Enjoy your coffee and see the ocean from any of our three ocean facing decks (two of them privately attached to King, Master BR Suites). Or take in the sunset from one of the three sound view decks. Watch the kids play on the PRIVATE ACCESS BEACH, just a quick 90 steps away from the front door. Or splash in the oceanfront community POOL, reserved just for Villas residents and tenants. The pool is a Villas By The Sea community pool maintained by the HOA. Our community pool is open Apr 1 - Oct 31 and is now heated to approximately 80°F (weather permitting) in April, May, September, and October for your enjoyment. When you arrive, our parking easily fits 6 cars, with two inside a large garage - still leaving plenty of room to store beach/pool gear. Use our 4-floors ELEVATOR to effortlessly unload your luggage and groceries and settle into one of the 6 bedrooms. Our home sleeps 15, with options that include 2 kings, 3 queens, and 1 pyramid bunk bed. Beds are not made prior to arrival. We do not provide beach towels. We make sure there is toilet paper in each bathroom, and bags in the trash cans to start you off. We provide an amenity starter package with a roll of paper towels, two rolls of toilet paper, small bottles of dish soap, hand soap, lotion, etc., and coffee packet for one pot. We do not provide enough of these amenities for your entire stay. There is a seven (7) night minimum for all stays. All rental periods are Saturday to Saturday. • A signed rental agreement and valid ID are required for all reservations. • This is a non-smoking house. Smoking is permitted on the decks. Tenants agree to do so responsibly. • Pets are not permitted on the property. This is a hypoallergenic house in which the owners, who occupy the house part time have severe sensitivities to dogs. • Events are not permitted on the property. • Parking is provided for up to six (6) vehicles, four (4) in the driveway and two (2) in the garage. No additional parking is provided. Our Cancellation Policy supersedes the no refund option provided by VRBO and is included on our rental agreement. Should Tenant have to cancel for any reason, the Tenant must notify the Owner immediately in writing via email. Tenant acknowledges that cancellation by the Tenant does not relieve the Tenant from the specific terms of the Agreement. However, the Owner will make every effort to re-rent the Property for the specified period. The location to the pool and beach is perfect for families. This is the second time we have stayed here and we will definitely stay here when we visit Topsail again. The owner checked on us which we appreciated and the property manager responed immediately when we had a question about the grill and showed up within minutes with propane and even cleaned the grill while he was there. From the front door, you can be at the beach and pool in 30 seconds. The home is lovely and well situated. One thing that would’ve been helpful to know is the garage is floor one…then there are three bedrooms on floor 2, 3 bedrooms on floor 3 and the living space is on floor 4\. Each room has plenty of space and even bedrooms that didn’t have a bathroom were so close to a bathroom, it felt private. A few suggestions I’d have is a new grill. There was no propane and when we got some, only two burners were working. Not the end of the world but helpful to know if you’re planning to grill a bunch. The second thing is maybe a chair or two on every deck? Most of them did have chairs…but a few didn’t. The beach is wonderful! There’s a coffee shop about 2 miles down which was great, coffee joy. Bob the property manager was easy to get ahold of and work with. Kitchen is well stocked and we’d definitely stay again! ##### Allyson S. The little guys were on the counter near the coffee pot and the island. My niece lost a pound of fudge that was sitting on top of her dresser because the ants had gotten into the box. The space was as described, everything was very neat/clean, and everything worked. Easy beach access, tons of parking. Very close to the pier if you like fishing. We found hundreds of shark teeth, kids had a blast. Our only 3 wishes - slightly more cooking pots/pans and casserole type dishes/brownie pans, and that you didn't have to go into one of the bedrooms to do laundry (washer and dryer are in one of the bedroom closets), and then final wish would be for a 2nd fridge (but we were also a big group and like to cook for the week!). We had 8 adults and 7 children stay for a week in June and had a wonderful trip! The house was clean and spacious. The kitchen was well stocked. We loved that the living area was on the top floor with the best views. Beds were comfortable. Hot tub was great on cooler evenings. Checkin and checkout was simple. It only took a minute to get to the beach each day. Our kids loved the community pool. There were a few extra touches that we really appreciated: The house had extra pool and beach toys. Multiple extra pack-n-plays for toddlers. There was artificial turf in the garage that removed sand from our feet-it really cut down on sand being tracked in! And there's a retractable baby gate by the living room stairs-very helpful to keep the toddler in our group safe! ##### Alexandra S. Beach access and pool were great! The house is large enough that everyone has space to sleep and relax! My only recommendation is that there be more porch furniture, the sound side bedroom balconies had none and one of the king bedroom balconies only had one chair. Many like to relax on their balcony so adding this would make the house perfect for future stays. The elevator is a nice convenience, especially for groceries. Loved being able to go back and forth to the beach so easily and having the pool is a nice extra. The space is the perfect setup for a large group. Plenty of room for everyone, nice size bedrooms and bathrooms. The only small issue we had was lack of cookware, they had nice pots and pans but no baking pans so had to buy some disposable ones. We most definitely will be back. It provided the perfect amount of space and amenities for two large families and five kids aged 3-7\.
