the evening. ● Report any damage or safety concerns immediately. POOL & HOT TUB RULES ●Use at Your Own Risk: By using the hot tub and/or pool, guests acknowledge and agree that they are using these or any amenities at their own risk. ●Supervision: For safety reasons, children under the age of 16 must be supervised at all times while using the hot tub or pool. ●Health & Safety: Guests should not use the hot tub or pool if they are under the influence of alcohol or drugs.
