The villa indoor and outdoor areas have been designed around its fabulous setting overlooking the twenty-foot cliffs and turquoise waters of the Caribbean sea. The villa sits a short seaside walk to the Mayan ruins at the tip of Isla Mujeres, as well as one of the islands many attractions, Garrafon Park. Unobstructed views from most rooms are simply breathtaking. High ceilings and large glass sliders in the ocean facing rooms allow guests to embrace the ocean breeze and sounds of waves crashing on the rocks. The large infinity-edge waterfall pool has both a shallow play and lounge area, and a large deep swimming area, surrounded by a large pool deck and lower and upper patios. Layout / Design The Casa has been designed to embrace the gentle slope from the road down towards the house, continuing towards the sea. It has two levels. The front of the property is relatively flat, and you are about a hundred feet from the edge, where there is about a twenty-foot drop to the water. Because of the slope, you will enter from the driveway on the upper floor where there is a Sitting Area, and three Master Bedrooms, two facing the water, one facing the road. The sitting area, and two bedrooms open on the large upper deck. Downstairs, there is a Living Room, Dining Room, Kitchen and Laundry Room, a Master Bedroom facing the water, and a Guest Bedroom facing the road. The Living Room, Dining Room and Master Bedroom all open on the lower patio, with a step down to the expansive pool deck. Location The villa is on Isla Mujeres, a Mexican Caribbean gem. Fly to Cancun; After a thirty minute shuttle from the airport, you are standing on the water's edge at Puerto Juarez. Step aboard for an eighteen minute ride in a modern catamaran-style high-speed ferry across the gorgeous calm waters of Cancun Bay. Step ashore! Now you are on island time - Mexico style! The mainland is close, but luckily feels far, far away. Isla is a narrow barrier island just off Cancun, only five miles long. And easy to explore. It has been a fishing village for centuries (still is - so enjoy the fish) but is also a home to many activities as well as a Mexican Naval Base. The small island has all the comforts but still many charms of local culture that make it a fabulous, unique, friendly and safe experience. Experience a piece of Mexican culture; the beauty, relaxing vibes and welcoming atmosphere, the world-class beaches, the village, the fishing, snorkeling and diving, the amazing selection of music, food, drinks, bars and restaurants, and most important, the lovely local people making this island a unique experience. South Point or Punta Sur, the local designation for the southern part of the island where the villa is located, has a great reputation for its quiet local vibe, peaceful natural setting and fabulous views. As you drive south on the Caribbean side of the Island, there is a long stretch of coast where the road is almost at sea level and on the edge of the water. There are no oceanfront houses for a long stretch of the island, until you get near to South Point. The road will veer to the right and up a small hill before curving left again and proceeding south. There are now villas on both sides of the road. A few units along, Casa Flor de Mayo is on your left. On Isla, there are very few large hotels and only a few offering the all-inclusive packages typical of the Riviera Maya or Cancun beach zone. This was our second year in a row staying here and we were barely out the door and booked for 2025! Amazing sunrises from the massive ourside patio, big bedrooms with cold ac and luxury bathrooms add to the appeal of this home. Well appointed kitchen suitable to a novice or expert chef either will be happy. My son loved the large pool, my wife loves the ocean front trail for her morning run. Sunrises were spectacular. Check in was easy. Met at the house by the concierge, Jan. Perfect accommodations for a family vacation. Our party included six adults and four toddlers. Plenty of room for all of us. Spent the first half of the day at Playa Norte and the afternoons at the house pool. Great restaurants on the island. All close by via golf cart. The house and pool were beautiful and clean. It’s in a good location on the isla with great views. Leading up the the trip, the administration team was available to answer many questions. The concierge walked us through everything when we checked in and answered questions during our stay. The house is set up well for having a chef service come in to cook. This is our second time and our friends seventh time on the island.....yep 7...This property was perfect for our group of 9\. Large flexible living spaces were great as well as the bedroom sizes. The pool area was awesome for us, large enough for everyone to enjoy and the lounge area in the pool was a real treat! You will get a great sunrise and a lot of sun throughout the day. Great location also, far enough way from the hustle and bustle of downtown but only a short cart ride to see all the action. Management company was very responsive and we used Isla Fun Tours to do a private transfer from Cancun Airport to the house they even delivered our golf carts. We went with a group of 10 women to celebrate our friendship on Woman Island. This house was everything we needed and more! It’s located on the southern point of the island, away from the major hustle and bustle, but SO close to everything you’d want! Restaurants and bars less than a 3-5 minute golf cart ride (we love the Joint) and you can take the path behind the house down to see the ruins (about a 15 minute walk along the ocean cliffs!) There’s cold coconut stands just minutes from the home, along with a beautiful Woman’s Bead Co-Op that we all were obsessed with! Beaches and snorkeling are also super close. The pool was amazing along with sunrises on the huge balcony. They provided beach towels and even sunscreen if you forgot! And they made us the most DELICIOUS appetizers for the day we got in (literally saved us all after long travel!) We’re some thirsty gals and drank the 4 huge jugs of purified water they gave us, and Isaac was fast as HELL bringing us more! Also loved that they provided chilled drinking water (one less thing to coordinate.) Jennifer was also super fast to reply to any inquiry. We’re already thinking ahead to our 2023 Isla stay here! ##### Katie P. This was a girls trip and we had the most fabulous time at this beautiful house! What you see online and videos is what you get and more! The pool and the view from the pool is amazing anytime of day! The home is beautifully decorated with all the amenities! Comfortable beds, bathrooms are modern, they have conditioner, shampoo and body wash in each bathroom. The kitchen has everything you will need to cook a meal or to have one catered. The house is in walking distance to Punta Sur which you have to see. The house is secured, and has cameras. The house is also a short 15 minute cab ride into downtown! All the separate bedrooms with bathrooms make it perfect for a group. The balconies provide private space with amazing views. The hosts were excellent and check in and check out were seamless. The house is on the southern part of the island which we prefer because it is quiet.
