We manage cleaning and maintenance staffs to ensure the highest quality service. Our concierge services can help you organize private chefs, massage therapists and all the best that Isle of Palms has to offer.

--Policy
We require the first half of your rental amount at the time of booking. The remainder of your rental amount will be due 45 days prior to your arrival. If you book within 45 days of your intended arrival, full payment is due at booking.

We offer travel insurance to all of our guests through Red Sky. Red Sky specializes in the Isle of Palms area and covers you in the occurrence of a mandatory evacuation, medical emergencies, loss of a family member, loss of job, etc. The cost is 6.95% of your rental cost. Please email for exact cost. We recommend getting travel insurance through us. VRBO/Homeaway will also sell their own version through CSA. We also offer a new kind of travel insurance, called Cancel for Any Reason through Rental Guardian, and is 9.8% of the total. You will be covered for all of the main travel insurance emergencies as well. If you make a claim that falls under the main travel insurance, you will get 100% back (minus premium), but if you decide to cancel for a reason not covered, then you will get 60% back (minus premium)

Each reservation is charged a $1,000 refundable security deposit. The security deposit will be run in the week leading up to your arrival, and will be fully refunded within 30 days of your departure after we have inspected the home for any major damages.

Pets are allowed with pre- approval. We limit it to one large dog or two small, but may make an exception. There is a pet fee of $282.50 PER PET. VRBO only allows one pet fee to be added, so please let us know how many pets you have in the notes when you reserve and we will make sure to add it to the contract before you sign.

--Cancellation Policy--
We Highly recommend purchasing travel insurance (Red Sky or Cancel for Any Reason through Rental Guardian). If you do not have it or are cancelling for a reason not covered, then our cancellation policy will occur.

1. Red Sky travel insurance- 6.95% of rental total and you get 100% back (minus premium):

-You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they get COVID-19 (or any illness) and prevents you from coming. Any illness that causes cancellation/interruption and has an Attending Physician's Statement evidencing the diagnosis and doctor ordered travel restriction is covered.

- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they are medically quarantined by a doctor with a letter from the Health Department.

- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they experience loss of job due to COVID-19 or any other reason (must be employed over a year and can't be self-employed).

-Other covered reasons include, but not limited to- Mandatory evacuation due to Hurricane, injury or death, flight delay due to weather, car accident , extension of school year, and more.

2. Rental Guardian “Cancel for Any Reason”- 10.8% of rental total and you get 60% back (minus premium):

-You can cancel for ANY reason up until 2 days prior to your reservation start date. If you are booking 10days prior to your start date, then you cannot add this insurance.

-If you cancel for a reason covered by the normal travel insurance plan above, like, mandatory evacuation, injury or death, sickness, etc. then, you will still have the normal travel insurance coverage as well and would be paid out at 100% (minus premium).

*Please ask us (Exclusive Properties) about where and how to purchase this CFAR travel insurance.

Our cancellation policy if you do not have Travel Insurance or if you cancel for a reason not covered states:

Guest cancellation must be in writing and balance paid in full. If you cancel your reservation, all monies will be held until the property has been rebooked and confirmed for the same rental period for the same rate. There are NO exceptions. If the property is rebooked for only part of the rental period or for a reduced rate for the reserved days, your deposit will be refunded minus any uncollected rent for the rental period, guest cancellations are subject to a cancellation processing fee of $250, and 10% of the rental. If the property rebooks, you can move your funds (less any discount or unpaid rent) at 100% to dates in the future within 1 year of original check in date. If the property isn't rebooked all monies will be forfeited.

Spring Vacation with Gamiky

Grandparents, kids and grandkids had a wonderful time in this beautiful home with plenty of space for all, a pool and hot tub perfect for the kids and a picturesque boardwalk to the beach. We rented a golf cart which was fun but totally unnecessary. Would happily return.

Very nice property

The property was very nice, setting was beautiful. There were a few issues with the house that were communicated to the leasing office. They were very responsive but we understand that some of the issues were not a quick fix. Everyone had a wonderful time.

September Trip

Lovely house, plenty of room for our 22 guests. Pool was nice and warm. Was rather difficult to figure out how to shut the heat off though. Beds were comfortable. Lots of refrigerator space however the main refrigerator did not work our entire trip and a proper technician was never sent out. Very easy walk to the beach. Backyard was large enough to have our baptism ceremony. Kitchen provided plenty of room for catering. Overall excellent property and would highly recommend staying there. I think that’s good.

Family memories

Property was beautiful, comfortable, spacious, well designed, and located. Only suggestions would be for owner to provide more towels And beach chairs. For a property at this high price, you would expect more than one towel per person. Also, upgrade the outside grill and microwave which don’t work well. Overall, we loved our time there and hope to return.

WOW, what a amazing house

First, the property management company was amazing and so easy to deal with, just outstanding customer service. The house was incredible and so beautiful overall. The beach was so beautiful and pool and hot-tub was great. The kitchen was incredible and the beds where comfortable. Overall 10 out of 10!!!!!

Family Easter Vacation

Our family had a fabulous time as first time visitors to the Isle of Palms. We could not have been more pleased. The property was as pictured on the web sight. We loved that there are three separate living levels as we were with three families. Each family had there own space at bed time. ( of course the children insisted on sleep overs ) Grammy and Pappy were able to take the third floor which gave us privacy and quiet to decompress at night. We loved the pool, hot tub and beach. We will definitely be back!

Disappointing experience given maintenance issues but a lovely home and location.

I stayed at the Belle Mar with a group of 18 girls for three nights. The home is lovely and in a great location right on the beach with nice views from the house. Loved waking up to the sound of the ocean and taking a walk near the water. The house has a lot of open space (indoor and outdoor) and each room has its own full bathroom which is really nice for a big group. We were able to check in a little early and check out a tad later which was appreciated. Note - the pool and deck area is much smaller than in the pictures. I don't think the pool can fit more than 10 people at one time and there are 4-5 deck chairs to leverage. While the house and location were great, we had some issues during our stay that really affected things negatively - 1. The hot tub was not working and when we reached out to report the issue, it did not get resolved in time. 2. The HVAC system in the house is pretty inconsistent. Some rooms are hot, others freezing and then the top floor master had a broken AC unit that was leaking while we were there. When we reported the issue, the maintencence folks came and put in a temporary window unit with cardboard, duct tape and left the window open. Safe to say, it looked pretty bad and we were left dealing with an open window all night in an area where there are mosquitos. 3. Given the price of this home, it is surprising how much you need to pay extra for items that seem like they should be included in the cost of the home - i.e. heating the pool, charged to heat the hot tub, beach towels and chairs, extra bath towels, etc. Exclusive Properties was easy to communicate with and responded promptly to my outreach and concerns. They were able to provide a nominal reimbursement for the above issues (#1 and #2). Overall, the house is beautiful but the maintenance issues negatively affected our stay.

The IOP is a beautiful place to visit. We had lovely weather for late October. Belle Mer was perfect for our family with it's diverse needs! The elevator was key for us as well as the open floor plan. Karen was a gem to work with.

Amazing house, location and time!

My family stayed for 5 nights at this house to celebrate my birthday. It was 4 families with 5 kids total (2-8 years old). The house was very clean upon arrival and withstood the kids while there. The kitchen is well-stocked and spacious. There's enough room in the house to not feel like we're all on top of each other, and each bedroom had its own bathroom. The walk to the beach was close (and fresh water shower along the way), and the beach so nice and water warm! There is a garage area to park 4+ cars, and we were lucky in that there were some kid boogie boards to use. We rented beach towels, chairs, cooler, boogie boards and lawn games from a local company that delivered to the house - so easy! Working with Exclusive Properties was a great experience - very helpful and responsive, with great recommendations. The only thing I wish is that general items would have be stocked in the house - laundry detergent, dishwasher detergent, salt, pepper, trash bags, etc. A bit of a waste to buy a whole job of laundry detergent for 5 days.

Belle Mer is exquisite! Perfect for a large family vacation. We had family from both sides and friends join us for a very special occasion and the house, location and amenities were exactly what was promised and what we imagined. A great time was had at a great house!

Best Time Ever!

We stayed at the 'Belle Mer' for my sister's bachelorette party with close family and friends (28 of us) and it was the best stay ever. The Exclusive Properties were extremely accommodating and great to work with and the house was exactly how we imagined it to be - and more! Left a lot to be desired!

The first day, the pool did not feel heated and I paid a lot of money for pool heat. Management behaved as though I was being too picky so I said no more. The hot tub jets weren't working properly. We were told there would be someone coming to fix it and they never showed up. There were attack ants on the back deck. Those became a huge issue throughout the whole stay invading the house and in our beds. There was gold "2020" confetti all over the down stairs when we got there that we had to clean up. When we were trying to see where everything was at, the knife drawer smelled of seafood terrible. My brother and sister took out all of the knives and washed them and then found seafood meat in the tray of the drawer. The kitchen countertops had not been wiped down well, there was a black hair hanging on the vanity in my room that did not belong to any of us. We found dirty dishes with cigarette butts on one of the decks. On the last day, we found an aluminum beer bottle in one of the beds. None of us brought beer into the house nor did any of us consume beer in the house. This place was not cleaned well at all!!!! We received two emails telling us how they were going through extra cleaning steps due to covid. If this was extra, this place must be completely unsanitary the rest of the time. We found red blood drops on one duvet cover and they don't want the duvet covers removed on the last day for cleaning so it is my guess, they don't even wash the covers between guests. Two of my siblings were waking up daily with bug bites. By mid stay, we checked for bed bugs and didn't find any but called management to make them aware. Meagan talked to someone in the office while I was on the phone and called that person Mike and then she said she would send an exterminator. When a man not wearing any sort of identification showed up at the door and I opened it, instead of identifying himself he told me that he talked to Meagan. I then asked if he was the bug person. He told me no and still did not identify himself. Thinking that this person was possibly Rumpelstiltskin, I took the chance and asked if he was Mike. He was rude and very short with me but yes, he was Mike. His visit was very uncomfortable as he treated me terrible and was very nasty and condescending. He did offer to send in the cleaners again but we don't know them, this was something that should have been done before we got there and we did not want to babysit strangers.
