### Cozy l Pool l River l Lake l Hot tub l Firepit

Looking for a romantic getaway at a one-of-a-kind property? Carmel Cottage is waiting for you to enjoy the Texas Hill Country during the day, and at night, unwind in your own hot tub on the patio with a gas grill and fire pit, overlooking the lake at Basecamp Resort! Our dark skies offer excellent starry night viewing and our 3-acre lake is set up for adventure with fishing (catch and release), kayaking, and swimming. You can bring a pole and some bait and explore 3 other ponds along our hiking trail. We also provide kayaks and paddleboards for your use at the lake. All that and Guadalupe River access is less than 1/4 mile away!  
  
In the bedroom, you will find a queen-sized bed with memory foam mattress, cotton bedding, and beautiful views. The living room is cozy and inviting with a 43" smart TV. On the patio you can enjoy the gas grill, outdoor seating and the hot tub.  
  
There is no dishwasher in the cabin. We provide dish soap/rack/cleaning brush for your use.  
  
We have 3 other cabins on the property, The Rocking F Rambler (1 BR), Casita Juanita (1 BR Efficiency) and The Lodge at Basecamp (4 BR w/ detached bunk room). We also have added 4 glamping tents...bring your friends and family!  
  
Important things to note:  
The grill is propane, so there is no need to bring charcoal. We provide Duraflame logs for the fire pit, but you are welcome to bring firewood as well.  
  
When the pool is heated (Spring Break only), it will be heated to 78-80.  
  
PET POLICY: We welcome dogs (max 2) for a $50 pet fee. We love dogs (we have 2 of our own) and we are super happy to be able to provide a pet friendly glamping resort. In order to keep the property dog-friendly, we kindly ask that you:  
\- Do not bring your dog if they are barkers. To be respectful of other guests, we cannot allow dogs on the property that bark constantly and if this happens, you could be asked to leave. If you are unsure if your dog is a heavy barker, check with your neighbors ;)  
\- Clean up after your dog, both inside and outside (we provide dog waste bags at the cabin).  
\- Do not allow your dog on the furniture; this means both the couch and the bed.  
\- Dogs may not be left unattended inside the cabin unless you bring a crate.  
\- Dogs are not allowed in the pool area. There are no exceptions to this rule, as this is associated with Texas law.  
\- There will be a $250 fee assessed if evidence is found that an undisclosed pet was brought onto the property.  
Your cooperation is greatly appreciated and will help us keep the resort pet friendly for future guests!!! We do not allow cats on the property.  
  
Smoking of any kind is not permitted on the property.  
  
Parking and all resort amenities are for registered guests only.  
  
A rental agreement and security deposit are required prior to arrival. A $300 hold will be placed on guest's credit card two days prior to reservation date and released once the property has been assessed for damages. There is NO CHARGE to guest's credit card unless there are property damages. The hold is automatically released after the reservation. We have never withheld a deposit before, and very likely will never have to, because we have the most awesome guests!!!.

Really enjoyed this cabin and want to come back. Wish our trip was longer! Communication with property manager was good as well as the visitor guide. Pool and kyacks were fun. The only issue was: we tried to go hiking but the trail was blocked by logs on one side and then large trash on the other. But the hot tub was so nice and peaceful and the cabin was so cute, it was worth it. I'll also recommend to my sister and we'll hopefully come back in the near future!

Carmel Cottage was the perfect cozy spot for me and my daughter. It was very clean and well appointed. The decor was very cute, think hill country chic, and the surroundings by the lake and pool were nice and quiet. Check in and check out process was easy and seamless and Kelly was very welcoming. #### Fantastic place

We had a fantastic stay. The facilities are awesome and the surrounding area is incredible. We swam in the lake, used the paddle board and kayaks, all of which were great. Our golden retriever especially loved the lake. Carmel Cottage was updated and very nice and the management was incredibly accommodating. Can't say enough good things about this place.

My family and I had a great time in this beautiful resort. The cabin was clean and organized. All the amenities were updated and all the necessities were available. The owners were very helpful and were always available when needed but we didn’t even ask for any help from them ‘coz everything was readily available. Will definitely come back. ❤️❤️❤️

#### This place was absolutely amazing!

We had the best weekend at caramel cottage. We were in awe upon arriving outside of the cabin. The property is very well kept. The caramel cottage itself was GORGEOUS, the decorations and ambiance of the home, the private hot tub, the grill outside and the private hot tub made our wind down time everything we needed it to be. A short distance from the cabin is the lake, we spent our first day out there on paddle boards and kayaks. Our service dog even joined us on the paddle boats! This facility is pet friendly, not only that- they are equipped with comfort for your pet as well (dog bowls, dog bed, bathroom clean up bags) The river access was great as well, we found a swimming hole and put our chairs in the water and stayed there all day. There’s so much more I can say but it’s better to go see how amazing this stay is yourself! Thank you Kelly, you are a lovely host. Overall, we will never forget this stay! It was perfect!

My girlfriend and I thoroughly enjoyed our weekend at Carmel Cottage. We just wanted to get out of Austin for a weekend and slow down. The cottage was exactly what we're looking for. During the days we visited James Avery's Showroom, Stonehenge II, went hiking through Kerrville's city park and found ourselves at the nature center. We spent the evenings enjoying dinner and live music at the Hunt General Store. We were treated to clear, cool nights where we could stargaze while soaking in the hot tub with a fire crackling in the fire pit. I was a perfect weekend for us.

#### The Baby Armadillos was an added bonus to a beautiful stay

The property at Basecamp Resort had everything you needed for a nice, quiet get away. Caramel Cottage, was beautifully decorated, spacious, very clean, and had all the amenities you'd need, including hot tub, new grill, firepit (smores were delicious) and cozy bed. The property has its own private lake, which they supply paddle boads, kayaks, paddles, life jackets, etc. Also numerous ponds and river access to the Guadeloupe River only about 1 min away. We saw lots of deer, squirrels, birds, baby and momma armadillos. (Even got to play with babies) Lots of places to walk and hike and best of all the place is dog friendly. The owners, Jeremy and Kelly were both great and made check in and out so easy. We had a wonderful stay and look forward to going back!

I cant find enough to say about our experience here., from the warm and quick communication from the property managers - to the beautiful surroundings of the location. The Cottage had all amenities and gorgeous décor. I cant wait to see this resort grow bigger and more popular. Will be returning for many years to come. #### Peaceful and quiet

We wanted a peace and quiet getaway and found this nice cottage. Just far enough out of town but close enough to Fredricksburg, Bandera and Kerrville. Would recommend this location if you are looking for a quiet relaxing getaway.
